In a building past its first handover date, the construction slice is mostly already due. Binghatti ties instalments to milestones, and milestones already reached are payable at or soon after booking, so a buyer now may owe close to 70% within weeks and the last 30% within months. Ask for the statement of milestones reached before you sign.

No service charge is published for Moonlight. The nearest published figure in the district is Binghatti Creek at about AED 15.36 per sq ft a year, about AED 11,460 on a 746 sq ft one-bedroom. In a mixed-use building, ask Binghatti how costs are split between the residential and commercial owners, and get the residential rate in writing.

Location and connectivity

Al Jaddaf sits on the south bank of Dubai Creek between Dubai Healthcare City and Ras Al Khor, with Sheikh Rashid Road and Al Khail Road at its edges. Moonlight is on the Jaddaf Waterfront side, near Culture Village, the Jameel Arts Centre and the Creek promenade.

District guides put Downtown Dubai about 10 minutes away off-peak, DIFC and Business Bay 10 to 12, and Dubai International Airport about 12. Al Jadaf Metro on the Green Line is inside the district. The area is filling in quickly, and many of the district's newer towers are Binghatti's, so expect construction nearby and plenty of competing stock for tenants.

Amenities and specifications

Quoted for the tower: a rooftop infinity pool, a gym, wellness zones, seating areas, a landscaped podium, pet-friendly areas and office amenities, with shops on the ground floor. One-bedrooms are quoted with a study, built-in wardrobes, a fitted kitchen and a balcony.

Not published: the appliance schedule, parking per unit, the service-charge budget and the escrow bank. In a mixed-use tower, ask whether residents have a separate lobby and lifts from the offices. Final specification as per the SPA.

About the developer

Binghatti Developers, founded in 2008 and run under Binghatti Holding, is Dubai's busiest volume builder below AED 2 million and designs and contracts largely in-house, which is how it builds towers in two to three years. In the first half of 2026 it reported revenue of AED 9.5 billion, net profit of AED 3 billion and about 1,700 homes handed over, and it has said it plans around 15 deliveries in 2026.

Its timing is the weak side. Independent trackers put its on-time handover rate near 78%, and in Al Jaddaf itself Binghatti Ghost was completed in August 2026 after a Q1 date, while Binghatti Starlight is past its March 2026 date. For Indian buyers

Ownership. Al Jaddaf is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — about AED 57,200 on the one-bedroom — plus the AED 40 Oqood fee.

Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 1,429,999 one-bedroom is about USD 389,000: more than one person's allowance but inside a couple's USD 500,000. Because most of the price may fall due within months in a late-stage building, a single buyer should plan the second year's remittance before booking, not after.

Golden Visa. The threshold is AED 2 million of property. The one-bedroom misses it by about AED 570,000 and the two-bedroom by about AED 100,000. The three-bedroom at AED 3,046,999 clears it by about AED 1.05 million, and there are only four of them.

Rent and tax. No rent is published for Moonlight. District guides quote Al Jaddaf gross yields near 5.7%, with one-bedrooms around 6%; on AED 1,429,999 that needs about AED 85,800 a year. Subtract a service charge near AED 11,460 and the net falls to about 5.2%. Rent and any capital gain are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent.

The location is good for a tenant: metro in the district, Downtown ten minutes away, the healthcare cluster next door. The problems are in the paperwork. The Q2 2026 date has passed with no delivery confirmed, the unit count is printed two ways, and the entry price appears at four different figures. Binghatti's Al Jaddaf record says it will finish, but not necessarily when it said. With 153 flats listed for sale in the tower, compare the developer's list with the resale asks before paying the developer's price.

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none.
