About Aspirz by Danube Dubai Sports City Dubai

Aspirz by Danube is a 40-floor mixed-use tower that Danube Properties launched in Dubai Sports City in August 2025, on a plot of about 37,000 sq ft. It holds 698 units: 266 offices on floors 2 to 15 and 432 convertible hotel apartments on floors 17 to 40, from studios to three-bedrooms. The idea is a live-work building, and Danube extended its 1% a month plan to office buyers for the first time here.

Danube's own page starts studios and standard offices at AED 850,000 (about Rs 2.19 crore). The plan is 10% on booking, 60% during construction and 30% after handover at 1% a month, and handover is Q4 2028. Aspirz is a different building from Danube's other project in the district, Sportz by Danube, a two-tower residential complex that is due a year and a half earlier.

Broker pages carry a lower office start of AED 813,000, probably the smallest office plan, and they supply the per-type prices above. The source listing for this project prints no price.

The rates in the last column pair each "from" price with each "from" size, so they are the highest rate each type is likely to carry; a larger unit at the same entry price would work out cheaper. Even so, the picture is clear: Aspirz is priced as a new amenity-heavy tower, not at the district's resale level.

Against Dubai Sports City

A 2026 data guide puts the median registered price in Dubai Sports City at about AED 1,329 per sq ft through August 2026, with studios averaging about AED 1,511. The Aspirz studio at about AED 2,220 per sq ft is roughly 47% above that studio average. Part of the gap is the 1% plan and the post-handover portion, which you pay for in the price, and part is that the district median is weighted to older, ready towers. The lesson is not that Aspirz is overpriced, but that you are paying a premium for payment terms and newness that a resale buyer does not pay. A broker adds 2% plus VAT, about AED 17,850. The useful feature is the tail: AED 8,500 a month for 30 months after handover can be paid largely out of rent if the unit is let, though at the district's studio rent of about AED 45,000 a year the rent covers about 44% of it.

Service charge. Not published. Dubai Sports City apartments run about AED 13 to 20 per sq ft a year. On a 383 sq ft studio that is about AED 5,000 to 7,700 a year. With a cinema, daycare, padel and a hotel operator, Aspirz is likely to sit at the top of that band, and hotel-managed buildings can carry extra operator costs. Ask Danube for the budget.

Location and connectivity

Dubai Sports City is a settled district between Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44), built around the Dubai International Cricket Stadium, the ICC Academy and the Els Club golf course. Motor City is about 7 minutes away by car and Jumeirah Village Circle about 8. Mall of the Emirates, its Red Line metro station and Dubai Marina are about 15 to 20 minutes, Al Maktoum International (DWC) about 25 and Dubai International Airport (DXB) about 30 by road. There is no Dubai Metro station in the district.

Day to day, City Centre Me'aisem is the nearest mall for groceries and a cinema, and the district has a large stock of rented studios and one-bedrooms, which is both the tenant pool you would let to and the competition you would let against. The office floors are a bet that small firms in the area want to own rather than rent a unit nearby.

Supply is the thing to watch. Sportz adds about 1,100 homes in 2027 and several other towers are under way. For other options, see all Dubai projects we track or the full projects list.

Amenities and specifications

Danube lists more than 30 amenities. The ones named are an infinity pool, indoor and outdoor gyms, a basketball court, padel tennis, a cricket pitch, a business centre, a podcast studio, a children's daycare, a cinema and a games room, with hotel-managed services for the apartments. The business centre and podcast studio are aimed at the office floors.

The homes are sold as convertible layouts. A Studio Flex converts to two rooms, a 1 BHK Flex Plus to three, a 2 BHK Flex Plus to four and a 3 BHK Flex Plus to five. That is useful for a buyer who wants to let rooms separately or add a study, but the starting sizes - 383 sq ft for a studio, 473 for a one-bedroom - are small, so check the plan before you picture an extra room in it.

Offices come in sizes from small to XL on floors 2 to 15. The finish schedule, appliance brands, parking allocation and the hotel operator's terms are not published by the sources checked. Final specification as per the SPA.

About the developer

Danube Properties is the development arm of the Danube Group, the building-materials business Rizwan Sajan founded in Dubai in 1993; the property arm dates from 2014. It is the developer that made the 1% monthly payment plan normal in Dubai, and it sells at the affordable end of the off-plan market.

The delivery record is real but mixed. Dubai Land Department records show 20 completed projects and 8,230 units delivered, with three active projects past their announced handover date, and the dataHabibi Developer Index scores Danube at 44% on delivery reliability. Against that, Danube handed Pearlz over six months early and in July 2026 announced 11 handovers within 12 months, including Sportz in this district. Aspirz is one of its newer launches, so its Q4 2028 date is a promise, not a record.

For Indian buyers

Ownership. Dubai Sports City is freehold for all nationalities, so an Indian citizen can own a unit outright. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 34,000 on the studio. Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 888,240, roughly USD 242,000, and the plan spreads it over about six years, so a single buyer is well inside the allowance. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. Only the 3 BHK Flex Plus, from AED 2,402,000, clears it on one unit.

Rent and tax. Dubai Sports City asking rents average about AED 45,000 for a studio and AED 66,000 for a one-bedroom, and the district runs about 7.5% gross on DLD data. On an AED 850,000 studio, AED 45,000 is about 5.3% gross, lower because of the higher entry price. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the unit as a foreign asset.

Aspirz is Danube doing what Danube does - a big amenity list and a 1% a month plan - in a mixed-use tower that adds offices to the formula. The studio at AED 850,000 is easy to fund, with 30% left to pay after handover. But at roughly AED 2,200 per sq ft on the smallest studio it costs far more per foot than Dubai Sports City's median of about AED 1,329, and resale apartments nearby are much cheaper. The hotel-apartment label needs checking before you assume you can live in or let the unit freely. Handover in Q4 2028 is three years from launch, a normal Danube programme.

Worth it for a buyer who values the payment plan and the amenities over the price per foot, and who is willing to wait until late 2028. Get the hotel-apartment terms, the unit's exact size and the SPA date in writing before you book. Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
