The current 1 bedroom rate of about AED 3,920 per sq ft sits at the top of the Palm Jumeirah prime apartment band of AED 2,800 to 4,500 (2026 guides) and well above the island average of about AED 3,100. The listed rate of about AED 2,200 per sq ft would be a bargain on today's Palm and is not on offer. If you are quoted anything near AED 2 million for a Palm Beach Towers 1 bedroom, check whether it is a Nakheel unit or a resale, and check the DLD transaction record for the unit.

Nakheel's May 2026 release of "a limited collection of beachfront homes" means the developer still has inventory, at 2026 prices. Early buyers from 2021 also have units to sell, and their launch prices were lower, so a resale at a premium to launch but below Nakheel's list is possible.

Service charges are not published. Palm Jumeirah standard apartments run about AED 11 to 15 per sq ft a year, with luxury beachfront towers at AED 20 to 30 or more; a new Nakheel beachfront tower with pools and beach access will be in the upper band, so budget about AED 19,000 to 28,000 a year on a 943 sq ft unit. Location and connectivity

Palm Beach Towers stands at the base of the Palm trunk beside the Palm Gateway monorail station, which is the only Palm address with a rail link to the Red Line (via the Palm Jumeirah tram and metro interchange at Dubai Marina). Dubai Marina and JBR are about 5 to 10 minutes' drive, Nakheel Mall about 10 minutes up the trunk, Mall of the Emirates about 15 minutes, Downtown 25 to 30 minutes and Dubai International Airport about 35 minutes. Being at the entrance means you skip the trunk traffic that Crescent residents face every day.

The site faces the beach on the Marina side of the Palm, with the Dubai Marina skyline across the water. It is the busiest corner of the island, which is good for tenants and less good for quiet.

Amenities and specifications

Quoted: private beach access, pools, gyms, landscaped decks and retail at ground level across the three towers. Nakheel publishes construction progress for the project on its own website, which is unusual and useful. Interior specification, appliance brands and parking are not detailed in the sources we saw. About the developer

Nakheel is the master developer of Palm Jumeirah, Deira Islands (now Dubai Islands), Jumeirah Islands, Jumeirah Park and The Gardens among others, and is now part of Dubai Holding, the government-owned group. It is the one developer on the Palm whose title to the land is beyond question. Its history includes the 2009 to 2011 restructuring, after which projects were completed and delivered, and its recent record is of large-scale on-schedule delivery. For this project the signal to watch is the handover date, which has moved from Q1 2026 to Q4 2026 and Q1 2027 across sources.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 2.00 million entry price the 4% Dubai Land Department transfer fee is about AED 80,000 (USD 21,800), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. Ownership. Palm Jumeirah is freehold; a foreign national holds the title deed outright.

Remittance. At the current AED 3.7 million price, the total of about AED 3.85 million is more than four years of one person's USD 250,000 per financial year LRS limit (about AED 918,000), or about two years for a couple on a plan that runs to 2027. It is possible for a couple with planning; a single resident buyer would need a UAE mortgage for the balance. At the listed figure it would be far easier, but that price is not in the market. TCS applies above the annual threshold and is claimable in your Indian return.

Golden Visa. Every unit qualifies: even the listed figure of AED 2 million meets the threshold exactly, and current prices are well above it.

Yield and tax. No property or rental income tax in Dubai. Palm apartments return about 4.5 to 6.8 per cent gross in 2026 guides; a new beachfront 1 bedroom at the Palm's entrance, next to the monorail, should let easily at the middle of that range, so plan on 5 per cent gross and 3.5 to 4 per cent net after a beachfront service charge. Rent is taxable in India for a tax resident after the 30 per cent standard deduction.

Exit. Nakheel beachfront towers on the Palm are among the most liquid prime assets in Dubai. The risk is buying at the top of the 2026 band; a 1 bedroom at AED 3,920 per sq ft needs the Palm to keep rising to show a gain on resale.
