You are buying a new but occupied building. Dubai's jointly owned property law gives one year of cover on installations and ten years on structural defects from completion, so the one-year cover is still running. Pay for a snagging inspection and confirm the parking bay on the title deed.
About the developer
LMD was founded in Cairo in 2007 and set up Continental Investments as its UAE development arm in 2011. It now develops residential, commercial, mixed-use and hospitality projects in the UAE, Egypt, Spain and Greece.

Ownership. Dubai Marina is freehold, so an Indian buyer, resident in the UAE or not, gets a DLD title deed in their own name. The UAE charges no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 66,000 on the entry ask.
Remittance. The Liberalised Remittance Scheme lets each person send USD 250,000 per financial year. The entry flat with fees is about AED 1.76 M, roughly USD 478,000: above one person's allowance and just inside a couple's USD 500,000. With a 50% UAE mortgage the cash needed falls to about AED 933,000, roughly USD 254,000. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The threshold is AED 2 million of property. The entry one-bedroom falls short; a two-bedroom, or a larger unit near the AED 2.11 M average ask, should clear it, and because the building is complete you can apply once the title deed is in your name.
