Floor Plan, Master Plan & Brochure
About Creek Bay Dubai Creek Harbour
Creek Bay is an Emaar apartment launch at Dubai Creek Harbour, the waterfront masterplan Emaar is building with Dubai Holding beside the Ras Al Khor Wildlife Sanctuary. Broker pages count about 214 homes of one, two and three bedrooms from 737 to 2,011 sq ft, facing the creek and the Downtown skyline. Emaar's own pages describe waterfront apartments with creek views and a promenade to walk, cycle and dine along.
The price list broker pages attribute to Emaar starts one-bedrooms at AED 1,797,888 (about Rs 4.63 crore), on a 10/70/20 plan with nothing to pay after handover. Handover is published for Q2 2030. Below we set out the price by unit type, what the entry one-bedroom costs with fees, and how Creek Bay compares with its paired launch, Creek Haven.

Each rate is the "from" price divided by the smallest and largest size in that band, so it shows the spread, not a quote. We print AED 1,797,888 because several broker pages carry it as Emaar's published starting price and others round it to AED 1.8 million. A broker blog of February 2026 reports a second release, Creek Bay Tower B, with one-bedrooms from about AED 1.9 million; if the first tower's entry units have sold, that is the real entry today. Emaar's price sheet for the specific unit settles it.
Against the community, the one-bedrooms are priced at the going rate: about AED 2,363 to 2,440 per sq ft against a Dubai Creek Harbour median of about AED 2,518. The three-bedrooms are a premium product at close to AED 3,000 per sq ft at the small end, and that premium buys the view. Emaar's paired launch, Creek Haven, prices its one-bedrooms of about 876 sq ft from AED 1,959,888, so Creek Haven gives more floor area per dirham and Creek Bay a lower entry ticket.
Payment plan and total cost
The published plan is 10/70/20: 10% on booking, 70% in instalments during construction and 20% at handover, with nothing after handover. The sources checked do not print the instalment dates; Emaar usually ties them to construction milestones, and the SPA fixes them. One broker page for the paired Creek Haven launch quotes a 50/50 plan, so confirm which plan your unit carries.
Worked example: the AED 1,797,888 entry one-bedroom
| Item | Basis | AED | Rupees (at 25.75) |
|---|---|---|---|
| Booking | 10% | 179,789 | About Rs 46.3 lakh |
| DLD transfer fee | 4% of price, at booking | 71,916 | About Rs 18.5 lakh |
| Oqood registration | DLD admin fee | 40 | — |
| Construction instalments | 70%, to about 2030 | 1,258,522 | About Rs 3.24 crore |
| Handover | 20% | 359,578 | About Rs 92.6 lakh |
| Total | 1,869,844 | About Rs 4.81 crore |
On the first day you pay about AED 251,700, the booking plus the DLD fee. If the 70% is spread evenly over the roughly four years to 2030, it averages about AED 315,000 a year; the real schedule is in the SPA. The 20% at handover, about AED 360,000, is the one large payment to plan for, and a UAE mortgage can cover it if you prefer not to pay cash.
Service charge. Not published yet. Dubai Creek Harbour buildings run about AED 13 to 24 per sq ft a year, which is about AED 9,600 to 17,700 a year on a 737 sq ft one-bedroom. The first budget arrives near handover and is a projection, so compare it with the actual charges of the completed towers around it.
Location and connectivity
Emaar places Creek Bay on the water in Dubai Creek Harbour, framed by the Burj Khalifa and Downtown skyline, with the waterfront promenade at the building and Dubai Creek Marina close by. The Ras Al Khor Wildlife Sanctuary sits beside the community, and Creek Beach, with its 700 metres of sand, is inside it. The sources checked do not give the exact plot or the district name, so ask Emaar for the site plan and the view from your floor.
Downtown Dubai and Burj Khalifa are about 10 to 15 minutes by car, and Dubai International Airport about 15. There is no Metro station in the community today, so tenants drive. The planned Blue Line of the Dubai Metro is due to reach Dubai Creek Harbour later in the decade; treat it as a bonus, not part of the price.
The masterplan is still being built. Emaar has launched several towers here recently, among them Arlo, Creek Haven and Lyvia by Palace, and many will complete around the same years as Creek Bay, which means competition for tenants and resale buyers in 2030. See all Dubai projects we track, or the full projects list for India and Dubai.
Amenities and specifications
The quoted amenities are an adult pool and a children's pool, indoor and outdoor fitness areas, a padel court, yoga and relaxation zones, children's play areas and landscaped gardens. That is the standard list for an Emaar Creek Harbour tower of this size, and the community adds the promenade, the marina and the beach outside the gate.
The sources checked do not publish the finish schedule, appliance brands, the parking allocation per unit type or the number of floors, so we give none. Ask for the specification annex of the SPA and the floor plan of your exact unit before you book.
The view is the variable that moves the value most. The two-bedroom band alone runs from about AED 2,224 to 2,616 per sq ft, and floor and outlook explain most of that, so check the orientation on the plan.
About the developer
Emaar Properties is Dubai's largest listed developer, the builder of Burj Khalifa and Downtown Dubai, and the master developer of Dubai Creek Harbour with Dubai Holding. In 2025 Emaar Development reported record sales of AED 71.1 billion and a revenue backlog of about AED 155 billion at year end.
Inside this community Emaar has a record to check. Dubai Creek Residences completed in 2019, Creekside 18 in 2020, Creek Rise in 2022 and Creek Edge between 2023 and 2024, while Mangrove and Cedar at Creek Beach are due in 2026. One analysis puts about 80% of Emaar projects within six months of the stated date; another notes delays of three to nine months on some large phased launches, and no cancellations.
For a 2030 handover, that record matters more than any brochure. Emaar also builds the roads, parks and retail around the tower, so the district and the building arrive together.
For Indian buyers
Ownership. Dubai Creek Harbour is a freehold area, so an Indian citizen, resident in the UAE or not, owns a Creek Bay apartment outright with a DLD title deed issued at handover. The UAE charges no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 71,916 on the entry one-bedroom.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The first payment, booking plus the DLD fee, is about USD 68,500; the construction instalments average under USD 90,000 a year if evenly spread; and the 20% at handover is about USD 98,000. One remitter can fund the whole plan within the allowance, year by year. Tax collected at source applies above the current threshold and is credited on your Indian return.
Golden Visa. The threshold is AED 2 million of property. The entry one-bedroom falls about AED 202,000 short; the two-bedrooms from AED 3,264,888 clear it. Off-plan units from an approved developer can count, but confirm with the DLD before you rely on it.
Rent and tax. No rent comes in before 2030. Dubai Creek Harbour one-bedrooms earn about 5.5% to 6.5% gross and 4.0% to 5.0% net on today's prices; a buyer at the going rate should plan on the lower half once the 2030 supply lands. The rent is taxable in India for a resident, with the 30% standard deduction, and the property is declared in Schedule FA every year. For a Palace-branded alternative in the same community, compare Lyvia by Palace, due in 2029.
Pros
- Emaar building in Emaar's own masterplan, where four earlier towers are already handed over
- One-bedroom rate of about AED 2,363 - 2,440 per sq ft sits just under the community median of about AED 2,518
- 20% held back to handover and nothing after it - a plan that keeps more of your money in hand while the tower rises
- Only about 214 homes, a small building by Creek Harbour standards
- Two-bedrooms from AED 3,264,888 clear the AED 2 million Golden Visa threshold
- Off-plan instalments spread over about four years suit the LRS allowance of one remitter
Cons
- Handover in Q2 2030 is about four years away, and no rent comes in before it
- Three-bedrooms from AED 5,484,888 work out at about AED 2,727 - 2,957 per sq ft, well above the community median
- The price list reaches us through broker pages; get Emaar's own sheet for your unit
- Floor count and construction start are not published in the sources checked
- Emaar keeps launching in the same community, including a second Creek Bay tower, so resale supply will be heavy near 2030
- No Metro station in the community today; tenants drive
Who this is for
- Investors who want an Emaar waterfront one-bedroom and can wait until 2030 for rent
- Golden Visa buyers looking at a two-bedroom above AED 2 million on a spread plan
- Overseas buyers who prefer to remit in yearly steps within the LRS allowance
- End users who want creek and skyline views 15 minutes from Downtown
Who should look elsewhere
- Buyers who need rental income before 2030
- Anyone who cannot fund 20% of the price in one payment at handover
- Buyers looking for the lowest rate per sq ft in Dubai Creek Harbour - resale buildings are cheaper
- Those who need a Metro station at the door
Our verdict
Creek Bay is a clean example of an Emaar launch priced at the community's going rate rather than below it. The entry one-bedroom at about AED 2,363 to 2,440 per sq ft sits just under the Dubai Creek Harbour median of about AED 2,518, so the discount that early buyers of Cedar or Creekside 18 enjoyed is not on offer here. What you get instead is a small building of about 214 homes, a plan that holds 20% back to handover, and a developer that has already delivered four towers in the same community. The larger units are a different matter: three-bedrooms at close to AED 3,000 per sq ft need the view to justify them. The four-year wait and the steady stream of Emaar launches nearby are the two risks to price in.
A sensible buy for a patient investor or a Golden Visa buyer who wants an Emaar two-bedroom on a spread plan, and a fair one for a one-bedroom investor who accepts no rent until 2030. Get Emaar's own price sheet, the escrow details and the instalment dates before booking. Buyers who want rent sooner should look at a completed Creek Harbour building instead.

Steady rental demand and active resale in Dubai Creek Harbour make it a sensible medium to long-term hold. Get a good entry price and the maths works better.
Larger layouts, amenities and a settled neighbourhood suit families who actually want to live here, not just invest.
A project registered with the Dubai Land Department, taking payments into a DLD-approved escrow account, is the safer pick when buying from abroad. We handle the paperwork and the updates remotely.
Schools, parks, security and open areas keep day-to-day family life easy.
Green areas and nearby healthcare help — ask us about lower-floor units for easier access.
Is Creek Bay Dubai Creek Harbour Worth Buying?
Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.
Short answer — yes, it is worth a serious look if you want a home in Dubai Creek Harbour from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.
- →You want a long-term home or hold from a builder with a track record
- →You are fine waiting for handover in return for better pricing
- →Location, build quality and amenities matter more to you than the lowest sticker price
- →You need the cheapest option in the area
- →You need to move in right away
- →You are chasing quick, short-term resale gains
Handover Timeline
Handover is published for Q2 2030, and one broker page names April 2030. The project is a recent launch, and the sources checked do not report a construction start or a contractor. Ask Emaar for the construction-linked instalment dates in the SPA and track progress on the Dubai REST app, which shows the percentage completion the DLD has recorded.
Investment Analysis
Why people look at Creek Bay Dubai Creek Harbour for investment is simple — it is in Dubai Creek Harbour, and this part of Dubai Creek Harbour has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about AED 1,797,888 (about Rs 4.63 Cr) is in line with what Dubai Creek Harbour asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Dubai Creek Harbour are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Dubai Creek Harbour is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Handover Risks
Since it is still being built, the handover date can move. What protects you here is different: an off-plan project must be registered with the Dubai Land Department and take every instalment into a project escrow account, and you can check the construction percentage yourself on the Dubai REST app before you pay.
Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.
Bank Loan Availability
A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.
Construction Updates
The project is currently new launch. The build stage and finishing change month to month.
For the latest construction progress — the percentage on the DLD record, finishing or handover readiness — call or WhatsApp us and we will share the most recent update.

Locality Review
Dubai Creek Harbour is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

Connectivity is indicative. Ask us for exact distances and drive times.
The main thing to weigh is this — handover in Q2 2030 is about four years away, and no rent comes in before it. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.
For the long term, Dubai Creek Harbour has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.
It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in Dubai Creek Harbour.
At around AED 1,797,888 (about Rs 4.63 Cr) to start, it is priced in line with the Dubai Creek Harbour market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

About Emaar Properties
Emaar Properties is Dubai's largest listed developer, the builder of Burj Khalifa and Downtown Dubai, and the master developer of Dubai Creek Harbour with Dubai Holding. In 2025 Emaar Development reported record sales of AED 71.1 billion and a revenue backlog of AED 155 billion at year end. Inside Dubai Creek Harbour it has handed over Dubai Creek Residences (2019), Creekside 18 (2020), Creek Rise (2022) and Creek Edge (2023 to 2024), with Mangrove and Cedar at Creek Beach due in 2026. One analysis puts about 80% of Emaar projects within six months of the stated date; delays of three to nine months have been reported on some large phased launches.

💬 Our View
We track Dubai Creek Harbour closely, and Creek Bay Dubai Creek Harbour is one of the homes buyers ask about often. Our honest take: weigh the developer, the exact unit, and the price you get against nearby options before you commit. Maintenance is per sq ft per month and scales with amenities. We give you the exact rate up front so it is in your budget, not a surprise.
Resale in Dubai Creek Harbour stays active on steady demand. A known builder and a good unit make selling later easier.
A Dubai title deed prints one number, the suite area, so there is no loading factor to argue about. Ask us for the exact suite area of the unit you like so you compare like for like.
Yields here are modest but steady, helped by nearby offices and schools. If rent is your goal, we will point you to the units that lease out fastest.

Final Verdict
A sensible buy for a patient investor or a Golden Visa buyer who wants an Emaar two-bedroom on a spread plan, and a fair one for a one-bedroom investor who accepts no rent until 2030. Get Emaar's own price sheet, the escrow details and the instalment dates before booking. Buyers who want rent sooner should look at a completed Creek Harbour building instead.
