There is no Metro station in the estate, so residents drive, and the estate is largely finished apart from its last apartment clusters. Q1 2026 sale prices across the estate run around AED 2,380 per sq ft, with apartment service charges averaging about AED 20 per sq ft a year.

Amenities and specifications

The published amenity set is more family-minded than a standard Dubai tower's: a dog park, a jogging track, a skate park, a splash park, an urban beach, cafes and market stalls. Green Square sits along Dubai Hills Park, so the green space is the front garden rather than a distant feature, and Hills Business Park is inside the estate for residents who work locally.

Around it, the estate is finished: Dubai Hills Mall about five minutes away, the golf club, King's College Hospital and the GEMS schools all open. That is the substantive difference between buying in Dubai Hills Estate and buying in a masterplan still under construction — the amenities that justify the price already exist and can be visited before you decide.

About the developer

Emaar Properties is Dubai's largest listed developer and the master developer of Dubai Hills Estate, built as a joint venture with Meraas around an 18-hole golf course and a central park. The tower, the park, the mall and the roads all come from the same company, which removes the coordination risk that exists in most Dubai communities.

The reservation is about USD 30,000 and the post-handover portion runs at roughly USD 3,300 a month for three years, so the whole purchase fits comfortably inside successive annual allowances without a second remitter or a mortgage. Tax collected at source applies above the current threshold and is credited on your Indian return.

On residency, be careful to separate two different things.
