About Naseem Townhouses Town Square Dubai

Naseem Townhouses is a completed gated row of 3 and 4 bedroom townhouses by Nshama in Town Square Dubai, on Al Qudra Road. The source listing shows it from AED 1.23 M, about Rs 3.17 crore at Rs 25.75 per dirham, and gives possession as December 2020. Construction ran from June 2018 to December 2020, and handovers followed through 2021.

The listed price is the launch price and it is now six years old. Current resale listings for Naseem start at about AED 2.3 million, roughly 87 per cent above it, which is the single most useful number on this page: it shows what a Town Square townhouse bought at launch has done. Budget for the resale figure, not the listing, and use the DLD transaction record for the specific unit to see what its first owner paid.

At about AED 1,070 per sq ft on the resale evidence, Naseem is close to the Maha Townhouses rate of roughly AED 950 per sq ft and far below Nshama's new apartment launches in the same community, which start near AED 1,460 per sq ft. Townhouses in Town Square sell on ticket size, and a delivered 3 bedroom with a garden at AED 2.3 million is a competitive family purchase in Dubai's mid-market. The launch price of AED 1,228,888 is history; treat any listing at that number as stale and ask for the current one.

Payment and total cost

A completed townhouse is a resale, paid in full at DLD transfer or with a UAE mortgage; one listing quotes a 25/75 structure with 5 per cent down, which would apply only to a unit still on a developer plan. Worked on both the listed and the resale figures:

ItemAt AED 1,230,000 (listed)At AED 2,300,000 (resale)
Purchase price1,230,0002,300,000

Total before service chargesAbout 1,306,000 (about Rs 3.36 crore)About 2,441,000 (about Rs 6.29 crore)

Service charges for Town Square townhouses are set per phase by the DLD-approved budget and are not printed by the sources we checked; townhouse rows charge for shared landscaping and security rather than towers' pools and lifts, so expect a modest annual figure. Ask the seller for the last two years of receipts, because unpaid charges stay with the unit. Final figures as per the sale agreement.

Location and connectivity

Naseem sits in Town Square at the meeting of Al Qudra Road and Emirates Road, south of Arabian Ranches and Motor City. Dubai Hills Mall is about 15 to 20 minutes' drive, Motor City and Sports City about 15 minutes, Mall of the Emirates 25 minutes, Downtown and Dubai Marina 30 minutes, Al Maktoum International Airport 25 to 30 minutes and Dubai International Airport about 35 minutes. There is no metro.

Because the row was finished in 2020 and 2021, the neighbourhood around it is settled: the 538,000 sq ft park, the retail and cinema strip, schools and clinics are all operating, the landscaping has grown in and the neighbours are in residence. That is the practical advantage of a delivered phase over a launch on the community's edge.

Amenities and specifications

Each townhouse has its own garden and parking, with the community's pools, play areas, cycling and jogging trails and the park shared. Nshama's townhouse finish is mid-market and consistent across phases; after five years, condition varies unit by unit, so inspect the actual home rather than a show unit and check the air-conditioning and the roof. Specification as per the unit inspected.

About the developer

Nshama is the master developer of Town Square and has been handing over there since 2017 across phases including Zahra, Safi, Hayat, Una, Naseem, Maha and, in May 2025, The Regent with 238 units. Portal reviews put its delivered total at over 6,500 units in the community (one source says over 15,000; use the lower figure) with about 89 per cent on-time delivery, nine-month delays on the earliest phases and no cancelled phase. Naseem's own construction ran June 2018 to December 2020, with handovers into 2021, which is a modest slip against the original schedule and typical of the phases of that period.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 1.23 million entry price the 4% Dubai Land Department transfer fee is about AED 49,200 (USD 13,400), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. Town Square is freehold; a foreign buyer holds the title deed outright, and the deed transfers on payment.

Remittance. At the resale level of about AED 2.44 million all-in, this is roughly 2.7 times one person's USD 250,000 per financial year LRS limit (about AED 918,000). A ready sale is paid at once, so a couple remitting together (about AED 1.84 million) still falls short by around AED 600,000; the practical routes are a UAE mortgage for the balance, a third family member on the title, or a deposit with the transfer timed across the March 31 financial-year boundary. TCS applies above the annual threshold and is claimable in your Indian return.

Golden Visa. At AED 2.3 million a resale purchase clears the AED 2 million threshold and qualifies for the 10-year visa. At the AED 1.23 million listed figure it would not, which is another reason the resale price is the one that matters.

Yield and tax. No property or rental income tax in Dubai. Town Square's average gross yield is quoted at 6.7 per cent and community rents start around AED 127,000 a year for a residence; a 3 bedroom townhouse at AED 2.3 million letting near AED 140,000 to 155,000 would be about 6 to 6.7 per cent gross and 5.5 per cent net. Rent is taxable in India as income from house property after the 30 per cent standard deduction, with the India-UAE treaty preventing double taxation.

Exit. The launch-to-resale move from AED 1.23 million to AED 2.3 million is the community's own evidence that delivered townhouses here hold and gain. The next buyer is a family, and the AED 2 million Golden Visa threshold sits just below current asking prices, which supports the floor.

Pros

  • Completed and settled since 2020 and 2021, with grown landscaping and open schools
  • Resale evidence shows launch prices roughly 87 per cent higher today
  • About AED 1,070 per sq ft, below Nshama's new apartment launches in the same community
  • At AED 2.3 million a purchase clears the Golden Visa threshold
  • 3 and 4 bedroom homes with private gardens and parking

Cons

  • The AED 1.23 million listed price is the 2018 launch figure and is not in the market
  • A ready sale at AED 2.3 million runs past a couple's combined LRS limit
  • 4 bedroom prices and the unit count are not published
  • Five-year-old homes with condition varying unit by unit
  • No metro, 30 minutes from Downtown, and heavy townhouse supply across Town Square phases

Who this is for

  • Indian families who want a settled 3 or 4 bedroom townhouse with a garden and the Golden Visa
  • Landlords who want a family tenant at about 6 per cent gross
  • Buyers who prefer a delivered phase with mature landscaping to a new launch

Who should look elsewhere

  • Anyone expecting to pay the AED 1.23 million listed price
  • Single buyers funding from India under LRS without a mortgage
  • Buyers who want a new build with a construction-linked plan

Our verdict

Naseem is the settled, checkable end of Town Square: a five-year-old townhouse row where the landscaping has grown in and the resale record is public. Buy it at the AED 2.3 million market level, not the listing, and the Golden Visa comes with it. Compare it with Maha Townhouses, the newer phase at a lower rate per sq ft, and with the apartment alternative at Diplomat Residences, both on our Dubai section. All projects are listed here.

FAQs

What is the price of Naseem Townhouses?

The source listing shows it from AED 1.23 M, about Rs 3.17 crore, which was Nshama's 2018 launch price of AED 1,228,888. Current resale listings start at about AED 2.3 million, roughly Rs 5.92 crore.

Is there a payment plan?

Not on a resale: you pay in full at DLD transfer or take a UAE mortgage, plus the 4 per cent DLD fee. One listing quotes a 25/75 structure with 5 per cent down, which would apply only to a unit still on a developer plan.

When was Naseem completed?

Construction ran from June 2018 to December 2020, with handovers following through 2021. The homes are ready to move.

Is it registered with RERA?

It was sold off-plan under DLD escrow and is now complete with title deeds issued. Verify the seller's deed on the Dubai REST app.

Does Naseem qualify for the Golden Visa?

At the resale level of about AED 2.3 million, yes, because it clears the AED 2 million threshold. At the AED 1.23 million launch figure it would not.

What are the sizes?

3 bedrooms about 2,153 to 2,241 sq ft and 4 bedrooms about 2,429 to 2,446 sq ft, with private gardens and parking.

What rental yield can I expect?

Town Square's average gross yield is quoted at 6.7 per cent, with community rents starting near AED 127,000 a year. A 3 bedroom at AED 2.3 million letting at AED 140,000 to 155,000 would be about 6 to 6.7 per cent gross.

Can a foreign national buy, and how do Indian buyers fund it?

Yes, Town Square is freehold. A ready sale near AED 2.44 million all-in is about 2.7 times one person's USD 250,000 annual limit, so plan for a mortgage, a third buyer or a transfer timed across the financial year. Buyers of any other nationality can own on the same terms: Dubai's designated freehold areas are open to all nationalities, there is no residency requirement and no local partner, and the Land Department issues the title deed in your own name. Possession Timeline

Construction ran from June 2018 to December 2020 and handovers followed through 2021. Every unit is title-deeded and occupied or on the resale market, so possession follows the DLD transfer, usually within two to four weeks of signing once payment and any mortgage clearance are in place.

Investment Analysis

Why people look at Naseem Townhouses Town Square Dubai for investment is simple — it is in Town Square Dubai, Al Qudra Road, and this part of Al Qudra Road has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
Completed and settled since 2020 and 2021, with grown landscaping and open schools. Resale evidence shows launch prices roughly 87 per cent higher today. About AED 1,070 per sq ft, below Nshama's new apartment launches in the same community.
Watch-outs
The AED 1.23 million listed price is the 2018 launch figure and is not in the market. A ready sale at AED 2.3 million runs past a couple's combined LRS limit. 4 BHK prices and the unit count are not published.
Rental demand
Homes in Town Square Dubai, Al Qudra Road usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 1.23 M (about Rs 3.17 Cr) is in line with what Town Square Dubai, Al Qudra Road asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Town Square Dubai, Al Qudra Road are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Town Square Dubai, Al Qudra Road is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — the AED 1.23 million listed price is the 2018 launch figure and is not in the market. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Town Square Dubai, Al Qudra Road has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. Payment Plan

Ready resale: no construction-linked plan. Pay in full at DLD transfer or use a UAE mortgage. One listing quotes a 25/75 structure with 5% down, which would apply only to a unit still on a developer plan. At the AED 1,230,000 listed price: 4% DLD fee AED 49,200 plus about AED 25,800 agent commission and DLD admin, title deed and trustee fees; total about AED 1,306,000 (about Rs 3.36 crore). At the AED 2,300,000 resale level: 4% DLD fee AED 92,000 plus about AED 48,300 commission and the same fees; total about AED 2,441,000 (about Rs 6.29 crore). Final figures as per the sale agreement.

Specifications

Each townhouse has a private garden and parking, with the community's pools, play areas, cycling and jogging trails and the park shared. Nshama's mid-market townhouse finish; after five years condition varies unit by unit, so inspect the actual home and check the air-conditioning and roof. Specification as per the unit inspected.

💬 Our View

Naseem is the settled, checkable end of Town Square: a five-year-old townhouse row where the landscaping has grown in, the schools are open and the resale record is public. That record is the point. Nshama's 2018 launch price of AED 1,228,888 is what the source listing still shows, while current listings start near AED 2.3 million, and the gap tells you what a delivered Town Square townhouse has done in six years. Buy at the market level, get the DLD history and the service charge receipts for the specific unit, and the Golden Visa comes with a purchase above AED 2 million.

Frequently Asked Questions

What is the price of Naseem Townhouses? +
The source listing shows it from AED 1.23 M, about Rs 3.17 crore, which was Nshama's 2018 launch price of AED 1,228,888. Current resale listings start at about AED 2.3 million, roughly Rs 5.92 crore.
Is there a payment plan at Naseem Townhouses? +
Not on a resale: you pay in full at DLD transfer or take a UAE mortgage, plus the 4% DLD fee. One listing quotes a 25/75 structure with 5% down, which would apply only to a unit still on a developer plan.
When was Naseem Townhouses completed? +
Construction ran from June 2018 to December 2020, with handovers following through 2021. The homes are ready to move.
Is Naseem Townhouses registered with RERA? +
It was sold off-plan under DLD escrow and is now complete with title deeds issued. Verify the seller's deed on the Dubai REST app.
Does Naseem Townhouses qualify for the Golden Visa? +
At the resale level of about AED 2.3 million, yes, because it clears the AED 2 million threshold. At the AED 1.23 million launch figure it would not.
What are the sizes at Naseem Townhouses? +
3 BHK about 2,153-2,241 sq ft and 4 BHK about 2,429-2,446 sq ft, with private gardens and parking.
What rental yield can I expect at Naseem Townhouses? +
Town Square's average gross yield is quoted at 6.7 per cent, with community rents starting near AED 127,000 a year. A 3 BHK at AED 2.3 million letting at AED 140,000-155,000 would be about 6-6.7 per cent gross.
Can a foreign national buy Naseem Townhouses, and how do Indian buyers fund it? +
What has Nshama delivered? +
Over 6,500 units in Town Square since 2017, including Naseem, Maha and The Regent's 238 units in May 2025, with about 89 per cent on-time delivery and no cancelled phase per portal reviews.

Final Verdict

A solid ready buy for an Indian family at the AED 2.3 million market level, with the Golden Visa attached and about 6 per cent gross yield if let. The listed AED 1.23 million is a launch price, not an offer. Plan the remittance, since a ready sale exceeds a couple's combined LRS limit.
