About Danube Viewz Jumeirah Lake Towers Dubai

Viewz is Danube Properties' pair of 50-storey towers in Jumeirah Lake Towers, linked by a sky bridge and holding 1,120 homes — studios to 3 BHK, plus 3 to 5 BHK sky villas and presidential suites — all with furnished interiors designed by Aston Martin. The source listing shows the 4 to 5 BHK sky villas from AED 8.32 M (about Rs 21.42 crore); the project as a whole starts at about AED 950,000.

The unavoidable fact is the date. Portals printed handover for Q2 2026 and the source listing for February 2026; both have passed, no source we checked reports the towers delivered, and one data page still shows 30% progress. Danube's record says the building will be finished — 28 projects delivered by mid-2025 — and the same record says its dates slip. This page prices the sky villa as listed and tells you what to confirm before you pay anything.

Two things stand out. The AED 8.32 M on the source listing is above the AED 6 M that portals print as the sky-villa entry, which may reflect a larger or higher unit, a later release, or both — ask which. And no source prints the sky-villa areas, so the only check available is arithmetic in reverse: at JLT's AED 1,960 per sq ft average, AED 8.32 M buys about 4,250 sq ft, which is a plausible 4 to 5 BHK. If the unit is much smaller than that, the branded interior is doing a lot of work in the price.

Payment plan and total cost

Danube's plan: 10% on booking, instalments to 65% by handover, then 35% at 1% a month over 35 months. Worked on the AED 8.32 M listed sky villa:

StageShareAEDRupees (at 25.75)

Total before service chargesAbout 8.65 MAbout Rs 22.28 crore

With the printed handover date past, the instalments to 65% may already be fully due on a new booking; ask for the live schedule. The service charge is not published; a branded, furnished, twin-tower scheme with pools, a spa and sky lounges will sit at the upper end of JLT's range, and on a 4,000-plus sq ft sky villa it is a large annual sum that does not stop when the unit is empty.

Location and connectivity

Jumeirah Lake Towers is the established high-rise district opposite Dubai Marina, built around three lakes and served by two Red Line metro stations, DMCC and Sobha Realty. The DMCC free zone in Almas Tower is the employer base; Marina and JBR beach are 5 to 10 minutes; Palm Jumeirah about 15. JLT's average price rose 8 to 10% in the year to Q1 2026 to about AED 1,960 per sq ft, and gross yields run 6.5 to 8.5%.

Viewz's two towers add 1,120 homes to one cluster at once, which is the district's main supply event of the year. For ready JLT stock from a developer with a completed record, see MAG's MBL Residence in Cluster K; for another tower in handover, Me Do Re 2. See all Dubai projects we track and the projects list.

Amenities and specifications

Furnished interiors designed under licence from Aston Martin throughout, from studios to the sky villas and presidential suites. Amenities quoted: infinity pools, a gym and spa, sky lounges at the bridge level connecting the two towers, children's areas and retail at the base. That is a full package for the segment, and the bridge-level lounges are a genuine feature.

Not published: sky-villa layouts and areas, terrace sizes, parking allocation, the furniture schedule or the service-charge budget. Ask for the floor plan with areas and the furniture inventory as SPA annexes. Final specification as per the SPA.

About the developer

Danube Properties is the development arm of Danube Group, a Dubai building-materials business, and one of the city's largest mid-market developers. By mid-2025 it had delivered 28 projects with 16 under construction and an 87.5% launch-to-delivery ratio, with early handovers reported on Pearlz (six months) and Gemz (five months). In July 2026 it announced 11 handovers over the following 12 months, one of its largest delivery years.

The other half of the record: a developer-data index records 44% of its 19 reviewed schedules met on time, ranking it 88th among Dubai developers. Read the two together and you get an accurate picture — Danube completes what it launches, and the completion date is an estimate. For Viewz, that means asking whether it is on the 11-project list and getting the SPA date, rather than relying on the portals' Q2 2026.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 8.32 million entry price the 4% Dubai Land Department transfer fee is about AED 332,800 (USD 90,600), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

JLT is freehold, so a foreign buyer holds the title outright. AED 8.32 M is about USD 2.27 M — nine LRS allowances of USD 250,000 — so several family members over two or three financial years, with the 35-month tail spreading AED 2.91 M of it after handover. The purchase clears the AED 2 M Golden Visa threshold four times over; the studios and 1 BHKs in the same towers do not.

No UAE tax applies to the property or rent; an Indian tax resident declares the rent and any sale gain in India. On income: JLT's 6.5 to 8.5% gross yields are earned on studios and 1 BHKs; a AED 8.32 M furnished sky villa lets to a small pool of corporate and family tenants at a much lower yield, and its service charges are large. Buy it as a home or a visa asset.

On exit: a branded sky villa in a metro-served district is a saleable asset, but it competes with Marina and Palm penthouses at the same money. The 1,120-unit supply wave at handover is the time not to sell; hold past it.

Pros

  • A metro-served, lakeside, established district opposite Dubai Marina, with JLT prices up 8 to 10% in a year
  • A 1%-a-month plan that leaves 35% to be paid after you have the keys
  • Danube's volume record: 28 projects delivered, 16 under way, and a sell-out history
  • Furnished, branded interiors that let or resell without a fit-out
  • Sky villas are rare in JLT — a 4 to 5 BHK with terraces in a tower district
  • Well above the Golden Visa threshold

Cons

  • The printed Q2 2026 handover has passed with no reported delivery, and one data page still shows 30% progress
  • Danube's on-time record is 44% on a data index despite its strong completion record — plan for a slip
  • 1,120 units in two towers is a lot of supply landing in one JLT cluster at once
  • Sky-villa sizes are not published, so AED 8.32 M cannot be checked against JLT's AED 1,960 per sq ft
  • Furnished, branded interiors carry higher service charges and date faster than a plain fit-out
  • AED 8.32 M is about USD 2.27 M — nine LRS allowances — for a unit whose rental market at that size in JLT is thin

Who this is for

  • Buyers who want a large furnished penthouse-style home in a metro-served district and can pay 35% from rent or income after handover
  • Golden Visa buyers who prefer JLT's location to a new district
  • Investors in the studio-to-2 BHK part of the building, where JLT's 6.5 to 8.5% yields apply
  • Buyers who verify the handover status before paying, and treat the printed date as past

Who should look elsewhere

  • Anyone who needs a fixed handover month — the printed one has already gone
  • Yield investors at sky-villa level: a AED 8.32 M unit in JLT will not return the district's headline yield
  • Buyers who want a low-density building; this is 1,120 homes
  • Anyone who will not get the unit size and the RERA progress figure in writing first

Our verdict

A conditional buy for a family or visa buyer who wants a large furnished home in JLT and accepts a Danube delivery date as approximate. Confirm handover status, the unit's area and the DLD project number before paying; for yield, look at the smaller units in the same towers instead.

FAQs

What is the price of Danube Viewz?

The source listing shows the 4 to 5 BHK sky villas from AED 8.32 M (about Rs 21.42 crore). The project as a whole starts at about AED 950,000 for a studio, and portals print sky villas from about AED 6 M. Sky-villa sizes are not published, so ask for the area before comparing with JLT's AED 1,960 per sq ft average.

What is the payment plan?

10% on booking, instalments to 65% by handover, then 35% at 1% a month over 35 months. On AED 8.32 M that is AED 832,000 down, about AED 4.58 M by handover and AED 83,200 a month for 35 months, plus a 4% DLD fee of AED 332,800.

When is the handover?

Portals printed Q2 2026 and the source listing February 2026; both have passed and no source reports the towers handed over. Danube announced 11 handovers over the 12 months from July 2026; ask whether Viewz is among them and get the SPA date.

Who is Danube and what is their record?

Danube Properties had delivered 28 projects by mid-2025 with 16 under construction and an 87.5% launch-to-delivery ratio, with some early handovers. A developer-data index records 44% of its schedules met on time, so completion is reliable and dates are not.

Is it RERA registered?

Danube sells registered projects with escrow accounts, but none of the sources we checked prints the Viewz project number. Verify on the Dubai REST app.

What yield can I expect?

JLT yields 6.5 to 8.5% gross on 2026 guides, driven by studios and 1 BHK at about AED 1,960 per sq ft. A AED 8.32 M sky villa lets to a much smaller tenant pool; budget a gross yield in the low single digits and treat it as a home or visa asset.

Does it qualify for the Golden Visa, and how does an overseas buyer pay?

Yes — AED 8.32 M is far above the AED 2 M threshold. JLT is freehold. AED 8.32 M is about USD 2.27 M, nine LRS (the Reserve Bank of India's Liberalised Remittance Scheme) allowances of USD 250,000, so several family members over two or three financial years; the 35-month tail spreads AED 2.91 M of it. Buyers of any other nationality can own on the same terms: Dubai's designated freehold areas are open to all nationalities, there is no residency requirement and no local partner, and the Land Department issues the title deed in your own name.

What does 'Aston Martin interiors' mean?

The apartments and sky villas are sold furnished with interiors designed under a licence from Aston Martin — a branded fit-out. It is a marketing and resale differentiator; it also raises service charges and is not a structural feature.

Is It Right For You?

For Investors

Steady rental demand and active resale in Jumeirah Lake Towers (JLT) make it a sensible medium to long-term hold. Get a good entry price and the maths works better.

For NRIs

A RERA-registered project from a known builder is the safer pick when buying from abroad. We handle paperwork and updates remotely.

For Senior Citizens

Green areas and nearby healthcare help — ask us about lower-floor units for easier access.

Is Danube Viewz Jumeirah Lake Tow... Worth Buying?

Short answer

Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Jumeirah Lake Towers (JLT) from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • You want a long-term home or hold from a builder with a track record
  • You are fine waiting for handover in return for better pricing
  • Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • You need the cheapest option in the area
  • You need to move in right away
  • You are chasing quick, short-term resale gains

Possession Timeline

Portals print Q2 2026 (June 2026) and the source listing prints February 2026, both past. As of September 2026 no source we checked reports Viewz handed over; one property-data page still shows 30% construction progress, which is stale or a sign of a slipped schedule. Danube announced in July 2026 that it would hand over 11 projects in the following 12 months. Ask Danube whether Viewz is on that list and for the SPA date and the RERA progress figure.

Investment Analysis

Why people look at Danube Viewz Jumeirah Lake Towers Dubai for investment is simple — it is in Jumeirah Lake Towers (JLT), and this part of Jumeirah Lake Towers (JLT) has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
A metro-served, lakeside, established district opposite Dubai Marina, with JLT prices up 8 to 10% in a year. A 1%-a-month plan that leaves 35% to be paid after you have the keys. Danube's volume record: 28 projects delivered, 16 under way, and a sell-out history.
Watch-outs
The printed Q2 2026 handover has passed with no reported delivery, and one data page still shows 30% progress. Danube's on-time record is 44% on a data index despite its strong completion record — plan for a slip. 1,120 units in two towers is a lot of supply landing in one JLT cluster at once.
Rental demand
Homes in Jumeirah Lake Towers (JLT) usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 8.32 M (about Rs 21.42 Cr) is in line with what Jumeirah Lake Towers (JLT) asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Jumeirah Lake Towers (JLT) are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Jumeirah Lake Towers (JLT) is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently under construction. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

Locality Review

Jumeirah Lake Towers (JLT) is one of the steadier addresses in the Gurugram market. Day-to-day life is easy here — schools, hospitals, markets and offices are close, the roads connect well to the rest of NCR, and there is a healthy mix of families and working professionals. It suits buyers who want a settled, well-linked neighbourhood rather than a far-out, still-developing pocket.

Peak-hour traffic Like the rest of NCR, mornings and evenings run slower. Keep an extra 15 to 20 minutes in hand during office rush on the main roads.
Metro & rapid transit Metro and rapid-metro stops are within a short drive, and the network keeps growing across Gurugram, which helps daily movement.
Future infrastructure Road widening, new expressway links and planned metro extensions in this belt should cut travel times further over the next few years.
Daily commute For a working family, school runs, office and weekend outings stay within a manageable radius — a big reason this corridor holds demand.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — the printed Q2 2026 handover has passed with no reported delivery, and one data page still shows 30% progress. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Jumeirah Lake Towers (JLT) has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in Jumeirah Lake Towers (JLT).

Is it worth the price?

At around AED 8.32 M (about Rs 21.42 Cr) to start, it is priced in line with the Jumeirah Lake Towers (JLT) market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

About Danube Properties (Danube Group)

Danube Properties (Danube Group)

Danube Properties is the development arm of Danube Group, a Dubai building-materials business, and one of the city's largest mid-market developers. By mid-2025 it had delivered 28 projects with 16 under construction and an 87.5% launch-to-delivery ratio; it reports early handovers on Pearlz (six months) and Gemz (five months) and in July 2026 announced 11 handovers over the following 12 months. A developer-data index records the other side: 44% of its 19 reviewed schedule observations met on time, ranking it 88th among Dubai developers. It finishes buildings; it does not always finish them on the printed date.

Payment Plan

Developer plan as quoted: 10% on booking, instalments during construction to reach 65% by handover, then 35% paid at 1% of the price per month over 35 months after handover (sources also describe it as 65/35 with 10% down, 53% in construction and 36% after). On top: 4% DLD registration fee and the fixed Oqood and admin fees. On the AED 8.32 M sky villa: AED 832,000 on booking, about AED 4.58 M in instalments to handover, then AED 83,200 a month for 35 months (AED 2.91 M), plus AED 332,800 DLD fee — about AED 8.65 M before service charges. Final schedule as per the SPA.

Specifications

Furnished apartments and sky villas with interiors designed by Aston Martin, the first such collaboration in Dubai. Amenities quoted: infinity pools, gym, spa, sky lounges on the bridge level, children's areas and retail at the base. Sky-villa layouts, sizes, terrace areas and parking allocation are not published in the sources checked. Final specification as per the SPA.

💬 Our View

Viewz is a big, branded, well-located Danube tower with the developer's usual two truths attached: it will almost certainly be finished, and it is probably later than the brochure. The printed handover has already passed without a reported delivery, which is the first thing to resolve. The sky villa on the source listing at AED 8.32 M is a niche product — a 4 to 5 BHK in a 1,120-unit JLT tower — whose size is not published and whose tenant pool is thin; the studios and 1 BHKs below it are the part of the building that behaves like a JLT investment. If you want the sky villa, buy it as a furnished family home with a metro outside and a visa attached, after the size and the completion status are in writing.

Frequently Asked Questions

What is the price of Danube Viewz? +
Portals printed Q2 2026 and the source listing February 2026; both have passed and no source reports the towers handed over. Danube announced 11 handovers over the 12 months from July 2026; ask whether Viewz is among them and get the SPA date.
Who is Danube and what is their record? +
Danube Properties had delivered 28 projects by mid-2025 with 16 under construction and an 87.5% launch-to-delivery ratio, with some early handovers. A developer-data index records 44% of its schedules met on time, so completion is reliable and dates are not.
Is it RERA registered? +
Danube sells registered projects with escrow accounts, but none of the sources we checked prints the Viewz project number. Verify on the Dubai REST app.
What yield can I expect? +
The apartments and sky villas are sold furnished with interiors designed under a licence from Aston Martin — a branded fit-out. It is a marketing and resale differentiator; it also raises service charges and is not a structural feature.

Final Verdict

A conditional buy for a family or visa buyer who wants a large furnished home in JLT and accepts a Danube delivery date as approximate. Confirm handover status, the unit's area and the DLD project number before paying; for yield, look at the smaller units in the same towers instead.
