Diamondz is Danube Properties' tallest project: a 65-storey tower in Jumeirah Lake Towers, two blocks on one podium holding about 1,200 fully furnished apartments (1,219 on propsearch) from studios to 4 BHK, at an AED 2.4 billion project value. Studios of 472 sq ft start at AED 1,383,000 (about Rs 3.56 crore) and one-bedrooms at AED 1,947,000, on a 70/30 plan with 1% monthly instalments. Construction started in September 2024 and handover is on record for Q4 2027.
The catalogue row carries no community and no price, so both come from the search trail. It shows the most expensive rate in JLT: about AED 2,930 per sq ft on the studio, roughly 50% above the district's Q1 2026 average, on a list up about 25% since the 2024 launch. The furnished specification, the metro and the branded gym are what the premium buys; whether it holds at resale is the open question.

Three starting prices are in print. Danube's own site and launch release quote studios from about AED 1.1 million; EZRE prints from AED 1.4 million; agency pages quoting "Danube's published prices" print the studio at AED 1,383,000 and the 1 BHK at AED 1,947,000, and Square Yards' AED 3,761,000 reads as a larger unit. This page carries AED 1,383,000 as the latest list and AED 1.1 million as the launch price; the source listing prints none. Danube's price list by floor settles it.
The 1 BHK is 11% cheaper per foot than the studio. JLT's average rose 8 to 10% in the year to Q1 2026 on Oliva's guide; Danube's own Viewz, 1,120 homes handing over in JLT now, is listed from AED 8.32 million on the page we track and was priced on the same furnished, branded logic. Diamondz asks Marina rates for a JLT address; the metro is the argument for paying them.
Payment plan and total cost
70/30 with 1% monthly is how most sources print it — 10% on booking, 1% a month through construction, 30% at handover. Also in print: a 60/40 with the 40% paid post-handover at 0.5% a month over 60 months, a 50/10/40 and a "100-month plan", the same 1%-a-month idea named by its length. The SPA names the one that applies. On the entry studio under the 10/60/30 reading:

At 1% the instalment is AED 13,830 a month, and 14 months of it to November 2027 covers about 14% of the price, not 60%. Either the construction slice falls due in larger milestone instalments, or most of the run sits after handover, as in the 60/40: AED 6,915 a month for five years, paid to Danube rather than into escrow. Ask for the schedule with dates, not percentages.
No service-charge budget is published; with this amenity list it will sit at the upper end of JLT's range, first billed in 2028. Ask for it as an SPA annex.
Location and connectivity
Jumeirah Lake Towers is the high-rise district opposite Dubai Marina, served by two Red Line stations, DMCC and Sobha Realty, with the DMCC free zone in Almas Tower as its employer base. Dubai Marina and JBR beach are 5 to 10 minutes away, Palm Jumeirah about 15, Al Maktoum airport and Expo City 20 to 25 and DXB about 30. Danube sells the tower on its views of Marina Walk and Jumeirah Islands.
The district's supply event is Danube's own: Viewz is on its July 2026 list of 11 handovers over 12 months, and Diamondz adds about 1,200 more furnished units in 2027-2028. For a furnished apartment at under half the money, HMB's Beverly Residence in JVC starts at AED 725,000 at about AED 1,660 per sq ft, a low-rise with no metro. Amenities and specifications
Quoted: fully furnished apartments with rain showers and private pools on some units. On the podium and roof: a gym fitted with Salman Khan's Being Strong equipment — Danube says it is the first developer to install the range — pools, a health club, a sky deck with yoga, a sports arena, landscaped gardens and concierge. The furnished specification is what lets this studio compete with the Marina for tenants.
Not published: the furniture schedule, parking allocation, the split of units between the blocks, which floors carry the pool apartments, the service-charge budget or the escrow bank. Ask for the floor plan and furniture inventory as SPA annexes.
About the developer
Danube Properties is the development arm of Danube Group, a Dubai building-materials business. By mid-2025 it had delivered 28 projects with 16 under construction and an 87.5% launch-to-delivery ratio; one DLD-based tracker counts 20 completed projects and 8,230 units delivered. It reports early handovers on Pearlz (six months), Gemz (five months) and Opalz, and in July 2026 announced 11 handovers over 12 months, Viewz 1 and 2 among them.
The other half: a developer-data index records 44% of its 19 reviewed schedules met on time, ranking it 88th in Dubai, and the same tracker shows three active projects past their date. Danube completes what it launches; the date is an estimate. For a tower about 9.5% built in August 2025, read November 2027 as 2028 and get the completion clause and grace period into the SPA.
For Indian buyers
Ownership. JLT is freehold, with the title deed in your own name. There is no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 55,320 on the entry studio — plus the AED 40 Oqood fee and trustee charges.
Golden Visa and remittance. The AED 2 million threshold splits the tower: the studio misses it by AED 617,000, the 1 BHK by AED 53,000 — close enough that a higher floor may cross it — and every 2 BHK and larger clears it. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year, and AED 1,383,000 is about USD 377,000: two allowances for one person, or one year for a couple. The 60-month post-handover option spreads the tail across five financial years; tax collected at source above the current threshold is credited against your Indian tax.
Yield and exit. Nothing lets before 2028. JLT's gross yields run 6.5 to 8.5% on Oliva's 2026 guide, but the entry studio would need AED 90,000 to 118,000 a year in rent to reach them, above what most JLT studios fetch today. On exit, Viewz's 1,120 units next door add to the supply every seller competes with. Rent and capital gains are taxable in India for a tax resident: rent as income from house property with the standard 30% deduction, and the apartment goes into Schedule FA of your return.

Diamondz is Danube selling JLT at a price JLT has not seen, on a tower about 9.5% built against a November 2027 date. What that buys is real: a furnished apartment on a Red Line address ten minutes from the Marina, a plan that can run 60 months past handover, and a developer that has finished 28 projects. The unit to buy, if any, is the 2 BHK, which clears the Golden Visa line at a lower rate per foot; the AED 1.38 million studio needs a furnished rent premium the district has not proved. Get the plan, the furniture inventory and the escrow account into the SPA, and read November 2027 as 2028.

Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation.
