District 14 sits on the western side of the circle, the part with the densest run of small new buildings. Quoted for the building: adult and children's swimming pools, a health club and gym, a yoga space, a jacuzzi and sauna, co-working space, a games room, a children's entertainment room, barbecue areas, and a rooftop garden with lounge seating and a fire pit. That is a full list for 58 homes, which is the point — the ratio of amenity to unit is better here than in a tower. Interiors are credited to Belmore-Molon, the named contractor is Ancient Builders Construction and Al Hilal Contracting is the consultant; publishing those names at all puts this ahead of most JVC launches.
Not published in the sources checked: the appliance schedule, the parking allocation per unit and the service-charge budget. The sizes quoted are not labelled as suite area or gross internal area — a Dubai title deed prints the suite area, so ask which basis the price list uses. Final specification as per the SPA.

Scale abroad is worth something — it usually means the money and the process exist — but none of it is a Dubai handover you can go and inspect, and no Dubai buyer should pretend otherwise. Read the December date as a target from a developer with nothing local to measure it against.

JVC is freehold, open to buyers of every nationality with no local partner and no residence requirement, and the Land Department issues the title deed in your own name. There is no annual property tax, and no sales tax or VAT applies to a residential purchase. On top of the price come the 4% DLD transfer fee — AED 31,080 on the studio — plus Oqood registration, trustee and agency charges, which take the all-in cost to roughly 6% to 7% over the price.
