About Emaar Mangrove Dubai Creek Harbour

Mangrove is a pair of Emaar buildings arranged around a central square at Creek Beach, the swimmable beach and promenade district inside Dubai Creek Harbour. Apartments run 614 to 1,702 sq ft across one, two and three bedrooms.

The starting price on record is about AED 1,490,000 (about Rs 3.84 crore), on an 80/20 plan or a 10/80/10 variant, and handover is on record for July 2026 — which means the building is completing about now. The source listing carries no price. The community's other buildings we track: Creek Edge, Creek Rise, Creekside 18 and Arlo. Everything else is in our Dubai section and the projects list.

At about AED 2,427 per sq ft the entry sits just under the community median, which is a fair position for a brand-new building in the beach district. But run the comparison on floor area rather than on rate and the picture sharpens: AED 1.49 million buys 614 sq ft here, while at Creekside 18's roughly AED 1,800 per sq ft the same money buys over 800, and Creek Rise's one-bedrooms start at 785 sq ft.

What you are paying the difference for is Creek Beach: the swimmable beach, the promenade and the retail strip at the doorstep, in a brand-new building rather than one six years occupied. That is a real premium with a real tenant behind it, and it is worth stating plainly so a buyer can decide whether they want the beach or the floor space.

Payment plan and total cost

Two plans are quoted: an 80/20, and a 10/80/10 with 10% on booking, 80% through construction and 10% at handover.

Stage (10/80/10 on AED 1.49 M)AED

Construction instalments, 80%1,192,000
Handover, 10%149,000
TotalAbout 1,553,000

With handover due in mid-2026, that schedule has largely run for existing owners, so a purchase now is the transfer of a nearly complete contract. The seller's premium is the actual negotiation, and the first number to establish is how much of the price remains outstanding, because the balance transfers with the unit and falls due immediately rather than over years.

After handover, the running cost is Creek Harbour's AED 13 to 24 per sq ft a year, about AED 8,000 to 14,700 on a 614 sq ft apartment. One caution specific to a new building: the first service-charge budget is a projection, and first budgets in new Dubai towers commonly sit above where they settle once the owners' association tenders the contracts. Ask what has been projected and treat it as a ceiling to test rather than a fact.

Location and connectivity

Mangrove sits at Creek Beach, the district Emaar built around a swimmable beach and promenade inside Dubai Creek Harbour, with retail and dining along the water. Creek Marina is a walk along the front, Downtown Dubai and Burj Khalifa are about 10 to 15 minutes by car, Dubai International Airport about 15, and the Ras Al Khor Wildlife Sanctuary sits across the creek.

There is no Metro station in the community, so tenants drive. Creek Beach is the part of Creek Harbour that most resembles a resort rather than a commuter district, and that shapes the tenant: people renting here are choosing the beach and the promenade, which tends to mean faster letting and a slightly higher rent per foot than the inland towers on the same island command.

Amenities and specifications

Two buildings around a central square, which is Emaar's Creek Beach pattern and gives the district a lower, more open feel than a tower with a podium. Apartments carry the standard Creek Harbour specification: fitted kitchens, built-in wardrobes, floor-to-ceiling glazing, with pool, gym and landscaped amenities in the buildings.

The amenity that matters is outside the gate. Creek Beach itself, the promenade and the retail strip are what the rate is buying, and unlike most Dubai waterfront promises they are already built. For a buyer completing now, that is the difference between an amenity and a rendering.

About the developer

Emaar Properties is Dubai's largest listed developer and the master developer of Dubai Creek Harbour, Creek Beach included. Buying an Emaar building inside an Emaar masterplan means the building, the beach, the promenade and the retail all come from one company.

What makes this community easier to assess than most is that Emaar now has a delivery record inside it rather than a promise: Dubai Creek Residences completed in 2019, Creekside 18 in 2020, Creek Rise in 2022 and Creek Edge between 2023 and 2024. Mangrove arriving in mid-2026 continues a pattern of buildings landing broadly when the developer said they would, which is the single most useful thing a buyer can know about an off-plan seller.

For Indian buyers

Dubai Creek Harbour is freehold, so an Indian citizen owns a Mangrove apartment outright with a Dubai Land Department title deed, with no annual property tax in the UAE and no UAE tax on the rent.

At about AED 1,490,000 the entry unit is roughly USD 406,000, above one person's Liberalised Remittance Scheme allowance of USD 250,000 per financial year, so it needs two remitters, two financial years, or a UAE mortgage at 50 to 75% of value for a non-resident. The timing matters here in a way it does not on a 2028 launch: because handover is due, the outstanding balance is payable now rather than in tranches, so the remittance has to be arranged around a near-term date. Tax collected at source applies above the current threshold and is credited on your Indian return.

On residency, the entry unit at AED 1.49 million falls short of the AED 2 million Golden Visa threshold; the two and three bedroom layouts clear it, and the DLD lets more than one property be aggregated. On income, the practical appeal of this building for an overseas buyer is that the rent starts this year: expect the community's 5.5 to 6.5% gross on a one-bedroom, about 4.0 to 5.0% net after the service charge and a management fee, with Creek Beach typically letting faster than the inland towers. That rent is taxable in India for a resident at slab rates as income from house property with the standard 30% deduction, and the property is declared in Schedule FA every year you hold it.

Pros

  • Handover is now rather than in three years, so rent starts almost immediately
  • Creek Beach frontage, the most sought-after district inside the masterplan
  • An implied entry rate of about AED 2,427 per sq ft, just under the community's AED 2,518 median
  • The 10/80/10 variant leaves only 10% for the handover tranche
  • Emaar has now delivered five buildings in this community, so the record is observable

Cons

  • Buying at handover means paying a resale premium on top of a nearly complete contract
  • A 614 sq ft one-bedroom is compact next to Creek Rise's 785 and Creekside 18's 680 to 1,631 range
  • No Metro in the community; every tenant drives
  • Sources give the handover as both July 2026 and Q3 2026, so confirm the actual certificate
  • Net yields around 4.4% after service charges, in line with the community and below Dubai's mid-market

Who this is for

  • Buyers who want Creek Beach frontage and income starting this year
  • Investors who want an Emaar building without a three-year wait
  • Anyone who prefers a completing building to an off-plan launch at the same rate

Who should look elsewhere

  • Buyers who want the largest layout for the money
  • Anyone needing Metro access
  • Investors chasing yield rather than a waterfront address

Our verdict

Mangrove is worth attention for its timing more than its price. Handover is on record for July 2026, so this is an Emaar building at Creek Beach that is completing now rather than in 2028, and an investor buying it starts collecting rent this year instead of paying instalments for three. In a community where Emaar has four other completed buildings to judge it by, that is a clean proposition. The rate supports it too: about AED 2,427 per sq ft at the entry size, marginally below the community's AED 2,518 median, for the district with the beach. Two things temper it. The first is that buying at handover means buying a nearly complete contract from someone else, so the premium you pay the seller is the real negotiation and the outstanding balance is the number to establish first. The second is size. A 614 sq ft one-bedroom is small for Creek Harbour, where Creek Rise starts at 785 sq ft and Creekside 18 runs to 1,631; if you are comparing rates across the island, compare what you actually get for the money, because the same AED 1.5 million buys noticeably more floor in the older buildings. Beach frontage is the answer to that, and whether it is worth the difference is a judgement about tenants: Creek Beach lets faster and to a slightly different renter than the inland towers.

An Emaar building at Creek Beach completing now, at a shade under the community rate. Buy it if the beach district and immediate income are the point. Establish the outstanding contract balance before agreeing a premium, and compare the 614 sq ft floor against the older buildings' larger layouts before assuming it is the better deal.

FAQs

What does Mangrove cost?

The starting price on record is about AED 1,490,000. With sizes from 614 sq ft, that implies roughly AED 2,427 per sq ft at the entry, just under the community's AED 2,518 median. The source listing carries no price.

When is handover?

July 2026 on record, which other sources write as Q3 2026 - so the building is completing about now. Confirm on the Dubai REST app whether the Building Completion Certificate has been issued before you rely on any date.

What is the payment plan?

An 80/20 is quoted, and also a 10/80/10 with 10% on booking, 80% through construction and 10% at handover. Since handover is due, most of that schedule has already run for existing owners, and a purchase now is effectively taking over a contract at its end.

How big are the apartments?

About 614 to 1,702 sq ft across one, two and three bedrooms. The 614 sq ft floor is compact for the community - Creek Rise's one-bedrooms start at 785 sq ft - so compare on size as well as on rate.

What is Creek Beach?

The swimmable beach and promenade district inside Dubai Creek Harbour, with retail and dining along the waterfront. Mangrove's two buildings sit around a central square in that district, and the beach proximity is most of what separates its rate from an inland building on the same island.

What are the service charges?

Creek Harbour runs AED 13 to 24 per sq ft a year, so about AED 8,000 to 14,700 on a 614 sq ft apartment. As a brand-new building the first budget is unproven and often sits above where it settles, so ask what has been projected.

What yield does it pay?

Creek Harbour apartments average about 5.2% gross and 4.4% net; one-bedrooms run 5.5 to 6.5% gross and 4.0 to 5.0% net after service charges and a management fee. Those come from thousands of DLD-recorded transactions rather than a projection.

Does it qualify for the Golden Visa?

Not the entry unit at about AED 1.49 million, which is below the AED 2 million threshold. Two and three bedroom layouts will clear it, and the DLD permits aggregating more than one property.

Can an Indian citizen buy here?

Yes, Creek Harbour is freehold. At about AED 1.49 million, roughly USD 406,000, a purchase needs two remitters or two financial years under the USD 250,000 per person LRS allowance, or a UAE mortgage. Rent is taxable in India for a resident and the asset goes into Schedule FA.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Creek Beach, Dubai Creek Harbour from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • You want a long-term home or hold from a builder with a track record
  • You are fine waiting for handover in return for better pricing
  • Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • You need the cheapest option in the area
  • You need to move in right away
  • You are chasing quick, short-term resale gains

Handover Timeline

The handover date on record is July 2026, which other sources write as Q3 2026 - so as this page is written the building is at or just past completion. That is an unusual moment to buy and it changes the checks. Rather than tracking a construction percentage over years, confirm the current DLD status on the Dubai REST app, ask whether the Building Completion Certificate has been issued, and if a seller is offering a launch contract, establish exactly how much of the price is still outstanding, because the final 20% is due now rather than later.

Investment Analysis

Why people look at Emaar Mangrove Dubai Creek Harbour for investment is simple — it is in Creek Beach, Dubai Creek Harbour, and this part of Dubai Creek Harbour has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
Handover is now rather than in three years, so rent starts almost immediately. Creek Beach frontage, the most sought-after district inside the masterplan. An implied entry rate of about AED 2,427 per sq ft, just under the community's AED 2,518 median.
Watch-outs
Buying at handover means paying a resale premium on top of a nearly complete contract. A 614 sq ft one-bedroom is compact next to Creek Rise's 785 and Creekside 18's 680 to 1,631 range. No Metro in the community; every tenant drives.
Rental demand
Homes in Creek Beach, Dubai Creek Harbour usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 1.49 M (about Rs 3.84 Cr) is in line with what Creek Beach, Dubai Creek Harbour asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Creek Beach, Dubai Creek Harbour are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Creek Beach, Dubai Creek Harbour is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Handover Risks

Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Locality Review

Creek Beach, Dubai Creek Harbour is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

Peak-hour traffic Sheikh Zayed Road and the Al Khail and Hessa Street interchanges run slower from about 7 to 9.30 in the morning and 5 to 8 in the evening. Keep an extra 15 to 20 minutes in hand on a working day, and count the Salik toll gates on your route - each crossing is AED 4 off-peak and AED 6 at peak.
Metro & rapid transit The Dubai Metro Red Line runs the length of Sheikh Zayed Road and the Green Line through Deira and Bur Dubai; a community away from the lines relies on RTA buses, taxis and its own cars. The Blue Line, due in 2029, adds Dubai Creek Harbour, Mirdif, Silicon Oasis, International City and Academic City.
Future infrastructure The Metro Blue Line, the widening of Hessa Street and Umm Suqeim Street, the Al Khail Road improvement works and the expansion of Al Maktoum airport are the projects that should cut travel times in the outer communities over the next few years.
Daily commute For a working family, school runs, the office and the weekend stay within a manageable radius: most communities have schools and a mall or retail strip inside or beside them, which is a large part of why they hold rental demand.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — buying at handover means paying a resale premium on top of a nearly complete contract. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Creek Beach, Dubai Creek Harbour has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in Creek Beach, Dubai Creek Harbour.

About Emaar Properties

Emaar Properties logo
Emaar Properties

Emaar Properties is Dubai's largest listed developer and the master developer of Dubai Creek Harbour, including the Creek Beach district Mangrove sits in. Buying an Emaar building in an Emaar masterplan means the tower, the promenade, the beach and the retail come from one company. The community also has a delivery history to judge against rather than a promise: Creekside 18 completed in 2020, Dubai Creek Residences in 2019, Creek Rise in 2022 and Creek Edge in 2023 to 2024. Mangrove completing in mid-2026 continues a record of buildings arriving broadly when Emaar said they would.

Payment Plan

Two structures are quoted: an 80/20 plan, and a 10/80/10 with 10% on booking, 80% through construction and 10% at handover. On the AED 1,490,000 entry unit the 10/80/10 works out at AED 149,000 on booking, AED 1,192,000 through construction and AED 149,000 at handover, plus the 4% DLD fee of AED 59,600 at Oqood registration and an Oqood fee of about AED 1,050 to 4,200. Under the 80/20 the final tranche is AED 298,000 instead. With handover due, most of that schedule has already run for existing buyers, so a purchase now is a resale of a contract near its end. Establish the outstanding balance before agreeing a premium. After handover the service charge is Creek Harbour's AED 13 to 24 per sq ft a year, about AED 8,000 to 14,700 on a 614 sq ft unit. Final terms as per the SPA.

Specifications

Two buildings arranged around a central square, which is the layout Emaar uses at Creek Beach to give the district a resort feel rather than a tower-and-podium one. Apartments run 614 to 1,702 sq ft across one, two and three bedrooms, to Emaar's Creek Harbour standard of fitted kitchen, built-in wardrobes and floor-to-ceiling glazing, with pool, gym and landscaped amenities. The real specification is the location within the community: Creek Beach is the swimmable beach and promenade strip, and proximity to it is what separates this building's rate from an inland one on the same island.

💬 Our View

Frequently Asked Questions

What does Mangrove cost? +
The starting price on record is about AED 1,490,000. With sizes from 614 sq ft, that implies roughly AED 2,427 per sq ft at the entry, just under the community's AED 2,518 median. The source listing carries no price.
When is handover? +
July 2026 on record, which other sources write as Q3 2026 - so the building is completing about now. Confirm on the Dubai REST app whether the Building Completion Certificate has been issued before you rely on any date.
What is the payment plan? +
An 80/20 is quoted, and also a 10/80/10 with 10% on booking, 80% through construction and 10% at handover. Since handover is due, most of that schedule has already run for existing owners, and a purchase now is effectively taking over a contract at its end.
How big are the apartments? +
About 614 to 1,702 sq ft across one, two and three bedrooms. The 614 sq ft floor is compact for the community - Creek Rise's one-bedrooms start at 785 sq ft - so compare on size as well as on rate.
What is Creek Beach? +
The swimmable beach and promenade district inside Dubai Creek Harbour, with retail and dining along the waterfront. Mangrove's two buildings sit around a central square in that district, and the beach proximity is most of what separates its rate from an inland building on the same island.
What are the service charges? +
Creek Harbour runs AED 13 to 24 per sq ft a year, so about AED 8,000 to 14,700 on a 614 sq ft apartment. As a brand-new building the first budget is unproven and often sits above where it settles, so ask what has been projected.
What yield does it pay? +
Not the entry unit at about AED 1.49 million, which is below the AED 2 million threshold. Two and three bedroom layouts will clear it, and the DLD permits aggregating more than one property.
Can an Indian citizen buy here? +

Final Verdict

An Emaar building at Creek Beach completing now, at a shade under the community rate. Buy it if the beach district and immediate income are the point. Establish the outstanding contract balance before agreeing a premium, and compare the 614 sq ft floor against the older buildings' larger layouts before assuming it is the better deal.
