The catalogue row carries no price, so we print the current start that project pages show, AED 825K. It is a later figure than Kamdar's launch price of AED 640,000, which Arabian Business and Construction Week reported at the sales launch and groundbreaking. One page now prints a studio start of AED 875,888 and another AED 700K. None of these figures is a recorded sale, and they are not the developer's printed price list.

What the timing means. With handover due in early 2027, a buyer today pays the construction share within months and half the price at keys. A UAE mortgage can fund part of the handover payment for some buyers; arrange it early. A broker adds 2% plus VAT, about AED 17,325.
Service charge. Not published. JVC commonly runs about AED 10 to 18 per sq ft a year, about AED 3,940 to 7,090 on a 394 sq ft studio. A small building spreads the cost of its pool, gym and rooftop cinema over only 105 homes, so expect the upper half.
Location and connectivity
The building is in JVC District 13, inside Jumeirah Village Circle, between Al Khail Road and Sheikh Mohammed bin Zayed Road. Dubai Marina and JLT are about 15 minutes by road, Mall of the Emirates 10 to 15 minutes and Downtown about 20 minutes. Dubai Sports City and Motor City are the neighbouring communities, and Circle Mall is JVC's own mall.
There is no Dubai Metro station inside JVC; the nearest are on Sheikh Zayed Road, a 10 to 15 minute drive. District 13 is one of JVC's busier districts, with several large towers built or rising nearby, so a small building of 105 homes is the exception here.

For a building of 105 homes, the amenity list is long. The podium has an infinity pool, a lounge deck, a sports court and a children's play area; inside there is a gym and a fitness studio; and the roof has an open-air cinema and a barbecue area. Kamdar's launch material says the homes were designed by award-winning architects.
Plans are larger than the JVC norm. Studios run about 394 to 468 sq ft, one-bedrooms about 685 to 1,006 sq ft and two-bedrooms about 1,135 to 1,897 sq ft. The biggest two-bedrooms are close to three-bedroom size elsewhere in JVC.
No source publishes the number of floors, the finish schedule, appliance brands, whether units are furnished, parking per unit or the cooling arrangement. Ask for them with the floor plan. Final specification as per the SPA.
About the developer
Kamdar Developments, registered as Kamdar Property Development, describes itself as having four decades of property development across three continents, mostly high-end buildings for private buyers and its own investment portfolio. 105 Residences by Kamdar is its first project sold to public investors in the UAE, and Kamdar says it is funding the build entirely itself rather than relying on buyer payments alone.
The main contractor is Luxedesign (LDV), which says it has built more than 100 luxury residential projects in the region, and Savills Middle East advised on the project. That is a sound team, but Kamdar has no finished Dubai building a buyer can walk through, no handover record, and no published progress figure since mid-2025. The completion percentage on the DLD record is the fact to check.
For Indian buyers
Ownership. JVC is freehold and open to every nationality. During construction your purchase is an Oqood record at the DLD; after handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 33,000 on the entry studio.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 862,240, roughly USD 235,000, inside one person's allowance in total. The 50% handover payment, about AED 412,500 or USD 112,000, falls in one financial year, so plan it. TCS above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. Studios and one-bedrooms do not reach it; only the largest two-bedrooms might, and no source prices them.
Rent and tax. JVC returned about 6.6% gross in 2026 guides, studios 7% to 8.5%. At AED 825,000 a 7% return needs about AED 57,750 a year, high for a JVC studio, so 5.5% to 6% is more realistic. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.
