Price and unit pricing

Two portal price lists are in circulation, one dated July 2024 and one undated but with slightly different sizes. They agree within a few per cent on every unit type. PropertyPistol's AED 1.2 million is the outlier for a studio, and in our reading it is a 1 bedroom price attached to a studio label. Ask the developer for the current list with unit numbers on it before you compare.

The JVC median transacted price was AED 1,347 per sq ft in July 2026 on DLD data (RE/MAX Hub). Midora's studios and 1 bedrooms are 10 to 30 per cent above that, which is normal for a new tower with a podium park against a median that includes ten-year-old buildings. The 2 and 3 bedroom units land close to or below the median on rate, so the larger units are the better-priced ones here on a per sq ft basis. One portal prints "AED 3,050 per sq ft" for this project; that is the AED 1.2 million figure divided by a studio size and should be ignored.

Payment plan and total cost

The launch plan was 60/40. Brokers now quote 10 per cent on booking, 50 per cent during construction and 40 per cent on handover, and one lists a post-handover option in which 20 per cent is paid over 10 months after keys. On a studio bought at the portal price of AED 619,300 the same plan comes to about AED 644,100 with the DLD fee. Service charges in JVC run AED 13 to 22 per sq ft a year; a 49-storey tower with pools, a podium park and retail will be at the upper end, so budget about AED 8,000 to 9,000 a year on a 394 sq ft studio and AED 16,000 to 19,000 on an 890 sq ft 1 bedroom. The actual rate is set by the DLD-approved budget after handover. Final plan and fees as per the SPA.

Location and connectivity

District 13 is on the south-western side of JVC, close to the Al Khail Road and Hessa Street exits. Drive times from JVC in normal traffic are about 15 to 20 minutes to Dubai Marina and JBR, 15 minutes to Mall of the Emirates, 20 to 25 minutes to Downtown and Business Bay and 25 to 30 minutes to Dubai International Airport. There is no metro in JVC; the nearest Red Line stations are Mall of the Emirates and Dubai Internet City.

JVC has Circle Mall, JSS International School, clinics and hundreds of small shops, and it is the busiest apartment resale market in Dubai by transaction count. It is also still being built: a 43 to 49 storey tower is tall for the district, so the views will be good, but the plots around it are not all developed and construction traffic is a fact of life for the next few years.

Amenities and specifications

Quoted: swimming pools, a gym, a children's playground, walking and jogging paths, private barbecue zones, a podium park and ground-floor retail. Nikken Sekkei is named as design architect, which is unusual at this price point. Fit-out grade, appliance brands and parking ratios are not published; assume one bay per apartment and confirm in writing. Final specification as per the SPA.

About the developer

QUBE Development is registered with the Dubai Land Department as developer number 1692 as of August 2023 and is part of DHG Investments. Its first completed building is Cubix Residences in JVC, which sold out and has been handed over. The current pipeline is Midora in JVC, Arisha Terraces in Dubai Studio City (delivery quoted Q4 2027) and Elire in Business Bay (Q2 2029). The company says it has acquired more than 623,000 sq ft of land and plans AED 2.6 billion of projects.

Read that as a young developer with one delivery and a large pipeline. The "30-year record" in its marketing refers to the group behind it, not to Dubai handovers. Midora at roughly 492 units is many times the size of Cubix, so check the escrow account and the construction progress on the Dubai REST app before each instalment.

For Indian buyers

Ownership. JVC is freehold, so an Indian citizen holds the title deed outright with no residency requirement.

Remittance. LRS allows USD 250,000 per person per financial year, about AED 918,000. A studio at the portal price fits inside one year's limit with the DLD fee. The AED 1.2 million PropertyPistol unit and any 1 bedroom need either two financial years, which a 10/50/40 plan running to 2027 allows, or a spouse as co-buyer to double the limit. TCS applies on remittances above the annual threshold and is claimable in your Indian return.

Golden Visa. The AED 2 million threshold is met only by the 3 bedroom apartments and the duplexes. A 2 bedroom at AED 1.74 to 1.85 million falls short on its own.

Yield and tax. No property or rental income tax in Dubai. JVC studios are quoted at 8 to 10 per cent gross and 1 bedrooms at 7 to 9 per cent in 2026; the community-wide gross on transacted values is about 6.6 per cent. Net of a full-amenity service charge, expect 5 to 6 per cent. Rent is taxable in India as income from house property with the 30 per cent standard deduction; the India-UAE treaty prevents double taxation.

Exit. Nearly 500 units in one tower means many sellers at the same time when handover comes. Studios and 1 bedrooms in JVC are liquid but crowded. If you plan to sell rather than let, a higher floor with a clear view is what will set your unit apart from the other 490.
