Location and connectivity
Sidra sits inside Dubai Hills Estate with the 18-hole golf course on its edge. Dubai Hills Mall, Dubai Hills Park and King's College Hospital are about five minutes by car, the estate's schools under ten, Downtown Dubai about 15 minutes via Al Khail Road, and Dubai International Airport about 20 to 25 minutes. The estate is largely built out: the mall, the park, the hospital and the schools are open, and the remaining construction is apartment towers on the park side and the last villa phases such as Park Gate. That is the appeal for a family: the infrastructure exists today.
Amenities and specifications
The villas come in three facade styles with open-plan ground floors, fitted kitchens, built-in wardrobes, a maid's room, covered parking and a private garden. Many owners have added pools, extensions and landscaping since handover, so two identical floor plans can differ by hundreds of thousands of dirhams in condition. Community amenities quoted are a cycle track, parks, children's play areas, a community pool and tennis courts, with the golf club next door. About the developer
Emaar Properties is Dubai's largest listed developer and, with Meraas, the master developer of Dubai Hills Estate. It has delivered more than 130,900 homes since 2002, handed over 3,633 units in the first half of 2026, reported AED 49.6 billion of revenue for 2025 and carried a revenue backlog of AED 163.4 billion at 31 March 2026. Sidra's three phases are delivered and occupied. The Emaar question left on a resale is community management, which runs the estate and sets the villa service charge.

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 5.04 million entry price the 4% Dubai Land Department transfer fee is about AED 201,600 (USD 54,900), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. The UAE charges no property or rental tax; in India the rent is income from house property after the 30 per cent standard deduction.
