That is the cost to a launch buyer. A buyer in 2026 pays differently: an agreed price to the seller, the 4% DLD fee on that price, and whatever share of the AED 1,290,000 the seller still owes Emaar, which by now is mostly the 10% due at handover. Cedar sits on Al Kheeran First Street in the heart of Creek Beach, the first district Emaar opened on the mainland side of Dubai Creek Harbour. The Ras Al Khor Wildlife Sanctuary and its flamingo lagoons sit beside the community.
Downtown Dubai and Burj Khalifa are about 10 to 15 minutes by car, and Dubai International Airport about 15. There is no Metro station inside the community today, so tenants drive; the planned Blue Line of the Dubai Metro is due to serve Dubai Creek Harbour later in the decade, but a buyer should not price that in yet.
Creek Beach is lower and more open than Creek Island across the canal, where the towers stand. The trade-off is construction: other Creek Beach buildings are finishing now and more of the masterplan is still to be built, so expect cranes and new rental supply for several years. Amenities and specifications
The quoted amenities are a large family pool, an outdoor landscaped seating area and two town squares inside the cluster, with direct access to the Creek Beach promenade and park outside it. The low-rise form matters to daily life: buildings of seven to nine floors above the podium mean fewer homes per lift and a quieter plaza than a 40-storey tower.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The AED 1,290,000 launch price is about USD 351,000, so one buyer needs two financial years or a co-owner, and a couple can fund it within one. Because Cedar is at handover, most of the money is due in one go rather than over years, so plan the remittance before you sign. Rent and tax. Rents are quoted from AED 70,000 a year, about 5.4% gross on the launch price and less on a resale premium. Dubai Creek Harbour one-bedrooms generally earn 5.5% to 6.5% gross and 4.0% to 5.0% net after the service charge and management. The UAE does not tax the rent, but an Indian tax resident declares it in India with the 30% standard deduction and lists the property in Schedule FA every year.
