Sources differ by a few per cent on the one and two-bedroom starting prices — AED 1.15 million against 1.165 million, and AED 1.53 million against 1.6 million — which is the normal gap between a launch list and a later release. Location and connectivity
DLRC sits in Dubailand between Sheikh Mohammed Bin Zayed Road (E311) and Al Ain Road (E66), with Dubai Silicon Oasis next door for offices, supermarkets and clinics and Dubai Academic City providing a steady flow of student and staff tenants. Global Village and the Dubailand attractions lie to the south. Samana's own description leans on the highway links, and that is fair: this is a car community.
There is no Dubai Metro station in DLRC and no published plan for one, which limits the tenant pool to people who drive. The community is a mix of established rental blocks and new towers, with several more Samana schemes under construction nearby, so expect building work around the tower for some years after handover. None of the sources we found gives drive times from the site, and we do not guess them.

Amenities and specifications
The private balcony pool is the product, and it comes in every one of the 538 homes, which are delivered semi-furnished. Samana describes the setting as wide boulevards and open greens with urban conveniences close by. The building is a ground floor, three podium parking levels and 17 residential floors.
Not published: the shared amenity list, the size of each balcony pool, the fit-out and appliance schedule, parking per unit and the escrow bank. Ask for the plan of the specific unit, because pool size and position vary with the layout. Final specification as per the sale and purchase agreement.
About the developer
Samana Developers, established in 2016, is a mid-market Dubai builder that has made the private pool in the apartment its signature. In April 2026 it began handing over Samana Santorini, 157 units in Dubai Studio City, and in July 2026 it handed over Samana Miami to 89 homeowners. It says it is targeting six handovers in 2026 and eleven in 2027.
The sales side is much bigger. Samana recorded USD 1.9 billion of gross sales and 16 launches in 2025, ranks as about the fifth largest off-plan seller in Dubai, and launched five more projects worth Dh1.9 billion in April 2026. A developer launching this much faster than it hands over is common in Dubai, and the delivered buildings are real, but it is the reason to check this tower's own progress on the Dubai REST app rather than rely on the brand.
For Indian buyers
Ownership. DLRC is freehold and open to every nationality, resident or not, with the title deed issued in your name by the Dubai Land Department. The UAE charges no annual property tax and a residential sale does not attract VAT, so the government cost is the 4% DLD transfer fee — AED 27,720 on the studio — plus the AED 40 Oqood fee.
Remittance and Golden Visa. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The studio's AED 693,000 is about USD 189,000, so one person can fund it inside a single year's allowance, and on this plan the money leaves India over several years anyway. Yield and tax. Oliva's DLRC investor guide puts rents at AED 30,000 to 55,000 a year and advertised gross yields at 7% to 9.5%. Take the service charge and the pool's upkeep off first, and remember that 289 studios in one tower will set each other's rents.
