It now runs a portfolio the press puts at roughly AED 1 billion to AED 1.5 billion across about 1,525 residential units in eight projects, of which one is complete and five are in construction: Floarea Grande in Arjan, Floarea Vista in Discovery Gardens, Floarea Skies in JVC, Floarea Oasis in Dubai Land Residential Complex and Floarea Breeze in Dubai Islands. Floarea Skies and Floarea Oasis are dated Q1 2028. What you are buying into is a developer with exactly one delivery behind it. That delivery was on time and in this same community, which counts for a great deal at this price point, but one building is a small sample and the pipeline it is now carrying is roughly seven times the size of what it has finished.

Floarea Grande is a sensible mid-market Arjan building with one open question sitting under it. The pricing is fair rather than cheap - about AED 1,581 per sq ft on the studio against an Arjan average near AED 1,355 - and what the extra buys is a newer building, a smart-home fit-out and an amenity deck that most nine-floor blocks in the community do not carry. The 50/50 plan is genuinely useful: half the money waits for a finished building, which is the right shape of risk for a buyer who cannot inspect the site every month. The open question is the developer. Mashriq Elite has delivered exactly one building, Floarea Residence in this same community, and it delivered it on time and said so publicly - that is a good first data point and it is still only one. The company is now carrying five projects at once against that single completion. On the numbers a buyer should hold: the studio is a one-remitter purchase at about USD 182,000, no layout here clears the AED 2 M Golden Visa threshold, and the service-charge budget has not been published for a building with a pool, a gym, a sauna and a steam room to pay for.
