About Cavalli Tower Dubai Marina Dubai
Cavalli Tower is DAMAC's 71-floor, 436-unit beachside tower between Dubai Marina and Dubai Media City, with architecture by Shaun Killa and interiors by Roberto Cavalli, the first tower to carry the name. The source listing shows it from AED 2.9 M, about Rs 7.47 Cr at 25.75 rupees to the dirham. The AED 1 billion tower has topped out, with finishes under way and handover scheduled for later this year.
That makes it the most advanced off-plan building in this batch, and the most expensive per sq ft relative to its own community. This page works the entry unit through the plan and fees, sets the rate against Dubai Marina's average, and prints the entry prices that do not agree. Both cannot be current for the same tier. Ask DAMAC for today's price list with floors and areas before you accept either.

Location and connectivity
The tower stands on the beach on the Al Sufouh side, between Dubai Marina and Dubai Media City. The Marina and Marina Walk are a few minutes by car, Media City and Internet City about five, Palm Jumeirah about ten, Sheikh Zayed Road about five, Downtown 20 to 25 minutes and Dubai International Airport about 30. The neighbourhood is fully built: the Marina's restaurants, tram and metro links and the beach are all operating. Every unit is stated to have a sea, Palm Jumeirah or Marina view, which in a 71-floor tower is the main determinant of price between floors.
Amenities and specifications
Roberto Cavalli interiors run through the building, with select units carrying private terraces, pools or jacuzzis and hydroponic living walls. Quoted amenities: private sky pools, sky gardens, an infinity pool over the Gulf, a Malibu Bay-inspired beach pool and a four-storey lobby. This is a full branded specification rather than a licensing badge, and the service charge will reflect it. Final as per the SPA.
About the developer
DAMAC Properties, founded in 2002, has delivered 50,000 homes, has more than 54,000 units under construction and over 100 million sq ft in planning, and targets 8,800 handovers this year across DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, Chic Tower and Elegance Tower, with USD 2.72 billion of construction contracts awarded in the first half of the year. That scale is the reassurance on a tower that is already topped out. It also means DAMAC is running many sites at once, so check this project's DLD status report rather than the corporate numbers.
For overseas buyers
Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 2.90 million entry price the 4% Dubai Land Department transfer fee is about AED 116,000 (USD 31,600), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.
Ownership. Dubai Marina is freehold; the unit is registered as an Oqood record now and a title deed at handover.
Remittance. AED 2.9 M is about USD 790,000, and the fees take it past USD 820,000. Under the LRS each person can remit USD 250,000 per financial year, so a couple needs two financial years or a third co-owner. With most of the price due within months, plan the remittances before booking.
Golden Visa. AED 2.9 M is well above the AED 2 M threshold; the broker's AED 1.75 M entry unit would not qualify on its own. Off-plan units count once registered; confirm with the ICP.
Yield and tax. Dubai Marina yields 5 to 7 per cent gross, and Property Monitor put long-term Marina yields at 7.1 per cent in the first quarter of this year. At AED 2.9 M a 1 BHK needs about AED 174,000 a year to reach 6 per cent, which requires the Cavalli name to carry into the rent; after a service charge of AED 18,000 to 26,000 the net is nearer 4 per cent. Short lets on the beach can do better in season. No UAE tax applies; in India the rent is income from house property after the 30 per cent standard deduction.

- Short-let investors targeting Marina and beach demand
- Buyers who will verify which price tier and plan currently apply
Who should look elsewhere
- Yield-first investors — see Pelagos in the same community at a lower entry

Our verdict
A branded beachfront tower months from handover, priced at a premium the Marina average does not support on rent. Establish which price list and plan apply, get the DLD status report and escrow details, budget about AED 120,000 of fees on AED 2.9 M, and expect a net yield nearer 4 per cent than 6. The wider market is on our project list.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Dubai Marina / Al Sufouh, on the Dubai Media City side are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Dubai Marina / Al Sufouh, on the Dubai Media City side is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Possession Risks
Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.
Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.
Bank Loan Availability
Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

💬 Our View
Cavalli Tower is the most finished thing in this batch that is still sold off-plan: 71 floors topped out, finishes under way, handover scheduled for this year, from the developer that hands over 8,800 units a year. That combination is worth paying something for. The question is how much. At AED 2.9 M for a unit of about 1,004 sq ft you are paying roughly AED 2,890 per sq ft against a Dubai Marina average of AED 2,058 to 2,306, so about a 25 to 40 per cent branded premium, and Marina service charges of AED 18 to 26 per sq ft will take the top off the yield. The broker list showing AED 1.75 M for 867 sq ft, about AED 2,020 per sq ft, is either older stock or a different tier; that is the single question to settle before you offer. Buy it for the address, the beach and a visa, not for income.
We track on the Dubai Media City side closely, and Cavalli Tower Dubai Marina Dubai is one of the homes buyers ask about often. Our honest take: weigh the developer, the exact unit, and the price you get against nearby options before you commit. We are not here to push one project — we help you compare and pick what fits your budget and plan. For the live price and a clear comparison, just reach out.
