There is no annual property tax in the UAE and no sales tax on a residential resale. A mortgage adds a bank arrangement fee of about 1% and a DLD mortgage registration fee of 0.25%. Figures are final as per the sale contract and the approved service-charge budget.

Location and connectivity

Dubai Hills Estate is the joint Emaar and Meraas master community inside Mohammed Bin Rashid City, bounded by Al Khail Road (E44) and Umm Suqeim Street (D63). Park Heights is its apartment quarter, next to the 18-hole Dubai Hills Golf Club and Dubai Hills Park.

Dubai Hills Mall opened inside the community in 2022 and is the main reason rents here have held. Schools, clinics and King's College Hospital Dubai sit inside the master plan. None of the sources we checked prints verified drive times, so we are not inventing them — drive it yourself at 8am. There is no Metro station here and no published plan for one.

Amenities and specifications

Mulberry's distinguishing feature at launch was its shared podium terraces, decks that look over Dubai Hills Park rather than into another tower, and blocks of about seven floors that keep lift waits small. Standard Emaar apartment specification applies: fitted kitchens, built-in wardrobes, covered parking, pool, gym and play areas per cluster. The buildings are now six years old, so the condition of the individual apartment matters more than the brochure. Ask for the service-charge statement and two years of maintenance history on that unit before you sign.

About the developer

Emaar Properties built Downtown Dubai, Dubai Marina, Arabian Ranches, Dubai Creek Harbour and Dubai Hills Estate. As of early 2026 it had delivered more than 129,100 residential units globally since 2002, including 186 projects and about 68,900 units in Dubai, with 47,326 units under construction.

The delivery record is the emirate's benchmark: Property Finder data has put Emaar behind the largest share of Dubai handovers in recent six-month windows, and 2025 brought AED 49.6 billion of revenue on AED 80.4 billion of sales. Inside Dubai Hills Estate it has handed over Parkway Vistas, Sidra 2, Fairway Vistas, Maple 1 and 2, and both Mulberry phases. For Indian buyers

Dubai Hills Estate is freehold and open to all nationalities. Because Mulberry is complete, the Dubai Land Department issues you a title deed on transfer — no escrow stage, no Oqood. Budget the 4% DLD transfer fee and about AED 4,000 for the DLD registration trustee office, which is where the transfer is done.

Money leaves India under the Liberalised Remittance Scheme: USD 250,000 per person per financial year, so a couple can move USD 500,000. The entry unit is roughly USD 613,000 and a resale gives you no instalment schedule, so plan on two financial years, more than one family member, or a UAE mortgage. TCS above the threshold is set off against your Indian tax. At AED 2,252,000 the purchase clears the AED 2 million Golden Visa line, subject to the DLD valuation on the day you apply.

On yield, be careful. Marketing copy quotes up to 6.45% gross for Mulberry and about 5.4% for Dubai Hills Estate. Run it yourself: AED 75,000 of rent on a AED 2,252,000 purchase is 3.3% gross, and AED 110,000, the bottom of Mulberry 1's live rental listings, gives 4.9%. Underwrite at 4% before service charges. There is no annual property tax in the UAE and no tax on the rent there, but India taxes that rent at your slab rate after the standard 30% deduction, and taxes the capital gain on resale.
