The source listing prints no price. We use AED 1,690,825 because it is the studio figure on a portal's project page, which carries the developer's list prices by unit type. That page also prints a headline of AED 33,778,000 and a rate of AED 9,992 per sq ft, and neither fits a studio or a one-bedroom; they look like penthouse or duplex-villa figures. Another portal describes the developer's stock as sold, so most buyers now buy from owners. We did not see a current resale studio ask, and the DLD's transaction record for the building is the document that settles today's price.

Sizes come from one portal's range of 44 to 103 sq m (about 474 to 1,109 sq ft) for the apartments, a studio average of about 500 sq ft on another, and one-bedroom rental listings of 690 to 920 sq ft. Penthouse and duplex-villa sizes are not published.

Against Dubai Marina

Dubai Marina apartments average about AED 2,058 per sq ft on a portal's market index, with a mid-year reading of AED 2,306. The studio here, at AED 3,380 to 3,570 per sq ft, is roughly 45% to 75% above that. Small units always cost more per foot, but this is a large gap. The one-bedroom on its bigger plan, at about AED 2,360, is close to the district average and is the better per-foot buy.

For comparison, Marina Shores, Emaar's off-plan tower in the same district, starts at AED 1,506,888 for a one-bedroom of about 745 sq ft, about AED 2,020 per sq ft, with handover due at the end of 2026. Marina Star asks more per foot and gives you a finished building today.

Payment plan and total cost

Marina Star is complete. With the developer's stock reported as sold, there is no developer payment plan to count on. You pay the seller in full at transfer, in cash or with a UAE mortgage. A mortgage adds the DLD mortgage registration fee and the bank's own charges.

Everything is due within weeks, at the DLD trustee office on transfer day. If you buy from an owner, the sale runs on a Form F contract, and the seller must clear any service-charge arrears before the DLD will transfer the title deed.

Service charge

Condor has not published a rate for this building. Dubai Marina averages about AED 16.10 per sq ft a year, with most towers between AED 12 and 20 and some above that. On a 500 sq ft studio, AED 12 to 20 is about AED 6,000 to 10,000 a year (about Rs 1.5 to 2.6 lakh). A rooftop pool and spa point to the middle or upper end. Ask the owners' association for the approved budget before you offer.

Location and connectivity

Marina Star is on Al Seba Street, inside Dubai Marina and on the same street as The First Collection Marina hotel. Condor runs its sales gallery from the building's B1 level. Marina Walk, Dubai Marina Mall and the JBR beachfront are all in the same district, one of the few parts of Dubai you can live in without driving every day.

The Dubai Tram loops through the Marina, and the Dubai Metro Red Line runs along Sheikh Zayed Road with stations serving the district. Sheikh Zayed Road (E11) is the main route out, towards Downtown in one direction and Abu Dhabi in the other. No source we checked prints drive times from this address, so we will not invent any. Palm Jumeirah and Dubai Internet City are the immediate neighbours, and the Internet City and Media City offices supply much of the Marina's tenant demand.

Unlike Dubai Islands or Dubailand, nothing around you is waiting to be built. The trade-off is traffic: Marina roads are slow at peak hours and visitor parking is tight.

Amenities and specifications

The quoted facilities are a rooftop swimming pool, a gym, a spa and a yoga studio. Rental listings describe balconies with marina views, central air conditioning and built-in wardrobes. That is a normal package for a new Marina tower, not a premium one, and it is priced into the service charge.

The published mix is 77 studios, 94 one-bedrooms, 30 two-bedrooms, two four-bedroom penthouses and three duplex villas with two and three bedrooms, which accounts for 206 of the 211 units. Condor sells a Villa Marina product at Marina Star through its own micro-site; the sources do not say whether that is the three duplex villas or a separate release.

Short-let operators run units in the building on the large booking platforms, with daily stays advertised from about AED 500. If you want a quiet owner-occupied building, ask the owners' association how many units are licensed as holiday homes.

About the developer

Condor Group was founded in the UAE in 1980 as an engineering and construction contractor for residential and hospitality buildings, and says it has completed more than 400 projects across the Middle East and Asia. Its developer arm, Condor Developers, builds in Dubai and in Trivandrum, India.

Marina Star is its clearest Dubai delivery. The project was launched in 2006 by Al Seef Investments (some portals give 2009) and stalled once it reached ground level. Condor took it over, resumed construction in October 2021 and finished it about two years later. The project is valued at over AED 500 million. For a buyer, finishing a stalled tower is a better signal than a launch brochure.

The group's other Dubai projects are still being tested. Condor Golf Links 18 in Dubai Sports City was announced for a Q1 2026 handover and its date has since moved more than once; Concept 7 and Condor Sonate are its other launches. On a finished building, that matters less than the owners' association and the building's defects record.

For Indian buyers

Ownership. Dubai Marina is freehold for foreign buyers, including Indian residents, and the DLD issues the title deed in your name on transfer day. There is no annual property tax in Dubai.

LRS. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The studio with fees, about AED 1.76 to 1.79 M, is roughly USD 480,000 to 490,000, so a couple can fund it within one year; a single buyer needs two financial years or a UAE mortgage. TCS at 20% applies above Rs 10 lakh a year and is credited against your Indian tax.

Golden Visa. The ten-year visa needs AED 2 M of property. The studio at AED 1.69 M falls short. A one-bedroom from AED 2,175,019 or any two-bedroom clears it.

Rent, tax and exit. Rent listings in the building start from about AED 12,000 a month, and the portal's average across listed units is about AED 144,205 a year. Rent is taxable in India at your slab rate after the 30% standard deduction if you are resident, and the property goes in Schedule FA. At resale, the Marina is one of Dubai's deepest markets, but you will be selling against older towers that ask far less per foot. Our verdict

Marina Star is a finished building, so the risk is not delivery but price. The developer's list puts a studio of about 500 sq ft at AED 1,690,825, roughly AED 3,380 to 3,570 per sq ft, well above the Dubai Marina average of about AED 2,058 to 2,306. You are paying for a new tower in an old district, and the portals' own figures do not agree on much beyond that. The one-bedroom is the more rational unit: it clears the Golden Visa line and a furnished one is asked at about AED 155,000 a year. Condor deserves credit for finishing a stalled project, but no resale studio ask was visible to us, so the real market price is unconfirmed.

Worth a look for an investor who wants ready Dubai Marina rent and values a newer building, especially at the one-bedroom level. Do not pay the developer list price by default: pull recent DLD transactions for the building first and offer against those. Buyers who want the Marina for less per square foot, or who need time to pay, should compare older towers and off-plan launches before booking.
