Emaar places Lyvia in Green Gate, a new district of Dubai Creek Harbour planned around parks and garden promenades, with retail, dining and cultural venues close by. Broker pages describe views over the Downtown skyline and the Ras Al Khor Wildlife Sanctuary. Dubai Creek Marina and Creek Beach, with its 700 metres of sand, are inside the community.

Downtown Dubai and Burj Khalifa are about 10 to 15 minutes by car, and Dubai International Airport about 15. There is no Metro station in the community today; the planned Blue Line of the Dubai Metro is due to reach Dubai Creek Harbour later in the decade, but do not pay for it now.

Amenities and specifications

The quoted amenities are an infinity pool with deck, lap pools, a gym, a padel court, a yoga room, children's play areas and pools, rooftop and landscaped terraces, jogging and walking routes, and retail and dining space in the building. Homes have floor-to-ceiling glazing towards the creek and the city.

The Palace element is a 24/7 Palace-branded concierge and a hotel-style service level. The sources checked do not set out what else the brand covers, what it costs, or whether any hotel services are charged per use, so get the service schedule and the projected service charge before booking.

The sources also disagree on the building. Several broker pages call it a 50-storey tower; one describes a mid-rise setting. The townhouses may sit at podium level, as they do in some Emaar towers, but no source says so. Ask for the elevation drawing.

About the developer

Emaar Properties is Dubai's largest listed developer, the builder of Burj Khalifa and Downtown Dubai, and the master developer of Dubai Creek Harbour with Dubai Holding. Palace is Emaar's own hotel brand, so the brand on the tower belongs to the developer's own group rather than an outside licensor, and Emaar has sold Palace Residences in Dubai Creek Harbour before.

In 2025 Emaar Development reported record sales of AED 71.1 billion and a revenue backlog of about AED 155 billion at year end. Inside this community it has handed over Dubai Creek Residences (2019), Creekside 18 (2020), Creek Rise (2022) and Creek Edge (2023 to 2024).

One analysis puts about 80% of Emaar projects within six months of the stated date; another notes delays of three to nine months on some large phased launches, and no cancellations. A July 2029 date should be read with that margin.

Ownership. Dubai Creek Harbour is a freehold area, so an Indian citizen, resident in the UAE or not, owns a Lyvia home outright with a DLD title deed issued at completion. The UAE charges no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 79,200 on the entry one-bedroom.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year.
