About Fairway Villas 2 Emaar South Dubai

Fairway Villas 2 is Emaar Properties' second golf-course phase at Emaar South, inside Dubai South — about 309 three- and four-bedroom homes of roughly 2,992 to 3,110 sq ft fronting the community's 18-hole championship course. The launch price on record is AED 3,210,000 (about Rs 8.27 crore), the plan is 10% on booking, 75% across the build and 15% at handover, and the handover date on record is Q4 2026.

Two things make this phase worth a careful read. The first is the developer: Emaar's delivery record is the strongest in Dubai, and it is what the premium buys. The second is a contradiction the sources leave sitting there — one tracker reports construction at 5.25% against a December 2026 handover, and those two numbers cannot both be true. This page prints the figures as the sources give them and says where the record is thin.

Emaar South townhouses (reference)Average 2,231 sq ftAverage 2,806,797; a second reading 3,175,672—See below

The reference rows disagree, and one disagrees with itself: a portal reporting Emaar South townhouses at an average AED 2,806,797 over 2,231 sq ft is reporting AED 1,258 per sq ft, while the same page prints "about AED 2,000 per sq ft". What holds up across sources is a median near AED 1,070 per sq ft for Emaar South villas, and Fairway Villas 2 at roughly AED 1,073 sits on it.

No source publishes a price split by bedroom count. A three- and a four-bedroom home inside a 278 to 289 sq m band cannot both start at AED 3,210,000, so ask Emaar for the price list by type rather than working from the headline.

Payment plan and total cost

10% on booking, 75% across construction, 15% at handover. There is no post-handover component, so the schedule ends when the key is handed over. Worked on the AED 3,210,000 launch price:

All in—About 3,344,000About Rs 8.61 crore

There is no annual property tax in Dubai and no VAT on a residential sale, so the 4% DLD transfer fee plus the fixed registration charges is the whole of the government cost. The service charge is the figure missing here — Emaar publishes no rate for this phase in anything we read. Ask for the budgeted rate per sq ft per year in writing before you book: on a 3,000 sq ft home, every AED 1 per sq ft is AED 3,000 a year.

Location and connectivity

Emaar South sits inside Dubai South, off Emirates Road (E611) with Sheikh Mohammed bin Zayed Road (E311) the second approach. The community guides put Al Maktoum International Airport (DWC) at about five minutes and Expo City Dubai at about ten. That is the thesis: Dubai's second airport is being expanded hard, and the districts around it were laid out to house the people who will work there.

The cost of being early is that nothing else is close. There is no metro in the community — the nearest station is UAE Exchange on the Red Line, about 17 km and a 15 to 20 minute drive away — and Downtown, Dubai Marina and the beaches are all long motorway runs. Emaar South is mid-build, so for several years after handover you will live next to other people's sites. Compare clusters inside the same district on our Dubai South page, or the wider market across all Dubai projects we track.

Amenities and specifications

The homes are three- and four-bedroom, over multiple floors, with private gardens and covered parking, fronting the community's 18-hole championship golf course — the one amenity that sets Emaar South apart from the rest of Dubai South. The master plan adds a clubhouse, parks, pools, a community centre and sports courts.

What is not published is the detail that decides how a home feels: no fit-out schedule, no appliance list and no kitchen specification appears in any source we read. Take the specification annexure of the SPA as the only binding list.

About the developer

Emaar Properties built Burj Khalifa, The Dubai Mall and Downtown Dubai, and master-planned Dubai Marina, Dubai Hills Estate and Dubai Creek Harbour. The delivery counts quoted across the portals vary because they measure different things — 186 projects and 68,900 units on one count, more than 108,000 residential units as of 2024 on another, over 180 completed buildings in Dubai on a third — but all are large, and Emaar's reputation for handing over near schedule is the best in the market.

The caution worth naming is scale: Emaar has roughly 47,000 units under construction at once, and Emaar South is a newer master community released cluster by cluster rather than a finished address. A strong record is a good reason to trust the date on the SPA; it is not a reason to skip checking it.

For Indian buyers

Any nationality. Emaar South is a designated freehold area: no local partner, no residence visa needed in order to buy, and the Dubai Land Department issues the title deed in your own name. On AED 3,210,000 the 4% DLD transfer fee is AED 128,400 (about USD 35,000). UAE banks lend non-residents roughly 50% to 60% of the price, which is why the developer payment plan carries most overseas purchases rather than a mortgage.

Money leaves India under the Reserve Bank of India's Liberalised Remittance Scheme — USD 250,000 per person per financial year, so a couple can send USD 500,000 in a year. AED 3.21 M is about USD 874,000, which needs two people across two financial years; the 10/75/15 schedule spreads the payments far enough to make that work, which is why you should map the instalment dates against April-to-March before signing. The purchase clears the AED 2 million Golden Visa threshold on a single home, the visa issued against the title deed once the DLD records the transfer.

There is no annual property tax in Dubai, no tax on the rent in the UAE, and no VAT on a residential sale. An Indian tax resident still declares the rent and any gain on sale in India, taking credit where a treaty allows. On yield we will not guess: no source publishes a rent for Fairway Villas 2, and Emaar South's villa rental record is short. Ask an agent for signed tenancy contracts in the first Fairway Villas phase before modelling a return.

On exit: Emaar resale is liquid because the brand is the first one an overseas buyer recognises. The risk is timing — Emaar South has a long release pipeline, and new phases at launch pricing compete directly with your resale. The buyer who does well here holds past the build-out rather than flipping into it.

Pros

  • Emaar's delivery record is the strongest in Dubai — over 108,000 homes delivered and a reputation for handing over close to schedule
  • No post-handover tail: 15% at handover ends the schedule, so the cost is known and finished
  • About AED 1,073 per sq ft at the entry size is at or below the AED 1,070 median one portal reports for Emaar South villas
  • Five minutes from Al Maktoum International Airport, the largest infrastructure bet in Dubai South
  • At AED 3.21 M the purchase clears the AED 2 M Golden Visa threshold outright

Cons

  • The 75% paid during construction is a heavy mid-schedule load — most of the money leaves before you have a key
  • One tracker shows construction at 5.25% against a Q4 2026 handover; the two readings cannot both be right and no source resolves them
  • No source we checked prints the DLD project number, the escrow bank or the service charge for this phase
  • No metro. The nearest station is about 17 km away and everything in the community is a car journey
  • Emaar South is still being built out, so you will live beside construction for years after handover
  • No source publishes a rent or a yield for Fairway Villas 2, so the investment case cannot be checked from public data

Who this is for

  • End users who want a three- or four-bedroom golf-course home and value Emaar's handover record above everything else
  • Buyers who want the whole cost settled at handover with nothing left running afterwards
  • Golden Visa buyers, since AED 3.21 M clears the AED 2 M threshold on a single home
  • Families betting on Al Maktoum International Airport and the Dubai South employment base over the next decade

Who should look elsewhere

  • Yield investors — no source publishes a rent for this project and villa yields in Dubai run below apartment yields
  • Anyone who needs a post-handover plan; 90% of the money is due before you get the key
  • Buyers who want a metro connection or a finished neighbourhood on day one
  • Anyone who cannot get the DLD construction-progress figure and the SPA completion date confirmed before booking

Our verdict

A fair buy for an end user who wants a golf-course home from the safest developer in Dubai and can fund 85% before handover. Not a yield purchase — no source prices the rent, and we will not invent one. Confirm the DLD construction-progress figure, the SPA completion date, and whether your floor plan is a villa or a townhouse before paying anything.

Inside the same community the later phases sit a tier above: Fairway Villas 3 starts at AED 4.39 M and Golf Lane at AED 4.48 M, both handing over in 2028. See also our projects page.

FAQs

What is the price of Fairway Villas 2?

The launch price on record is AED 3,210,000, which is about Rs 8.27 crore at AED 1 = Rs 25.75. At the 2,992 sq ft entry size that is roughly AED 1,073 per sq ft. Prices by bedroom count are not published by the sources we checked, so ask Emaar for the current price list.

What is the payment plan?

10% on booking, 75% in instalments across construction and 15% at handover. On AED 3,210,000 that is AED 321,000 down, AED 2,407,500 across the build and AED 481,500 at handover, plus a 4% DLD transfer fee of AED 128,400. There is no post-handover component.

When is the handover?

Q4 2026 is the date on record, and several sources narrow it to December 2026. Construction began in July 2023. One tracker still reports progress at 5.25%, which does not fit that date — check the Dubai Land Department's construction-progress figure on the Dubai REST app and the completion date in your SPA.

How big are the homes?

The developer prints 278 to 289 sq m of built-up area, which is about 2,992 to 3,110 sq ft. The mix is three- and four-bedroom homes and the phase is about 309 units.

Is Fairway Villas 2 registered with the DLD?

It is sold as a registered off-plan project through a DLD-approved escrow account, but none of the sources we read prints the project number or names the escrow bank. Look the project up on the Dubai REST app before you pay anything.

Does it qualify for the Golden Visa?

Yes. The UAE Golden Visa threshold is AED 2 million of property value and AED 3,210,000 clears it on a single home. The visa is issued against the title deed once the DLD records the transfer, so an off-plan buyer normally applies after handover unless the developer arranges it earlier.

What will I pay on top of the price?

The 4% DLD transfer fee — AED 128,400 on the entry price — plus an AED 40 Oqood registration fee on an off-plan unit and a DLD registration trustee charge of about AED 4,200 plus 5% VAT. There is no annual property tax in Dubai and no VAT on a residential sale. The service charge for this phase is not published; budget for it separately.

Can an Indian buyer own it, and how does the money leave India?

Yes — Emaar South is freehold, open to any nationality, with the title deed issued in your own name and no local partner needed. Money goes out under the Reserve Bank of India's Liberalised Remittance Scheme, USD 250,000 per person per financial year, so a couple can send USD 500,000 a year. AED 3.21 M is about USD 874,000, which needs two people across two financial years, and the 10/75/15 schedule spreads it far enough to make that work.

What rent or yield can I expect?

We will not guess. No source we checked publishes a rent or a gross yield for Fairway Villas 2, and Emaar South is young enough that its villa rental record is thin. Ask an agent for signed tenancy contracts in the neighbouring Fairway Villas phase before you model a return.

Is Fairway Villas 2 Emaar South D... Worth Buying?

Short answer

Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Emaar South, Dubai South (Dubai World Central) from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • →You want a long-term home or hold from a builder with a track record
  • →You are fine waiting for handover in return for better pricing
  • →Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • →You need the cheapest option in the area
  • →You need to move in right away
  • →You are chasing quick, short-term resale gains

Handover Timeline

The handover on record is Q4 2026, and several sources narrow it to December 2026. Construction began in July 2023 and the architect is Khatib and Alami. One project tracker still shows construction progress at 5.25%, which cannot be squared with a December handover — that reading is either stale or wrong, and only the Dubai Land Department's own construction-progress percentage on the Dubai REST app settles it. Check that figure and the completion date written into your SPA before you sign, because the difference between the two readings is years.

Investment Analysis

Why people look at Fairway Villas 2 Emaar South Dubai for investment is simple — it is in Emaar South, Dubai South (Dubai World Central), and this part of Dubai South (Dubai World Central) has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
Emaar's delivery record is the strongest in Dubai — over 108,000 homes delivered and a reputation for handing over close to schedule. No post-handover tail: 15% at handover ends the schedule, so the cost is known and finished. About AED 1,073 per sq ft at the entry size is at or below the AED 1,070 median that one portal reports for Emaar South villas.
Watch-outs
The 75% paid during construction is a heavy mid-schedule load — most of the money leaves before you have a key. One tracker shows construction at 5.25% against a Q4 2026 handover; the two readings cannot both be right and no source resolves them. No source we checked prints the DLD project number, the escrow bank or the service charge for this phase.
Rental demand
Homes in Emaar South, Dubai South (Dubai World Central) usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 3,210,000 (about Rs 8.27 Cr) is in line with what Emaar South, Dubai South (Dubai World Central) asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Emaar South, Dubai South (Dubai World Central) are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.

Resale Potential

Resale demand in Emaar South, Dubai South (Dubai World Central) is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Handover Risks

Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.

Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Locality Review

Emaar South, Dubai South (Dubai World Central) is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

Nearby Landmarks & Connectivity

Drive times From Emaar South, Dubai South (Dubai World Central), drive times depend on where the community sits on the Sheikh Zayed Road, Al Khail Road and Emirates Road grid: the central districts are 10 to 20 minutes from Downtown Dubai and DIFC on a normal day, the outer communities 30 to 45. Dubai International Airport (DXB) sits on the same spine, and Al Maktoum International (DWC) serves the south of the city.
Peak-hour traffic Sheikh Zayed Road and the Al Khail and Hessa Street interchanges run slower from about 7 to 9.30 in the morning and 5 to 8 in the evening. Keep an extra 15 to 20 minutes in hand on a working day, and count the Salik toll gates on your route - each crossing is AED 4 off-peak and AED 6 at peak.
Metro & rapid transit The Dubai Metro Red Line runs the length of Sheikh Zayed Road and the Green Line through Deira and Bur Dubai; a community away from the lines relies on RTA buses, taxis and its own cars. The Blue Line, due in 2029, adds Dubai Creek Harbour, Mirdif, Silicon Oasis, International City and Academic City.
Future infrastructure The Metro Blue Line, the widening of Hessa Street and Umm Suqeim Street, the Al Khail Road improvement works and the expansion of Al Maktoum airport are the projects that should cut travel times in the outer communities over the next few years.
Daily commute For a working family, school runs, the office and the weekend stay within a manageable radius: most communities have schools and a mall or retail strip inside or beside them, which is a large part of why they hold rental demand.

Connectivity is indicative. Ask us for exact distances and drive times.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — the 75% paid during construction is a heavy mid-schedule load — most of the money leaves before you have a key. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Emaar South, Dubai South (Dubai World Central) has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

About Emaar Properties

Emaar Properties logo
Emaar Properties

Emaar Properties is Dubai's largest listed developer and the one most buyers already know: it built Burj Khalifa, The Dubai Mall and Downtown Dubai, and master-planned Dubai Marina, Dubai Hills Estate and Dubai Creek Harbour. Delivery figures cited across the portals run from 186 projects and 68,900 units on one count to more than 108,000 residential units delivered as of 2024 and over 120,000 homes worldwide since 1997, with more than 180 buildings completed in Dubai; the counts differ because they measure different things, but all of them are large. Emaar's handover record is the best in the Dubai market by reputation, and it is the main reason a buyer pays an Emaar premium. Its pipeline is roughly 47,000 units under construction, so its site teams are stretched across a great many projects at once. Emaar South is one of its newer master communities and is being built out cluster by cluster.

Payment Plan

Developer plan as quoted at launch: 10% on booking, 75% in instalments across construction, 15% at handover. There is no post-handover component. On top of the price: the 4% DLD transfer fee, the AED 40 Oqood registration fee on an off-plan unit, and the DLD registration trustee charge of about AED 4,200 plus 5% VAT. Worked on the AED 3,210,000 launch price: AED 321,000 on booking, AED 2,407,500 across the build, AED 481,500 at handover, plus AED 128,400 of DLD fee — about AED 3.34 M all in before service charges. Final schedule as per the SPA.

Specifications

Three- and four-bedroom homes over multiple floors, fronting the Emaar South golf course, with private gardens and covered parking. Community amenities quoted for Emaar South include the 18-hole championship golf course and clubhouse, parks, pools, a community centre and sports courts. No fit-out schedule, appliance list or smart-home specification is published by the sources checked. Final specification as per the SPA.

💬 Our View

This is the sensible middle of Emaar South: a three- or four-bedroom home on a golf course at about AED 1,073 per sq ft, from a developer whose handover record is the reason most buyers pay its premium. The payment plan is honest rather than generous — 85% of the money is gone before the key, and there is no post-handover tail to soften it, which suits a cash buyer and punishes anyone stretching. The number that should worry you is not the price but the construction reading: a tracker showing 5.25% progress against a December 2026 handover is a contradiction, and it is the one thing you can settle for free on the Dubai REST app in five minutes. Emaar South itself is a ten-year bet on Al Maktoum International Airport and the Dubai South employment base, not a finished address. Nothing about the rental case is checkable from public data, so treat this as a home first. If the DLD progress figure backs the December date, this is a straightforward buy.

Frequently Asked Questions

What is the price of Fairway Villas 2? +
The developer prints 278 to 289 sq m of built-up area, which is about 2,992 to 3,110 sq ft. The mix is three- and four-bedroom homes and the phase is about 309 units.
Is Fairway Villas 2 registered with the DLD? +
It is sold as a registered off-plan project through a DLD-approved escrow account, but none of the sources we read prints the project number or names the escrow bank. Look the project up on the Dubai REST app before you pay anything.
Does it qualify for the Golden Visa? +
We will not guess. No source we checked publishes a rent or a gross yield for Fairway Villas 2, and Emaar South is young enough that its villa rental record is thin. Ask an agent for signed tenancy contracts in the neighbouring Fairway Villas phase before you model a return.

Final Verdict

A fair buy for an end user who wants a golf-course home from the safest developer in Dubai and can fund 85% before handover. Not a yield purchase — no source prices the rent. Confirm the DLD construction-progress figure, the SPA completion date and whether your unit is a villa or a townhouse before you pay a booking amount.
