About Park Gate Dubai Hills Estate Dubai
Park Gate is Emaar's final villa release in Dubai Hills Estate: 87 four and five-bedroom villas of about 5,091 to 5,366 sq ft built-up, beside Dubai Hills Park, on a 20/70/10 plan with handover due December 2027. The source listing shows it from AED 10.4 M, about Rs 26.78 Cr at 25.75 rupees to the dirham.
That is the November 2023 launch price, and at about AED 2,040 per sq ft it sits far under what the estate's villas trade for now, which is why the second phase opened at AED 14.12 M. This page prints the plan with its milestone dates, the fees, the handover conflict, and the case for waiting against buying a finished villa next door. The launch rate is a quarter below the estate's finished villas and less than half its current off-plan villa average. Emaar has 87 villas to sell and opened Park Gate 2 at a 36 per cent higher entry, so the honest reading is that AED 10.4 M applies to whatever Emaar still holds at the launch list, and that resales of launch contracts will carry a premium. Ask the sales office which units remain at which price before you plan around the headline.
Payment plan and total cost
The plan is 20 per cent on booking, 70 per cent during construction and 10 per cent on handover; some listings write it as 90/10. One source itemises the later construction tranches against completion: 10 per cent at 60 per cent complete (September 2026), 10 per cent at 80 per cent (March 2027) and 10 per cent at 100 per cent (December 2027).
| Stage | AED | Rupees (at 25.75) |

| Booking, 20 per cent | 2,080,000 | About Rs 5.36 Cr |
| DLD registration fee, 4 per cent, plus Oqood admin and AED 40 knowledge fee | About 416,000 plus admin | About Rs 1.07 Cr |
| Construction instalments, 70 per cent, to December 2027 | 7,280,000 | About Rs 18.75 Cr |
| Handover, 10 per cent, December 2027 | 1,040,000 | About Rs 2.68 Cr |
| Total | About 10,820,000 | About Rs 27.86 Cr |
| Service charge, year one | Not budgeted; Dubai Hills villa clusters sit above the Dubai average | — |
No agency commission applies on a developer sale. Ask that every instalment be tied to the DLD inspection report rather than a calendar date, which the milestone structure already implies. Final as per the SPA.
Handover: the dates in print
Emaar's own page and the DLD-fed trackers say December 2027, the end of Q4 2027, after a May 2024 start. The source listing carries April 2027, eight months earlier and unsupported by any other source; treat it as an error. Emaar delivers about 80 per cent of its projects within six months of the stated date, so a realistic window is December 2027 to mid-2028, and the plan's 10 per cent at handover keeps the cost of a slip small.
Location and connectivity
Park Gate sits beside Dubai Hills Park. Dubai Hills Mall and King's College Hospital are about five minutes by car, the golf club five to seven, the GEMS schools inside the estate under ten, Downtown about 15 minutes via Al Khail Road and Dubai International Airport 20 to 25 minutes. The estate is built out, which is the point of buying its last villa phase: there is no master-plan risk left, and the schools, mall and hospital are open today. The construction next to you until 2028 will be your own cluster and the park-side apartment towers.
Amenities and specifications
Detached villas on individual plots with private gardens, covered parking, a maid's room and an open-plan ground floor, designed to face the park. The cluster is quoted with a clubhouse, pool, gym and play areas on top of the estate's facilities. The finish schedule is in the SPA and should be read against Emaar's delivered villas in Sidra to set expectations. Final as per the SPA.
About the developer
Emaar Properties is Dubai's largest listed developer and, with Meraas, the master developer of Dubai Hills Estate. It has delivered more than 130,900 homes since 2002, handed over 3,633 units in the first half of 2026, reported AED 49.6 billion of revenue for 2025 and carried a revenue backlog of AED 163.4 billion at 31 March 2026. Its on-time rate is put near 80 per cent. In Dubai Hills it has delivered Sidra and Maple among others; Lamborghini Mansions in the same estate is the one that has run late.
For overseas buyers
Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 10.40 million entry price the 4% Dubai Land Department transfer fee is about AED 416,000 (USD 113,300), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.
Ownership. Dubai Hills Estate is freehold; the villa is registered as an Oqood record now and a title deed at handover.
Remittance. AED 10.4 M is about USD 2.83 M. The LRS allows USD 250,000 per person per financial year. The 20/70/10 plan spreads the payments from now to December 2027, which is three Indian financial years, so a family of four can fund it from India without touching funds held abroad; a couple would need to add co-owners or use overseas funds under FEMA rules. Map the instalment dates against 1 April before you sign.
Golden Visa. Five times the AED 2 M threshold; one villa covers the family. Off-plan purchases can count once registered; confirm with the ICP.
Yield and tax. Large villas yield the least in the estate: Dubai Hills averages about 5.4 per cent gross with apartments ahead of villas, and a AED 10 M villa should be planned at 3.5 to 4.5 per cent before the community charge. No UAE tax applies; in India the rent is income from house property after the 30 per cent standard deduction. The exit is strong: demand in the estate has shifted toward large villas, and the second phase's higher pricing sets a floor under launch contracts.
Pros
- The last villa release in a built-out Emaar estate
- About AED 2,040 per sq ft at launch, well under the estate's secondary and off-plan villa averages
- Only 10 per cent at handover, with instalments tied to completion milestones
- Beside Dubai Hills Park, with the mall, hospital and schools open
- Five times the Golden Visa threshold
- Emaar's record — about 80 per cent on time, AED 163.4 billion backlog
Cons
- AED 10.4 M is the 2023 launch price; remaining units and resales will cost more
- Handover December 2027
- The source listing's April 2027 date is unsupported
- DLD fee alone is about AED 416,000
- Villa service charge not yet budgeted, and above the Dubai average in this estate
- DLD number and escrow bank not in print
Who this is for
- Families who want a new Emaar villa by the park and can wait until end 2027
- Buyers who want to spread AED 10.4 M across two or three financial years
- Golden Visa applicants who want one large asset
- Buyers who value a finished estate over a new master plan
Who should look elsewhere
- Anyone who needs a villa to live in before 2028 — Sidra is available today
- Yield-first investors
- Buyers anchored on AED 10.4 M who cannot stretch
- Anyone unwilling to chase the DLD number and escrow details
Our verdict
Book if a unit is still available near AED 10.4 M and you can wait until end 2027; the rate is well under the estate and the plan is buyer-friendly. Ignore the April 2027 date, get the DLD number and escrow details, tie every instalment to the inspection report, and budget about AED 420,000 of fees on top. More villa options are on our project list.

FAQs
What is the price of Park Gate villas?
The source listing shows Park Gate from AED 10.4 M, about Rs 26.78 Cr, which was the starting price at the November 2023 launch. That is about AED 2,040 per sq ft on a 5,091 sq ft four-bed. The second phase, Park Gate 2, starts at AED 14.12 M.
What is the payment plan?
20 per cent on booking, 70 per cent during construction and 10 per cent on handover, with 10 per cent tranches due at 60, 80 and 100 per cent completion in September 2026, March 2027 and December 2027. Add the 4 per cent DLD fee and Oqood admin fees.
When is handover?
December 2027, the end of Q4 2027, per Emaar and the DLD-fed trackers. The source listing shows April 2027, which no other source supports. Construction began in May 2024.
How many villas and how big?
87 villas of four and five bedrooms, with average built-up areas of about 5,091 sq ft (4 bed) and 5,366 sq ft (5 bed).
Is Park Gate RERA registered?
It is an active DLD-registered Emaar off-plan project sold through Emaar and Property Finder, but none of the sources checked prints the project number or the escrow bank. Get both from Emaar and check them on the Dubai REST app.
Does it qualify for the Golden Visa?
Yes. At AED 10.4 M a Park Gate villa is about five times the AED 2 M threshold. Off-plan purchases can count once registered; confirm the current rules with the ICP.
Can a foreign national buy here?
Yes, Dubai Hills is freehold. AED 10.4 M is about USD 2.83 M; under the LRS (the Reserve Bank of India's Liberalised Remittance Scheme) each person can remit USD 250,000 per financial year, and the 20/70/10 plan spreads the payments across 2026 and 2027, which helps a family of four fund it in two to three financial years. Buyers of any other nationality can own on the same terms: Dubai's designated freehold areas are open to all nationalities, there is no residency requirement and no local partner, and the Land Department issues the title deed in your own name.
What will the service charge be?
Not budgeted yet. Dubai Hills villa clusters are charged per plot and sit above the Dubai average; apartment buildings in the estate run AED 14 to 18 per sq ft and a 5,000 sq ft villa costs more per unit. Ask Emaar for the estimate.
What has Emaar delivered in Dubai Hills?
Sidra, Maple, the Club Villas and the estate's apartment towers, among others, with more than 130,900 homes delivered group-wide since 2002. Lamborghini Mansions in the same estate is running late, which is the exception in Emaar's record.

Is Park Gate Dubai Hills Estate D... Worth Buying?
Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.
Short answer — yes, it is worth a serious look if you want a home in Dubai Hills Estate from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.
- →You want a long-term home or hold from a builder with a track record
- →You are fine waiting for handover in return for better pricing
- →Location, build quality and amenities matter more to you than the lowest sticker price
- →You need the cheapest option in the area
- →You need to move in right away
- →You are chasing quick, short-term resale gains
Possession Timeline
Handover is on record for December 2027, the end of Q4 2027, after construction that began in May 2024; the source listing carries April 2027, which is earlier than any other source and should not be relied on. The plan's own milestones give you the track: 60 per cent complete by September 2026, 80 per cent by March 2027, 100 per cent by December 2027. Ask Emaar for the DLD project-status report at each instalment and pay only against inspected progress. Emaar delivers about 80 per cent of projects within six months of the stated date.
Investment Analysis
Why people look at Park Gate Dubai Hills Estate Dubai for investment is simple — it is in Dubai Hills Estate, and this part of Dubai Hills Estate has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about AED 10.4 M (about Rs 26.78 Cr) is in line with what Dubai Hills Estate asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Dubai Hills Estate are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Dubai Hills Estate is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Possession Risks
Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.
Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.
Bank Loan Availability
Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.
Construction Updates
The project is currently under construction. The build stage and finishing change month to month.

Locality Review
Dubai Hills Estate is one of the steadier addresses in the Gurugram market. Day-to-day life is easy here — schools, hospitals, markets and offices are close, the roads connect well to the rest of NCR, and there is a healthy mix of families and working professionals. It suits buyers who want a settled, well-linked neighbourhood rather than a far-out, still-developing pocket.

Nearby Landmarks & Connectivity
Connectivity is indicative. Ask us for exact distances and drive times.
The main thing to weigh is this — aED 10.4 M is the November 2023 launch price; with 87 villas and a second phase at AED 14.12 M, remaining units or resales will cost more. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.
For the long term, Dubai Hills Estate has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.
It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in Dubai Hills Estate.
At around AED 10.4 M (about Rs 26.78 Cr) to start, it is priced in line with the Dubai Hills Estate market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.
An honest read on livability, builder trust, investment potential and value — scored by our team, not the builder.

💬 Our View
Park Gate is the last chance to buy a new Emaar villa in Dubai Hills, and Emaar priced the launch to sell: about AED 2,040 per sq ft against a secondary villa average of AED 2,738 and an off-plan villa average of AED 4,492. That gap is why the AED 10.4 M figure is unlikely to survive contact with the sales office, and why Park Gate 2 opened at AED 14.12 M. The plan is the other attraction: 10 per cent at handover and construction instalments tied to published completion percentages, which lets an Indian family fund a AED 10 M villa across two or three LRS years. The waiting is the cost: December 2027, in an estate where a Sidra villa is available today. If you want to live in Dubai Hills soon, buy Sidra; if you want a new villa by the park at 2023 pricing and can wait, this is it.

Common Concerns, Answered
Premium projects in Dubai Hills Estate do sit higher, but you pay for the builder, location and build quality. Compare the price per sq ft with one nearby project and it usually adds up — we will run that for you.
It is RERA-registered, so there is a committed date and compensation rules if the builder slips. We will share the delivery track record so you can judge the risk.
Maintenance is per sq ft per month and scales with amenities. We give you the exact rate up front so it is in your budget, not a surprise.
Resale in Dubai Hills Estate stays active on steady demand. A known builder and a good unit make selling later easier.
Loading (the gap between saleable and carpet area) varies by project. Ask us for the exact carpet area of the unit you like so you compare like for like.
Yields here are modest but steady, helped by nearby offices and schools. If rent is your goal, we will point you to the units that lease out fastest.

Final Verdict
Book if a unit is still available near AED 10.4 M and you can wait until end 2027; the rate is well under the estate and the plan is buyer-friendly. Ignore the April 2027 date, get the DLD number and escrow details, tie every instalment to the inspection report, and budget about AED 420,000 of fees on top.
