Emaar is the default answer in Dubai. It built the Burj Khalifa, it master-planned Downtown, Dubai Hills Estate and Arabian Ranches, and for most overseas buyers it is the only developer name they knew before they started looking. That makes it the safe choice — and the expensive one.

The delivery record, which is the only thing that matters off-plan

Most Dubai sales are off-plan, so you are buying a promise. Emaar's promise is backed by the longest record in the market:

That backlog figure is the one to hold on to. It is money already contracted and not yet recognised, which means the company is funded to finish what it has sold. Every figure above is a starting price for the cheapest configuration. On a ready project it is a floor, not a going rate — Sidra is the clearest case, where the listed AED 5.04 million sits far below the AED 8.9 million average that Land Department data shows for a three-bedroom resale.

The one blemish on the list is Lamborghini Mansions. It launched in November 2021 for a Q4 2024 handover, sold out immediately, and none of the sources we checked reports it as delivered. A 92% on-time rate is not a 100% one, and this is what the other 8% looks like.

Dubai Hills Estate: the apartment ladder

Seven of the fifteen projects sit in Dubai Hills Estate, and they form a clean ladder. Lime Gardens is the entry at AED 1.12 million and is already handed over. Parkside Views at AED 1.45 million and Parkland at AED 1.5 million are the off-plan versions of the same idea, with handover in September 2027 and December 2028.

Above the apartments, Maple 3 townhouses start at AED 4.24 million and Sidra villas at AED 5.04 million, both delivered and trading on resale. Park Gate at AED 10.4 million is Emaar's last villa release in the community.

The community's appeal is that it is finished: the mall, the park, the golf club, the hospital and the schools are all open. You are not buying a rendering of a masterplan. That is also why the yields are lower here than in JVC or Arjan — the full price of the finished community is already in the number.

Arabian Ranches III: the townhouse ladder

Six projects, and the cheapest route into an Emaar villa community. Ruba starts at AED 1.79 million for a ready three-bedroom townhouse of about 2,023 sq ft — a lower price per square foot than almost anything in Dubai Hills. Bliss 2, Raya, Anya 2 and Joy run from AED 1.85 to 2.71 million, and Elie Saab Villas 2 tops the community at AED 4.82 million.

The trade-off is distance. Arabian Ranches III sits on Sheikh Mohammed Bin Zayed Road well south of the built-up city, so a Downtown commute is real. Downtown: a resale market, not a launch market

Emaar finished Downtown years ago, so what is left is resale stock. BLVD Heights from AED 2.09 million and Grande Signature Residences in the Opera District from AED 3.83 million are both handed over. You buy from an owner, not from Emaar, so there is no payment plan — you fund the whole price at transfer or take a UAE mortgage.

What you get in exchange is the deepest rental market in the city and a short-let ceiling that almost nothing else matches. What you give up is yield: Downtown is a capital-preservation address, not an income one. The full picture is in our Downtown guide.

What an Emaar payment plan looks like

Emaar's off-plan plans are conservative by Dubai standards, usually running 80/20 or 90/10 — most of the money during construction, a smaller slice at handover. Park Gate, for example, sells on a 20/70/10: 20% at booking, 70% across construction milestones, 10% on handover.

Compare that with a developer selling 1% a month for four years after handover and the difference is the point. Emaar does not need to fund your purchase to sell the unit, so it does not. What to check before you book

  • The starting price is the cheapest unit in the worst position. Ask for the price of the configuration and floor you actually want before you compare anything.
  • On a ready project, check Land Department resale data, not the listing. The gap can be 40% or more, as it is at Sidra.
  • Service charges vary by community. Emaar Community Management sets them, and a villa charge in Dubai Hills is a different number from a townhouse charge in Arabian Ranches III. Our page on service charges has the current rates.

Is Emaar worth the premium over a cheaper developer?
For an off-plan purchase, usually yes. You are paying for a 92% on-time record and a resale market with enough transactions to price your unit. For a ready unit you are mostly paying for the address, and the premium is harder to justify.

What is the cheapest way into an Emaar property in Dubai?
On our list, a one-bedroom at Lime Gardens in Dubai Hills Estate from AED 1.12 million, or a ready three-bedroom townhouse at Ruba in Arabian Ranches III from AED 1.79 million if you want space rather than a city address.

Can a foreign national buy an Emaar property?
Yes. Every community on this page is in a designated freehold area, so the title deed is issued in your own name with no residence visa or local partner required. The ownership rules explain the exceptions.

Do Emaar projects rent well?
They rent reliably rather than richly. Gross yields in Dubai Hills Estate and Downtown typically run 4 to 5%, against 6 to 8% in the cheaper communities. Our yield by area page has the comparison.

Which Emaar project has the best resale record?
Sidra, on volume — around 32 three-bedroom sales in the last twelve months gives you enough comparable transactions to value a villa within a few per cent. Thin-volume projects are much harder to price and much harder to exit.
