Location and connectivity

Parkland sits in the central part of the estate with direct access to Al Khail Road. Dubai Hills Park, Dubai Hills Mall and King's College Hospital are about five minutes by car, the GEMS schools inside the estate under ten, Downtown about 15 minutes and Dubai International Airport 20 to 25. The estate is built out; what will be under construction around you until 2028 is the park-side apartment cluster itself, including Emaar's Parkside Views, which hands over in 2027. That is worth knowing for two reasons: dust and cranes until you move in, and three Emaar apartment projects letting into the same tenant pool between 2026 and 2029.

Amenities and specifications

Quoted amenities are a pool, a gym, a landscaped podium and play areas, with the park, mall and golf club nearby doing the rest. Apartments have fitted kitchens, built-in wardrobes and floor-to-ceiling windows, with covered parking, which is Emaar's standard Dubai Hills specification. About the developer

Emaar Properties is Dubai's largest listed developer and, with Meraas, the master developer of Dubai Hills Estate. It has delivered more than 130,900 homes since 2002, handed over 3,633 units in the first half of 2026, reported AED 49.6 billion of revenue for 2025 and carried a revenue backlog of AED 163.4 billion at 31 March 2026. Trackers put its on-time rate near 80 per cent against a market average of 55 to 60 per cent. In this estate it delivered Lime Gardens on its Q1 2026 date, which is the right reference for a Parkland buyer.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 1.50 million entry price the 4% Dubai Land Department transfer fee is about AED 60,000 (USD 16,300), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. With 10 per cent down and instalments running to Q4 2028, the payments fall across three Indian financial years, so a single buyer can fund the whole unit within the USD 250,000 per year LRS limit, and a couple can do it in one year if they prefer. That is the practical advantage of this plan over a delivered resale.

Golden Visa. The 1 BHK at AED 1.5 M is under the AED 2 M threshold. The 2 BHK from AED 2.8 M and the 3 BHK from AED 4 M qualify once registered; confirm with the ICP.

Yield and tax. Dubai Hills averages about 5.4 per cent gross, with apartments ahead of villas, and a unit bought 30 per cent under the off-plan average should do at least that when it lets in 2029. Service charges of AED 14 to 18 per sq ft take about a point off. No UAE tax applies; in India the rent is income from house property after the 30 per cent standard deduction.
