LIV Residence is a finished 28-storey tower in Dubai Marina and the first Dubai building from LIV Developers. It holds 179 homes: studios, one-, two- and three-bedroom apartments and penthouses, with interiors by MWM Studios. Construction began in September 2016, and the tower was completed in December 2019 on one record and handed over in May 2020 on others.
It is a different building from LIV's newer LIV Marina, handed over in 2025. Here you buy from an owner: resale apartments are asked from AED 1,300,000 (about Rs 3.35 crore), and one-bedrooms of 919 to 991 sq ft from AED 2,300,000. Studio asks average AED 1,293,533 at about AED 2,399 per sq ft, which implies an average studio of about 540 sq ft; the listings do not print each unit's size, so treat that as an estimate. Asks are the seller's opening number, and the DLD transaction record for LIV Residence is what settles what units trade for.
Stock is thin, as you would expect in a 179-home tower: one portal showed five studio listings and about 25 furnished flats for sale at the time we checked. Two-bedroom, three-bedroom and penthouse asks did not surface with prices, so ask for them unit by unit.
Against the Marina, and against LIV Marina
Dubai Marina apartments average about AED 1,948 per sq ft on one market index, so studio asks here sit about 23% above the community figure. The better comparison is LIV's own newer tower. In LIV Marina, one-bedrooms of 746 to 915 sq ft are asked from AED 2,499,500; here one-bedrooms of 919 to 991 sq ft start at AED 2,300,000. That is more room for less money, in exchange for a building about five years older.
Payment plan and total cost
There is no developer payment plan: LIV sold this building out years ago. A resale buyer signs the Form F, the standard Dubai sale contract, pays a deposit of usually 10%, and pays the balance at transfer at a DLD registration trustee office. A UAE mortgage is open to non-residents, and the bank's valuation, not the seller's ask, sets the loan.

The fees come to about AED 84,580, or 6.5% on top of the price, and only the price is negotiable. Any service-charge arrears must be cleared before the transfer. With a mortgage, add 0.25% of the loan plus AED 290 for its registration.
Service charge: a service-charge page for LIV Residence exists on one broker's site, but its figure did not surface in our search. Dubai Marina averages about AED 16.10 per sq ft a year, with buildings from AED 14 to AED 28. On a studio of about 540 sq ft that is about AED 8,700 a year at the average, and about AED 7,600 to 15,100 across the range. Ask the seller for the latest invoice and the owners' association budget.
Location and connectivity
LIV Residence stands in Dubai Marina with panoramic windows over the water and the JBR towers, per the developer's description. Typical drive times quoted for this part of the Marina are about 5 minutes to JBR and the beach, 10 to 15 minutes to Palm Jumeirah, 20 to 25 minutes to Downtown and about 30 minutes to Dubai International Airport.
The Dubai Metro Red Line runs along Sheikh Zayed Road, with the DMCC and Jumeirah Lakes Towers stations about 5 to 10 minutes away, and the Dubai Tram loops through the Marina. Tenants come from Media City, Internet City and JLT, and from short-stay visitors, so demand runs all year.

Amenities and specifications
LIV describes the building as G+27 with "modern chic finishes", European kitchens and internationally known brands throughout, and interiors by MWM Studios in a design language taken from five-star hotels. Project pages add built-in wardrobes, fitted bathrooms, fitted kitchens and panoramic windows.
Shared facilities are a swimming pool, a residents' lounge and garden, a children's play area, a gym and a spa, with restaurants and shops at the base. That is a standard list for a Marina tower of this size; the newer amenity floors in LIV's later towers go further.
You are buying a flat that has been lived in for about six years. Dubai's jointly owned property law covers installations for one year and structural defects for ten years from completion, so the first has long expired and the second runs to about 2029-2030. Pay for an inspection, test the air-conditioning, and confirm the parking bay on the title deed.
About the developer
LIV Developers (LIV Real Estate Development) builds mostly in Dubai Marina and says its roots go back to 1959. LIV Residence was its first Dubai delivery; LIV's own news pages still carry the raft-casting announcement from the start of the build. Naga Architects was the architectural consultant.
Its second building, LIV Marina, was handed over in May 2025. A construction trade report puts LIV's pipeline at AED 3.8 billion, including LIV LUX and LIV Waterside in the Marina, LIV Oceanside on Dubai Islands and LIV Maritime, and says it has sold out every project. For a resale buyer that record matters less than the building's own: an owners' association now runs LIV Residence.
For Indian buyers
Ownership. Dubai Marina is freehold, so an Indian buyer, resident in the UAE or not, gets a DLD title deed in their own name. The UAE charges no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 52,000 on the entry apartment.
Remittance. The Liberalised Remittance Scheme lets each person send USD 250,000 per financial year. The entry apartment is about USD 377,000 with fees, above one person's limit but inside a couple's USD 500,000, so a couple can fund it in one financial year. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The threshold is AED 2 million of property. A studio at AED 1.3 million falls about AED 700,000 short; a one-bedroom asked from AED 2,300,000 clears it. Because the building is complete, you can apply once the title deed is in your name.
Rent and tax. Dubai Marina apartments earn about 5% to 7% gross, near 6% on the market index we use; one portal showed 31 flats for rent in this building. At 6%, the AED 1.3 million apartment earns about AED 78,000 a year, or about 5.3% after a service charge near AED 8,700. The UAE does not tax the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

LIV Residence is the value end of LIV's Marina portfolio. It is about six years old and small, 179 homes over 28 floors, and its one-bedrooms are both larger and cheaper than those in LIV Marina. Studios from about AED 1.3 million are the lowest entry into any LIV building, though studio asks at about AED 2,399 per sq ft still sit above the Marina average. The catch for many buyers is the Golden Visa: studios miss the AED 2 million line by about AED 700,000. The missing service charge is the figure to get before an offer.
A sensible resale buy for an investor who wants Marina rent now and more space per dirham than a new tower gives. Offer against recorded DLD sales, inspect the unit, and confirm the service charge first. Buy a one-bedroom rather than a studio if the Golden Visa is part of the plan, and look at an off-plan tower instead if you need time to pay.

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation.
