Construction started in November 2016 and the project was completed in April 2020, so this is a finished, occupied community rather than an off-plan launch. There is no annual property tax in the UAE and no sales tax on a residential resale. A mortgage adds a bank arrangement fee of about 1% of the loan and a DLD mortgage registration fee of 0.25%. Everything above is final as per the sale contract and the approved owners' association budget.

Location and connectivity

Dubai Hills Estate is the Emaar and Meraas master community inside Mohammed Bin Rashid City, bounded by Al Khail Road (E44) and Umm Suqeim Street (D63). Park Heights sits beside the 18-hole Dubai Hills Golf Club and Dubai Hills Park.

Dubai Hills Mall opened inside the community in 2022, and schools, clinics and King's College Hospital Dubai are in the master plan, which is what keeps family tenants here rather than in a cheaper tower elsewhere. None of the sources we checked publishes verified drive times, so we are not printing invented ones. There is no Dubai Metro station in the community and no published plan for one.

Amenities and specifications

Nine and ten storeys is low for Dubai, and it shows: short lift waits, small corridors, a podium rather than a 40-floor core. Residents have community pools, a gym, steam rooms and saunas, a community hall, courtyards, play areas and cycling tracks, with the mall, schools, clinics and grocery stores inside the master community rather than a drive away.

Apartment specification is standard Emaar: fitted kitchens, built-in wardrobes, covered parking. The buildings are five years old, so unit condition, the last service-charge statement and the reserve fund matter more than the original brochure. Commission a condition report before you transfer.

About the developer

Emaar Properties built Downtown Dubai, Dubai Marina, Arabian Ranches, Dubai Creek Harbour and Dubai Hills Estate itself, the last with Meraas. As of early 2026 it had delivered more than 129,100 residential units globally since 2002, including 186 projects and about 68,900 units in Dubai, with 47,326 under construction. In 2025 it recorded AED 49.6 billion of revenue on AED 80.4 billion of property sales.

Its delivery record is the emirate's benchmark, and Property Finder data has put Emaar behind the largest share of Dubai handovers in recent six-month windows. Inside Dubai Hills Estate it has handed over Parkway Vistas, Sidra 2, Fairway Vistas, Maple 1 and 2, and both phases of Mulberry at Park Heights, which is the closest comparable to Park Point and is worth pricing side by side.

Dubai Hills Estate is freehold and open to all nationalities. Because Park Point is complete, the Dubai Land Department issues you a title deed on transfer — there is no escrow stage and no Oqood registration on a resale, and the transfer itself happens at a DLD registration trustee office. Budget the 4% DLD transfer fee on top of the price.

Money leaves India under the Liberalised Remittance Scheme: USD 250,000 per person per financial year, so a couple can move USD 500,000. The AED 1,500,000 entry unit is about USD 408,000, which two allowances cover in one financial year; the average ask of AED 2,689,545 is about USD 732,000 and needs a third allowance or a UAE mortgage.

The AED 1,500,000 entry unit does not reach the AED 2 million Golden Visa threshold on its own; a two or three-bedroom at the average ask clears it. The return is the part to be clear-eyed about. At AED 1,500,000 with a AED 60,000 rent you are at 4.0% gross before service charges, and the bigger apartments are worse on that measure. Buy it to live in, or to hold for capital growth in a community that is finished rather than promised.
