No metro station serves Arjan. Mall of the Emirates and Sharaf DG on the Red Line are the nearest working stops, both a drive. The Blue Line is expected to bring a station closer but remains a plan with a date rather than a service — keep it out of your valuation. What Arjan does have is trading volume: it is one of the most heavily traded parts of the emirate, which for a building priced under the community average is good news. The amenity list on record is a temperature-controlled pool, a fully equipped gym, and steam and sauna rooms. At roughly 115 apartments across ten levels the building runs near 12 homes a floor — low density for Arjan, which usually shows up as quieter corridors and less pressure on the lifts.

The company describes itself as debt-free and Sharia-compliant, and has roughly 630 homes at various stages of development, with about 250 units dated to hand over between Q4 2025 and Q1 2026. In August 2025 it launched its seventh project, Marquis One, a 22-storey Arjan tower of nearly 500 homes for completion in 2028.

So: a real record, but a thin one. Two completions against six more in the pipeline, one delivery announced on time and one building where the date moved by more than a year without a public update. Price both in.

The problem is the timeline. A December 2024 handover became a Q1 2026 handover in later listings, and both dates have now gone by without a dated completion announcement from a developer that did publish one when Marquis Signature handed over. That gap between how the company treated its delivered building and how it has treated this one is the single thing a buyer should press on.
