One broker quotes AED 1.86 million without a size, and a broker blog of February 2026 reports a second release, Tower B, with one-bedrooms from about AED 1.9 million. The sizes also differ: the price list runs 876 to 1,871 sq ft, while another broker quotes 730 to 1,858 sq ft. Emaar's own price sheet and floor plan for the unit settle both.

Per foot, the one-bedroom is the value in the building at about AED 2,237 per sq ft, roughly 11% under the community median of about AED 2,518. The three-bedrooms come next at about AED 2,270, and the two-bedrooms are the dearest at up to about AED 2,659. Day one costs about AED 274,400, the booking plus the DLD fee. The 70% averages about AED 390,000 a year if spread evenly over the three and a half years to Q1 2030; the SPA fixes the real dates. The 20% at handover, about AED 392,000, can be paid in cash or with a UAE mortgage.

Location and connectivity

Emaar describes Creek Haven as a waterfront tower with creek water views on one side and park views on the other, set in a walkable part of the community with promenades, landscaped parks and retail boulevards. Dubai Creek Marina, Creek Beach with its 700 metres of sand, and the Ras Al Khor Wildlife Sanctuary are all inside or beside the community. The sources checked do not name the exact plot, so ask for the site plan.

Downtown Dubai and Burj Khalifa are about 10 to 15 minutes by car, and Dubai International Airport about 15. There is no Metro station in the community today; the planned Blue Line of the Dubai Metro is due to reach Dubai Creek Harbour later in the decade, but buy on today's roads.

Amenities and specifications

The amenity list is quoted for Creek Haven and Creek Bay together: an infinity pool and children's pool, BBQ and picnic areas, a gym and outdoor fitness, a playground, a multi-sport court, a running track, table tennis, badminton and a lawn. Around the towers the community adds a park, a sports park, a neighbourhood plaza, schools and promenade retail.

The sources checked do not publish the finish schedule, appliance brands or the parking allocation per unit, so we give none. Ask for the specification annex of the SPA and the floor plan of your unit.

The view is part of the price. The masterplan is still filling in, so ask Emaar what is planned on the plots in front of your side of the building before you choose a floor.

About the developer

Emaar Properties is Dubai's largest listed developer, the builder of Burj Khalifa and Downtown Dubai, and the master developer of Dubai Creek Harbour with Dubai Holding. In 2025 Emaar Development reported record sales of AED 71.1 billion and a revenue backlog of about AED 155 billion at year end.

The record inside this community is what a Creek Haven buyer can check. Dubai Creek Residences completed in 2019, Creekside 18 in 2020, Creek Rise in 2022 and Creek Edge between 2023 and 2024. One analysis puts about 80% of Emaar projects within six months of the stated date; another reports delays of three to nine months on some large phased launches, and no cancellations.

Emaar also builds the roads, parks and retail around the tower, so the district and the building are one company's responsibility.

For Indian buyers

Ownership. Dubai Creek Harbour is a freehold area, so an Indian citizen, resident in the UAE or not, owns a Creek Haven apartment outright with a DLD title deed issued at handover. The UAE charges no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 78,396 on the entry one-bedroom.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The first payment, booking plus the DLD fee, is about USD 74,700; the construction instalments average about USD 106,000 a year if evenly spread; and the 20% at handover is about USD 106,700. One remitter can fund the plan within the allowance. Tax collected at source applies above the current threshold and is credited on your Indian return.

Golden Visa. This is the detail to get right. The threshold is AED 2 million and the entry one-bedroom is AED 1,959,888, AED 40,112 short. A one-bedroom on a higher floor may be priced above the line, and every two- and three-bedroom clears it. Off-plan units from an approved developer can count, but the DLD confirms eligibility, so ask before you book.

Rent and tax. No rent comes in before 2030. Dubai Creek Harbour one-bedrooms earn about 5.5% to 6.5% gross and 4.0% to 5.0% net on today's prices, and an 876 sq ft layout should rent above the community's smaller one-bedrooms. The rent is taxable in India for a resident, with the 30% standard deduction, and the property is declared in Schedule FA every year.
