We print AED 1.74 M because it is the latest figure from the developer: Emaar's own site shows one-bedrooms at about AED 1.74 M to 1.78 M, and one portal notes that the live inventory has moved above the AED 1.57 M headline. The two- and three-bedroom figures are launch headlines and may have moved the same way. Emaar's price list on the day you book is the one that counts.

The size schedule also varies. One source gives the per-type ranges in the table; another prints the whole building as 832 to 1,878 sq ft. The rate per sq ft is only as good as the size in your SPA, so read it off the unit plan, not the brochure.

Against the estate

Estate-wide reports put Dubai Hills off-plan apartments at about AED 2,455 per sq ft and secondary apartments at about AED 2,183. Greencrest's one-bedroom, at about AED 2,050 to 2,300, sits under the off-plan average and around the secondary one. Among Emaar's recent launches in the estate, Parkland opened at about AED 1,700 per sq ft in 2024 with handover in Q4 2028, and Parkside Views sits at about AED 2,090 to 2,310 with handover in 2027. Greencrest is priced at the top of that band, with the latest handover.

Payment plan and total cost

The plan is 10 per cent on booking, 70 per cent during construction in seven instalments of 10 per cent, and 20 per cent on handover in June 2029. Nothing is due after handover. The instalments are tied to Emaar's construction schedule, so the dates in your SPA set the pace.

Bought direct from Emaar, the one-bedroom costs about AED 1,809,640 (about Rs 4.66 crore) with the DLD fee, and no agency commission applies. The 4 per cent fee is usually collected with the booking on an off-plan purchase, so the first cheque is about AED 243,600 including it.

Emaar has not published a service charge. Dubai Hills apartment buildings run about AED 14 to 18 per sq ft a year, which is about AED 10,800 to 13,900 on a 774 sq ft one-bedroom. Ask for the budgeted rate in writing before handover.

Location and connectivity

Greencrest sits inside Dubai Hills Estate, the Emaar and Meraas master community of about 2,700 acres between Downtown Dubai and Dubai Marina, and Emaar describes its balconies as framing the golf course. The estate runs along Al Khail Road, the main route to Downtown, Business Bay and the airport.

Quoted drive times for the estate are about five minutes to Dubai Hills Mall and King's College Hospital, about 15 minutes to Downtown Dubai, and 20 to 25 minutes to Dubai International Airport (DXB). Dubai Hills Park, the golf club and the schools inside the estate are open. There is no Dubai Metro station in the community; Emaar mentions planned Etihad Rail and Metro lines nearby without a date.

The estate is largely built out, and what is still going up is mostly apartment towers like this one and the last villa releases. By 2029 Greencrest will hand over into a finished neighbourhood, but also alongside several other Emaar towers completing in 2027 to 2029, so expect competition for tenants in the first year.

Amenities and specifications

Emaar's page describes clean lines, generous balconies and open terraces, soft neutral interiors, open layouts and planned kitchens, and it presents Greencrest as a wellness-focused, sustainability-minded building. One marketing story calls it "eco-luxury", but no source lists a green-building rating, so treat that as positioning until the SPA says otherwise.

The sources checked do not itemise the building's own pool, gym or parking allocation, or the appliance brands. As an Emaar Dubai Hills tower, it will sit within reach of the estate's park, cycling and jogging tracks and the golf club. Ask for the amenity schedule and the parking allocation per unit type with the price list; the SPA is the binding list.

About the developer

Emaar Properties is Dubai's largest listed developer and, with Meraas, the master developer of Dubai Hills Estate. The group says it has delivered more than 130,900 homes since 2002, including more than 84,000 by Emaar Development in the UAE, and handed over 3,633 units in the first half of 2026. For that half, Emaar Development reported AED 13.3 billion of revenue, AED 22.4 billion of property sales and a revenue backlog of AED 127.7 billion at 30 June 2026.

In Dubai Hills, Emaar has delivered Sidra, Maple, Club Villas, Park Point and Palm Hills, among others. Its dates have not always held: Club Villas finished about a year late in 2021, and the Lamborghini Mansions moved from Q4 2024 into 2026. For Greencrest, that means treating June 2029 as the target and keeping a few months of slack in your own plans.

For Indian buyers

Ownership. Dubai Hills Estate is freehold and open to Indian buyers. The DLD registers your off-plan purchase through Oqood and issues the title deed at handover. There is no annual property tax.

LRS. Each person can remit USD 250,000 per financial year, about AED 918,000. The one-bedroom at AED 1.74 M is about USD 474,000, so a couple covers the whole price in one year. On the plan, the first cheque of about AED 243,600 with the DLD fee is well within one person's allowance, and the instalments spread the rest over about three years. TCS at 20 per cent applies above Rs 10 lakh a year and is adjusted against your tax.

Golden Visa. A two-bedroom at AED 2.6 M or a three-bedroom clears the AED 2 M threshold; the one-bedroom does not on its own. Confirm the rules for off-plan property with the DLD when you apply.

Rent, tax and exit. There is no rent until 2029. Estate-wide reports put Dubai Hills near 5.4 per cent gross, and service charges take about a point off. Rent is taxable in India if you are resident, after the 30 per cent standard deduction, and the flat goes in Schedule FA. At Park Point, a finished Emaar tower in the estate, the DLD's average sold price sits within 3 per cent of the average ask, a sign of a liquid resale market. Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation.
