The ready studio works out at about AED 1,550 per sq ft. The launch figures, on a 387 sq ft studio, came to about AED 1,214 to AED 1,466 per sq ft. For comparison, the cheapest resale studio in Gemz, Danube's other finished Al Furjan tower, is asked at about AED 1,835 per sq ft for less space and no station at the door.

The sources disagree on the launch price, and the AED 490,000 studio listing is from the off-plan period, so neither is a price you can buy at today. The source listing prints no price. The DLD's registered transfers in the building are what settle a fair offer; ask your agent for the last few before you bid.

Payment plan and total cost

There is no developer plan left to buy on. Pearlz sold off-plan from 2022 on Danube's 1% monthly plans, and a purchase today is a resale in cash or with a UAE mortgage. Worked on the AED 750,000 studio:

Danube's 1% plans can run past handover. Ask whether the seller still owes instalments, because Danube issues the no-objection certificate the transfer needs only once they are cleared; it decides how much cash the seller needs on the day.

One studio listing puts the service charge at about AED 6,000 a year. No per-sq-ft rate for the building appeared in the sources checked, so ask the seller for the latest invoice and check nothing is in arrears.

Location and connectivity

Pearlz's location is its main asset. Al Furjan metro station, opened in 2021 on the Route 2020 branch of the Red Line, is a short walk away, and homes within a ten-minute walk of the station have gained about 22% in capital value over three years. Propsearch puts Palm Jumeirah at about 16 minutes by car, The Walk at JBR 17, Burj Al Arab 21 and Dubai Mall 25.

Al Furjan sits between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. Ibn Battuta Mall is five to ten minutes away and Jebel Ali Free Zone about ten; the free zone employs a good share of the community's tenants. Al Maktoum International Airport is fifteen to twenty minutes. New buildings, including Danube's own 356-home Sparklz, will add rental supply over the next two years.

Amenities and specifications

Pearlz is a single 14-storey tower with retail at ground level, which means a shop or café inside the building. Sizes are published by type: studios from 387 sq ft, one-bedrooms of 680 to 1,053 sq ft, two-bedrooms of 1,082 to 1,814 and three-bedrooms of 1,661 to 1,828. Danube quoted a pool, gym and podium amenities.

Resale units come furnished, semi-furnished and bare; one studio listing notes a large balcony facing the Al Furjan villas. A finished building lets you check what an off-plan buyer cannot: the view, the noise level, the air-conditioning and whether the listed size matches the suite area on the title deed. Parking per apartment is not published.

About the developer

Danube Properties is the property arm of the Danube Group, the building-materials business Rizwan Sajan founded in Dubai in 1993; the developer dates from 2014 and made the 1% monthly plan standard in Dubai's mid-market. DLD records show 20 completed projects and 8,230 units.

Pearlz is one of its cleanest deliveries: launched in 2022 and handed over in May 2024, six months early, followed that November by Gemz, five months early. The dataHabibi index scores Danube's delivery reliability at 44% across its whole book, which is a question for its off-plan launches, not for a building already standing.

For Indian buyers

Ownership. Al Furjan is freehold for all nationalities, and on transfer the DLD issues the title deed in your name. There is no annual property tax, and a residential sale carries no VAT; the 4% DLD transfer fee is the government's cost.

Remittance and Golden Visa. The AED 750,000 studio is about USD 204,000, and about USD 218,000 with fees — inside one person's USD 250,000 LRS allowance for a financial year. As a resale it has to be paid at once rather than over a plan. The Golden Visa needs AED 2 million: the studio misses by AED 1,250,000, and the top of the current range, AED 1,850,000, misses by AED 150,000.

Yield and tax. Bayut puts the building's gross yield at 7.88%; at AED 55,000 of rent the studio earns about 7.3% gross and 6.5% after service charge. India taxes the rent at your slab after the 30% standard deduction, the property goes in Schedule FA of your return, and the gain is taxed in India on sale.

Exit. Resale demand here rests on the station and on tenants from Jebel Ali. Portals show dozens of units listed for sale and rent at any time, so a buyer who needs to sell quickly should expect to price near the DLD's recent transfers rather than the top asks.

Pearlz is the Danube building in Al Furjan that sits next to the metro, and that single fact is what its price should be judged against. At about AED 1,550 per sq ft, the 484 sq ft studio on offer is cheaper per foot than the resale studios in Gemz nearby, and it comes with a bigger floor area and the station at the door. Bayut's 7.88% gross yield and rents from AED 55,000 support the rental case, and the six-months-early handover removes the construction risk that hangs over Danube's newer launches. What it does not offer is a bargain against launch: the 2022 buyers paid AED 470,000 to AED 567,500 and have kept the gain. The price data is also patchy, with listings of very different vintages side by side, so the DLD's recent transfers are the only honest benchmark.

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. The developer's plan is closed: Pearlz sold off-plan from 2022 on Danube's 1% monthly plans. A purchase now is a resale, in cash or with a UAE mortgage. On the AED 750,000 studio: the 4% DLD transfer fee is AED 30,000; agency commission at the usual 2% plus VAT is AED 15,750; the registration trustee charges about AED 4,000 plus VAT — about AED 800,000 all in. Danube's 1% plans can run past handover, so ask whether the seller still owes instalments and how they are cleared before transfer.
