About DAMAC Islands Al Yelayiss Dubai

DAMAC Islands is a 30 million sq ft master community in Dubailand holding 5,915 townhouses and villas across island-themed clusters — Maldives, Bora Bora, Seychelles, Hawaii, Bali and Fiji in the first phase, with Mauritius, Maui, Cuba, Barbados, Bermuda, Tahiti, Bahamas and Antigua following in the second.

Four-bedroom townhouses start at about AED 2.75 M (about Rs 7.08 crore) at roughly 2,185 sq ft, five-bedrooms run 2,829 to 3,158 sq ft, and villas reach about AED 18.9 M. The plan is 75/25 and handover starts from Q4 2028. One number frames the whole page: about AED 1,259 per sq ft for a new family house that clears the Golden Visa threshold at entry. Price and unit pricing

The source listing carries the project without a price. These are the developer's and portals' figures, and one of them has moved since the launch.

Phase two (Antigua cluster)Townhouse2.85 MAbout Rs 7.34 croreHandover June 2030

The AED 2.25 M figure still sits on a number of pages and is no longer what a townhouse costs. Prices have moved up by roughly half a million dirhams since launch — normal for a large scheme selling in phases, and a reason to work from a current cluster price list rather than any published headline.

On rate, about AED 1,259 per sq ft is competitive for new villa stock, and the more important point is what it buys: a genuine four-bedroom house of 2,185 sq ft, not a compressed layout. Against the established villa districts closer to town that is a real discount, and the distance from central Dubai is what you pay for it.

Payment and total cost

The structure on the clusters we could check is 75/25 — 75% across construction, 25% at handover. That is front-loaded by Dubai standards: most large villa schemes spread 60 to 70% over the build and leave more at completion. Here you fund three-quarters of the price before you have keys, across a build of two to four years.

Add 2% if you buy through a broker. Then the line nobody publishes: the community service charge. Lagoons, beaches, wave pools and an aqua dome are expensive infrastructure, and in a master community that cost comes back per square foot on every home. On a 2,185 sq ft townhouse, AED 4 against AED 8 per sq ft is nearly AED 9,000 a year, every year. Ask DAMAC for the estimate in writing.

Location and connectivity

Al Yelayiss 1 sits in Dubailand, the southern belt where most of Dubai's new villa communities have been built, on Sheikh Mohammed bin Zayed Road and Emirates Road. DAMAC Lagoons and DAMAC Hills are the neighbours, with Global Village nearby.

Be clear about the distances. Downtown Dubai is roughly 30 to 35 minutes on a clear road and the airport 35 to 40, with no metro announced for this sector. This is a car community, and the trade is space and price against time on the road — the reason the rate per square foot is what it is.

For DAMAC communities we already cover, see DAMAC Santorini and Mykonos at DAMAC Lagoons.

Amenities and specifications

Four- and five-bedroom townhouses and six- and seven-bedroom villas. The four-bed is around 2,185 sq ft with defined living and dining areas and private outdoor space; the five-bed runs 2,829 to 3,158 sq ft with a maid's room and, on some units, a larger plot. Villa sizes are not published.

The amenity programme is the selling proposition rather than the houses: more than 25 amenities on record, including crystal lagoons, private beaches, an aqua dome, wave pools, a wellness spa and a clubhouse. That is the reason to ask one specific question — which of these are contracted for delivery alongside my cluster's phase? In a community built over six years, headline facilities frequently complete later than the first homes, and an answer in the sale documents beats one in a brochure.

About the developer

DAMAC Properties is one of the largest private developers in Dubai and builds master communities at scale — DAMAC Hills, DAMAC Lagoons and now DAMAC Islands, which at 30 million sq ft and 5,915 homes is among the biggest schemes it has launched. It is a long-established, listed name, not a first-time developer.

The most useful fact for a buyer here is that DAMAC has delivered communities of exactly this type before, and you can go and see them. Visit DAMAC Lagoons and DAMAC Hills: walk the completed clusters, look at how the lagoons and amenity decks have been maintained a few years after handover, ask an owner what the community charge actually came to, and see how the early phases have aged.

The sources we checked do not publish DLD delivery-performance statistics for DAMAC, so those finished communities are the evidence available — and they are better evidence than any brochure or any page, including this one. Spend a Saturday on it before you commit AED 2.75 M.

For Indian buyers

This is freehold, so an Indian citizen can own here outright with a DLD title deed, in their own name. Dubai charges no annual property tax; the recurring cost is the community service charge, which on a scheme with this much shared infrastructure deserves the scrutiny set out above.

At about AED 2.75 M — roughly USD 750,000 — the purchase needs three people's USD 250,000 Liberalised Remittance Scheme allowances, or a schedule spread across three financial years. The 75/25 construction plan does that naturally: money leaves India in instalments over a two- to four-year build rather than in a lump. Plan the schedule against your financial years before you book, and keep the Schedule FA reporting in mind from the first payment.

On residency, this is the strong point. Every home in the community is above the AED 2 M Golden Visa property threshold, starting at about AED 2.75 M — and most Dubai stock at that price is an apartment, not a four-bedroom house. If a ten-year visa is part of why you are buying, this community delivers it at its entry price. On tax at home, rental income from Dubai is taxable in India for a resident at slab rates as income from house property with the standard 30% deduction, and the UAE takes nothing, so there is no credit to offset.

Pros

  • Every home clears the AED 2 M Golden Visa threshold, which is unusual at this entry price
  • About AED 1,259 per sq ft on a four-bedroom townhouse is competitive for new villa stock
  • Townhouses of 2,185 to 3,158 sq ft are proper family houses, not compressed layouts
  • A very large amenity programme — crystal lagoons, private beaches, wave pools, an aqua dome, a wellness spa
  • DAMAC has delivered comparable communities nearby that you can walk through before buying
  • A 30 million sq ft masterplan means its own retail and services rather than dependence on neighbours
  • Two phases and many clusters, so genuine choice on layout, price and handover date

Cons

  • The 75/25 plan is front-loaded — three-quarters of the price over a two- to four-year build
  • Handover is two to four years away and no construction-progress figure is published
  • Prices have already moved: AED 2.25 M still circulates against about AED 2.75 M now
  • No community service charge is published, and lagoons and wave pools are expensive to run
  • 5,915 homes is a very large supply of near-identical stock competing at resale and letting
  • Dubailand is car-dependent, with Downtown 30 to 35 minutes away and no metro
  • Villa sizes and prices above the townhouse range are not published

Who this is for

  • Families who want a new four- or five-bedroom house well below Dubai's established villa districts
  • Golden Visa buyers, for whom every home here clears the AED 2 M threshold
  • Buyers who want resort-style amenities and will actually use lagoons, beaches and clubhouses
  • Investors with a long horizon who can fund a front-loaded plan and wait for the community to mature

Who should look elsewhere

  • Buyers who need a home in the next two years
  • Anyone who cannot fund 75% before handover
  • Investors who need rental income soon, or who are wary of 5,915 competing homes at resale
  • People who need to be near central Dubai or on a metro line

Our verdict

DAMAC Islands is a large, well-priced villa community, and its clearest argument is one number: about AED 1,259 per sq ft for a new four-bedroom townhouse that clears the Golden Visa threshold at entry. Very little else in Dubai gives you a proper family house, a ten-year visa and resort infrastructure at AED 2.75 M. And unlike most off-plan sellers, DAMAC can show you finished versions of the same idea — walk DAMAC Lagoons and let the maintenance of its lagoons and amenity decks answer the quality question.

Three things need weighing. The plan is front-loaded, so 75% has to be genuinely available before handover. The scale cuts both ways: 5,915 homes means real retail and services eventually, and several thousand near-identical houses competing with yours when you let or sell. And the community charge is the great unknown — lagoons, beaches, wave pools and an aqua dome are expensive to run, that cost lands per square foot on every owner, and no figure is published. Get an estimate in writing, get the amenity delivery schedule for your cluster, and choose the cluster deliberately: it sets your price, your plan and your handover date.

FAQs

What does a home at DAMAC Islands cost?

The current starting price is about AED 2.75 M (about Rs 7.08 crore) for a four-bedroom townhouse of roughly 2,185 sq ft, which works out near AED 1,259 per sq ft. Five-bedroom townhouses run 2,829 to 3,158 sq ft, and villas go up to about AED 18.9 M. An earlier starting figure of AED 2.25 M still circulates on some pages — treat it as historic and ask for the current cluster price list.

What is the payment plan?

75/25 on the clusters we could check: 75% across construction and 25% at handover. On a AED 2.75 M townhouse that is about AED 2,062,500 during the build and AED 687,500 at completion, plus the 4% DLD fee of AED 110,000. It is front-loaded compared with most Dubai villa schemes, so make sure the construction-period funding is genuinely available.

When is handover?

From Q4 2028 for the first phase, with second-phase clusters running to Q4 2029 and June 2030. Which date applies depends entirely on the cluster you buy in — two buyers at DAMAC Islands can be two years apart. Get the anticipated completion date on your own Oqood registration rather than relying on the community's headline date.

What are the clusters?

The first phase has six island-themed clusters — Maldives, Bora Bora, Seychelles, Hawaii, Bali and Fiji. The second phase adds Mauritius, Maui, Cuba, Barbados, Bermuda, Tahiti, Bahamas and Antigua. Prices, plans and handover dates vary by cluster, so the cluster is the unit of decision here, not the community.

Does the purchase qualify for a Golden Visa?

Yes, and comfortably. Every home in this community is above the AED 2 M property threshold, starting at about AED 2.75 M. That is unusual at this entry price — most Dubai stock at AED 2.75 M is an apartment. Confirm the DLD-registered value of your specific unit as part of the application.

How big are the houses?

Four-bedroom townhouses come in at around 2,185 sq ft with defined living and dining areas and private outdoor space. Five-bedroom townhouses run 2,829 to 3,158 sq ft with a maid's room and larger plots on some units. Six- and seven-bedroom villa sizes are not published by the sources we checked.

What are the service charges likely to be?

None is published, and this is the question to press hardest. Crystal lagoons, private beaches, wave pools and an aqua dome are expensive infrastructure, and in a master community those costs come back as a community charge per square foot on every home. On a 2,185 sq ft townhouse, the difference between AED 4 and AED 8 per sq ft is nearly AED 9,000 a year. Ask DAMAC for the estimated figure in writing.

Will all the amenities be ready when my house is?

Not necessarily, and this is worth asking about explicitly. In a 30 million sq ft community built in phases, headline facilities frequently complete later than the first homes. Ask which amenities are contracted for delivery alongside your cluster's phase, and get the answer in the sale documents rather than from a brochure.

Who is the developer, and what is the record?

DAMAC Properties, one of Dubai's largest private developers, which has built master communities of this type before — DAMAC Hills and DAMAC Lagoons among them. The sources we checked do not publish DLD delivery-performance statistics for the company, so the best evidence available is the finished communities. Go and walk DAMAC Lagoons: look at the lagoons, the amenity decks and the common areas a few years after handover, and judge from that.

Can an Indian citizen buy here?

Yes. This is freehold, so any nationality can own outright with a DLD title deed. At about AED 2.75 M — roughly USD 750,000 — the purchase needs three people's USD 250,000 LRS allowances or a payment schedule spread across three financial years, which the 75/25 construction plan naturally does. It is one of the more straightforward large purchases to fund from India for that reason.

Is It Right For You?

For Investors

Steady rental demand and active resale in Al Yelayiss 1, Dubailand make it a sensible medium to long-term hold. Get a good entry price and the maths works better.

For End Users

Larger layouts, amenities and a settled neighbourhood suit families who actually want to live here, not just invest.

For NRIs

A RERA-registered project from a known builder is the safer pick when buying from abroad. We handle paperwork and updates remotely.

Schools, parks, security and open areas keep day-to-day family life easy.

For Senior Citizens

Green areas and nearby healthcare help — ask us about lower-floor units for easier access.

Is DAMAC Islands Al Yelayiss Duba... Worth Buying?

Short answer

Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Al Yelayiss 1, Dubailand from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • You want a long-term home or hold from a builder with a track record
  • You are fine waiting for handover in return for better pricing
  • Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • You need the cheapest option in the area
  • You need to move in right away
  • You are chasing quick, short-term resale gains

Possession Timeline

Handover for the first phase is on record from Q4 2028, with second-phase clusters running to Q4 2029 and June 2030 depending on which one you buy in. That is two to four years away, and the sources we checked do not publish a construction-progress figure for any cluster. Ask DAMAC for the DLD percentage recorded against the escrow account for your specific cluster, and for the anticipated completion date on your Oqood registration rather than the marketing quarter. On a scheme of 5,915 homes built in phases, the cluster you buy in matters more than the community's headline date: two buyers at DAMAC Islands can be two years apart on handover.

Investment Analysis

Why people look at DAMAC Islands Al Yelayiss Dubai for investment is simple — it is in Al Yelayiss 1, Dubailand, and this part of Dubailand has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
Every home here clears the AED 2 M Golden Visa property threshold, which is unusual at this entry price. About AED 1,259 per sq ft on a four-bedroom townhouse is competitive for new villa stock in Dubai. Four- and five-bedroom townhouses at 2,185 to 3,158 sq ft are proper family houses, not compressed layouts.
Watch-outs
The 75/25 plan is front-loaded - you fund three-quarters of the price over a two- to four-year build. Handover is two to four years away depending on cluster, and no construction-progress figure is published. Prices have already moved: AED 2.25 M still circulates as a starting figure against about AED 2.75 M now.
Rental demand
Homes in Al Yelayiss 1, Dubailand usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 2.75 M (about Rs 7.08 Cr) is in line with what Al Yelayiss 1, Dubailand asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Al Yelayiss 1, Dubailand are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Al Yelayiss 1, Dubailand is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently new launch. The build stage and finishing change month to month.

Locality Review

Al Yelayiss 1, Dubailand is one of the steadier addresses in the Gurugram market. Day-to-day life is easy here — schools, hospitals, markets and offices are close, the roads connect well to the rest of NCR, and there is a healthy mix of families and working professionals. It suits buyers who want a settled, well-linked neighbourhood rather than a far-out, still-developing pocket.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — the 75/25 plan is front-loaded - you fund three-quarters of the price over a two- to four-year build. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Al Yelayiss 1, Dubailand has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in Al Yelayiss 1, Dubailand.

Is it worth the price?

At around AED 2.75 M (about Rs 7.08 Cr) to start, it is priced in line with the Al Yelayiss 1, Dubailand market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

About DAMAC Properties

DAMAC Properties

DAMAC Properties is one of the largest private developers in Dubai and builds master communities at scale - DAMAC Hills, DAMAC Lagoons and now DAMAC Islands, which at 30 million sq ft and 5,915 homes is among the biggest schemes it has launched. It is a listed, long-established name rather than a first-time developer, and it has delivered communities of this type before, which is the most relevant fact for a buyer here: you can visit DAMAC Lagoons and DAMAC Hills, walk the completed clusters, look at how the lagoons and amenity decks have been maintained a few years after handover, and see how the earlier phases have aged. Do that before you commit. The sources we checked do not publish DLD delivery-performance statistics for DAMAC, so the finished communities are the evidence available, and they are better evidence than any brochure.

Payment Plan

A 75/25 structure on the clusters we could check: 75% across the construction period and 25% at handover. That is front-loaded by Dubai standards. Most large villa schemes spread 60 to 70% over construction and leave more at completion, so here you are funding three-quarters of the price before you have keys, over a two- to four-year build. On top of the price: the 4% DLD registration fee, the DLD's Oqood registration and admin charge, and a 2% broker commission if you buy through an agent. Worked on a AED 2.75 M four-bedroom townhouse: about AED 2,062,500 across construction and AED 687,500 at handover, plus AED 110,000 for the DLD fee - roughly AED 2,863,000 all in, about Rs 7.37 crore, before commission. Service charges start after handover and none is published. This is the line to think hardest about: crystal lagoons, private beaches, wave pools and an aqua dome are expensive infrastructure to run, and in a master community those costs sit in a community charge levied per square foot on every home. Ask DAMAC for the estimated community service charge in writing before you book - on a 2,185 sq ft townhouse the difference between AED 4 and AED 8 per sq ft is nearly AED 9,000 a year, every year.

Specifications

Four- and five-bedroom townhouses and six- and seven-bedroom villas across island-themed clusters. Four-bedroom townhouses come in at around 2,185 sq ft with defined living and dining areas and private outdoor space; five-bedrooms run 2,829 to 3,158 sq ft with a maid's room and, on some units, larger plots. Villa sizes are not published by the sources we checked. The amenity programme is the selling proposition rather than the houses: more than 25 amenities on record, including crystal lagoons, private beaches, an aqua dome, wave pools, a wellness spa and a clubhouse. Ask for the specification annexure to the sale and purchase agreement, and ask specifically which amenities are contracted for delivery in your cluster's phase - in a community this size, the headline facilities often complete in later phases than the first homes.

💬 Our View

DAMAC Islands is a large, well-priced villa community, and its clearest argument is one number: about AED 1,259 per sq ft for a new four-bedroom townhouse that clears the Golden Visa threshold at entry. Very little else in Dubai gives you a proper family house, a ten-year visa and resort infrastructure at AED 2.75 M. DAMAC has built communities like this before, and unlike most off-plan sellers it can show you finished ones - go and walk DAMAC Lagoons, look at how the lagoons and amenity decks have held up, and let that answer the quality question. Three things need weighing. The plan is front-loaded: 75% before handover on a build that runs two to four years, so the funding has to be genuinely there. The scale cuts both ways - 5,915 homes means real retail and services eventually, and it also means several thousand near-identical houses competing with yours when you let or sell. And the community charge is the great unknown: lagoons, beaches, wave pools and an aqua dome are expensive to run, that cost lands on every owner per square foot, and no figure is published. Get an estimate in writing before you book, and get the amenity delivery schedule for your specific cluster.

Common Concerns, Answered

🤔 Is the price too high?

Premium projects in Al Yelayiss 1, Dubailand do sit higher, but you pay for the builder, location and build quality. Compare the price per sq ft with one nearby project and it usually adds up — we will run that for you.

🤔 Will possession get delayed?

It is RERA-registered, so there is a committed date and compensation rules if the builder slips. We will share the delivery track record so you can judge the risk.

🤔 Is maintenance expensive?

Maintenance is per sq ft per month and scales with amenities. We give you the exact rate up front so it is in your budget, not a surprise.

🤔 Will it resell easily?

Resale in Al Yelayiss 1, Dubailand stays active on steady demand. A known builder and a good unit make selling later easier.

🤔 How much carpet area do I really get?

Loading (the gap between saleable and carpet area) varies by project. Ask us for the exact carpet area of the unit you like so you compare like for like.

🤔 Is the rent worth it?

Yields here are modest but steady, helped by nearby offices and schools. If rent is your goal, we will point you to the units that lease out fastest.

Frequently Asked Questions

What does a home at DAMAC Islands cost? +
An earlier starting figure of AED 2.25 M still circulates on some pages - treat it as historic and ask for the current cluster price list.
What is the payment plan? +
From Q4 2028 for the first phase, with second-phase clusters running to Q4 2029 and June 2030. Which date applies depends entirely on the cluster you buy in - two buyers at DAMAC Islands can be two years apart. Get the anticipated completion date on your own Oqood registration rather than relying on the community's headline date.
What are the clusters? +
The first phase has six island-themed clusters - Maldives, Bora Bora, Seychelles, Hawaii, Bali and Fiji.
Yes, and comfortably. Every home in this community is above the AED 2 M property threshold, starting at about AED 2.75 M. That is unusual at this entry price - most Dubai stock at AED 2.75 M is an apartment. Confirm the DLD-registered value of your specific unit as part of the application.
How big are the houses? +
DAMAC Properties, one of Dubai's largest private developers, which has built master communities of this type before - DAMAC Hills and DAMAC Lagoons among them.
Yes. This is freehold, so any nationality can own outright with a DLD title deed. At about AED 2.75 M - roughly USD 750,000 - the purchase needs three people's USD 250,000 LRS allowances or a payment schedule spread across three financial years, which the 75/25 construction plan naturally does. It is one of the more straightforward large purchases to fund from India for that reason.

Final Verdict

Good value for a family buyer or a Golden Visa purchase who can fund a front-loaded plan and wait until 2028 or later. Choose the cluster carefully - it determines your price, your plan and your handover date - and insist on a written estimate of the community service charge and the amenity delivery schedule before you book.
