LIV Marina is a finished residential tower on the Dubai Marina waterfront, built by LIV Developers, the Marina specialist behind LIV Residence and LIV LUX. It rises to G+44 and holds one-, two- and three-bedroom apartments plus a top tier of penthouses. Construction began in June 2021 and the tower was handed over in May 2025, the second quarter LIV had promised at launch.

The developer's stock sold out, so you now buy from an owner. A portal's summary of recorded sales averages one-bedroom sales at AED 2,792,376 and all apartments at AED 3,415,716, with 51 apartment sales in the last 12 months and asking prices up about 6%. Roughly one sale a week is a working resale market.

Older figures still circulate. Launch-era pages quote one-bedrooms from AED 1.5 million, and one broker page lists studios from AED 1.1 million, a unit type missing from LIV's own list; both describe off-plan pricing from 2021 and 2022. The developer's final release priced a two-bedroom from AED 4,729,548, and two-bedrooms now resell from less.

Against the Marina, and against LIV's older tower

Dubai Marina apartments average about AED 1,948 per sq ft on one market index, so LIV Marina's entry one-bedroom trades 40% to 72% above the community average. That is the price of a 2025 building in a community whose towers mostly date from the 2000s. In LIV Residence, LIV's older tower in the Marina, one-bedrooms of 919 to 991 sq ft are asked from AED 2,300,000, and two building pages put the average at about AED 2,500 to 2,683 per sq ft. You get more room for less there; you pay here for a newer tower and a newer amenities floor.

Payment plan and total cost

There is no developer payment plan at LIV Marina; the launch plan closed when the tower was finished. A resale buyer signs the Form F, the standard Dubai sale contract, pays a deposit of usually 10%, and pays the balance at transfer at a DLD registration trustee office. A UAE mortgage is open to non-residents, and the bank's valuation, not the seller's ask, sets the loan.

Location and connectivity

LIV Marina stands on the Dubai Marina waterfront. One project page places it within walking distance of Marina Walk and of the Grosvenor House and Ritz-Carlton hotels, and LIV's own page leads on uninterrupted water views through full-height windows. Typical drive times quoted for this part of the Marina are about 5 minutes to JBR and the beach, 10 to 15 minutes to Palm Jumeirah, 20 to 25 minutes to Downtown and about 30 minutes to Dubai International Airport.

The Dubai Metro Red Line runs along Sheikh Zayed Road, with the DMCC and Jumeirah Lakes Towers stations about 5 to 10 minutes away, and the Dubai Tram loops through the community. Tenants come from Media City, Internet City and JLT, and from short-stay visitors.

The Marina is fully built, with shops, restaurants and the waterfront promenade already running, so there is no master-plan risk. The pressure is supply: LIV itself is building LIV LUX and has launched LIV Waterside in the same community, and every new tower competes with this one for tenants. Amenities and specifications

LIV describes one-, two- and three-bedroom apartments and "signature penthouses", each with full-height windows and open-air balconies. The building's own amenities page sits on LIV's site; project pages list a gym, a temperature-controlled pool, spa facilities and children's play areas. One developer profile adds music and gaming rooms that it calls the first of their kind.

The penthouse tier tops out at a four-bedroom of about 9,124 sq ft, priced from AED 46,999,548 in LIV's final release; the one-bedroom plans start at about 746 sq ft.

You are buying a nearly new but used flat, and some were furnished for holiday lets. Dubai's jointly owned property law gives one year of cover on installations and ten years on structural defects from completion; the first has run out or is about to, so pay for a snagging inspection and confirm the parking bay on the title deed.

About the developer

LIV Developers (LIV Real Estate Development) builds mostly in Dubai Marina and says its roots go back to 1959. It has two delivered buildings. LIV Residence, a 28-storey tower of 179 homes, was built from September 2016 and finished between December 2019 and May 2020, depending on the source. LIV Marina followed, built from June 2021 with CRCC as main contractor and handed over in May 2025.

A construction trade report puts LIV's pipeline at AED 3.8 billion, with about AED 2.3 billion of homes, including 640 apartments, due for delivery within 12 months, and says it has a 100% sell-out record. Its projects now include LIV LUX in the Marina, LIV Waterside, LIV Oceanside on Dubai Islands with an October 2027 date, and LIV Maritime, where CRCC has been hired again.

Two completed buildings is a short record, though no source prints a delay on either. For a resale buyer it matters less: the tower is finished and an owners' association runs it.

For Indian buyers

Ownership. Dubai Marina is freehold, so an Indian buyer, resident in the UAE or not, gets a DLD title deed in their own name. The UAE charges no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 99,980 on the entry one-bedroom.

Remittance. The Liberalised Remittance Scheme lets each person send USD 250,000 per financial year, and the one-bedroom is about USD 723,600 with fees, more than a couple's USD 500,000. With a 50% UAE mortgage the cash needed falls to about AED 1.41 million, roughly USD 384,000, which a couple can remit in one year. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The threshold is AED 2 million of property, and every one-bedroom ask we saw clears it; the entry ask is AED 499,500 over the line. Because the building is complete, you can apply once the title deed is in your name.

Rent and tax. One project page puts the return at up to 5.73%, about AED 143,200 a year on AED 2,499,500. After a service charge near AED 12,000 that is about 5.2% net, before vacancy and management. The UAE does not tax the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. A resale buyer pays the seller in full at transfer, in cash or with a UAE mortgage.
