Binghatti SkyTerraces - searched as Binghatti Sky Terraces as often as the developer's one-word spelling - is a 208 m tower by Binghatti Developers in Motor City, Dubai. What buyers actually paid

The ten most recent DLD records for the building are all off-plan sales dated 17 September 2026. Studios of 334 to 500 sq ft went for AED 777,999 to 833,999, 1 BHK flats of 718 to 749 sq ft for AED 1,050,000 to 1,358,999, and two 2 BHK flats of 1,143 and 1,277 sq ft for AED 1,700,000 each. Those units are larger than the "from" sizes, so their rate is lower: about AED 1,330 to 2,490 per sq ft.

The entry price is real: a 358 sq ft studio sold at AED 777,999. The 2 BHK sales at AED 1.7 million sit below today's AED 1,889,999 card, which points to an earlier or negotiated price. If you are comparing Binghatti apartments' prices across towers, ask for this tower's current list.

Against the rest of Motor City

A 2026 Motor City area guide puts ready apartments at about AED 1,000 to 1,200 per sq ft. The developer's cards price SkyTerraces at AED 1,790 to 2,510, and even the larger DLD-recorded units come out above the district's ready rate. The studio's ticket is low because the unit is small, not because the rate is.

Payment plan and total cost

The plan quoted is 70/30: 10% on booking, 60% in instalments while the tower is built and 30% at handover. A few broker pages print it as 20/50/30, which is the same 70/30 with a bigger first cheque. Here is the entry unit worked through with the fees a buyer pays on top. The AED 40 Oqood fee registers the off-plan sale with the DLD; Binghatti's own admin charge is not printed by any source, so ask for it.

Day one costs the 10% plus the DLD fee, about AED 108,500 (about Rs 27.9 lakh). There is no VAT on a residential sale and no annual property tax; a broker, if used, charges about 2% plus VAT.

The running cost is the service charge, which Binghatti has not published. Motor City apartments run at about AED 14 to 18 per sq ft a year on 2026 guides: about AED 4,350 to 5,600 on a 311 sq ft studio and AED 8,000 to 10,300 on a 570 sq ft 1 BHK. Six terraces of pools and courts point to the top of that band.

Location and connectivity

Motor City sits on the Dubailand side, between Sheikh Mohammed Bin Zayed Road and Al Qudra Road, built around the Dubai Autodrome; the DLD records list the land area as Al Hebiah First. First Avenue Mall is inside the district and Dubai Sports City is next door.

Binghatti puts the Binghatti Sky Terraces location 12 minutes from Dubai Hills Mall, 15 from Mall of the Emirates, 17 from Dubai Marina and 25 from Dubai International Airport, via Emirates Road, Sheikh Mohammed Bin Zayed Road and Al Qudra Road. Those are off-peak developer figures.

The limitation is transport. Motor City has no Dubai Metro station, so tenants are mostly people who drive, not the single commuters who fill studios near the Red Line. Supply is the other thing to watch: Sobha is building Solis and Orbis here too, so a lot of new stock reaches the district in 2027 and 2028.

Amenities and specifications

The design is the selling point: skybridges between two cores read as a third tower, and the voids form six terraces - hence the name. The Binghatti Sky Terraces amenities listed are adult, shallow and kids' pools, a play area, a jogging track, a family sitting zone, a padel court, green terraces, a yoga area and an indoor gym.

Brochure notes on propsearch mention smart home technology and finishes in marble, travertine, European walnut and Corian, plus on-site property management, resale, furniture packages and holiday-home management - useful for an owner abroad. Parking is in two basements, but no source says whether a studio comes with a space, and "parking sales" in the services list suggests some are sold separately.

About the developer

Binghatti Developers was founded in 2008 and sits inside Binghatti Holding, which makes much of its own aluminium, joinery and steel. That vertical setup is why its towers tend to go up fast, and it is why a two-year build to Q4 2027 is plausible here. The company had delivered about 12,000 homes before 2024, handed over about 1,700 in the first half of 2026 and planned around 15 deliveries worth about AED 15 billion across 2026. For Indian buyers

Ownership. Motor City is freehold for all nationalities. The sale is registered on Oqood in your name and the DLD issues the title deed at handover; UAE residence is not needed.

Sending the money. Under the RBI's Liberalised Remittance Scheme each resident Indian can remit USD 250,000 per financial year, so a couple can send USD 500,000. The entry unit at AED 774,999 is about USD 211,000, and about USD 219,500 with the DLD fee, which fits inside one person's allowance. A 2 BHK at about USD 515,000 needs two remitters or two financial years, which the 70/30 schedule allows. TCS of 20% on remittances above Rs 10 lakh a year is collected by the bank and adjusted against your income tax.

Golden Visa. The UAE gives a 10-year Golden Visa for property worth AED 2 million or more. Only the 3 BHK, at about AED 2.92 to 2.95 million, clears it here; the 2 BHK misses by about AED 110,000. Our Golden Visa guide covers how off-plan units are treated.

Rent and tax. Motor City 1 BHK flats of 700 to 880 sq ft rent for about AED 58,000 to 72,000 a year on 2026 guides. On the DLD-recorded 1 BHK sales at AED 1,050,000 to 1,358,999 that is about 4.3 to 6.9% gross, short of the developer's "up to 8%". The UAE does not tax the rent, but an Indian tax resident declares it in India as income from house property, with the 30% standard deduction, and reports the flat in Schedule FA of the return. Exit. Selling before handover needs Binghatti's consent and usually a minimum share of the price paid; ask for the threshold before you book. After handover, resale competes with the rest of this 1,866-unit tower.

SkyTerraces is easier to check than most launches: the developer states the price and sizes, and DLD data shows sales at those levels. The question is value, not honesty. At AED 1,790 to 2,510 per sq ft it is roughly double what ready Motor City flats trade for, so you are paying for the building, not the district. About 1,840 apartments reach the rental market together in 2027-2028, beside Sobha's two Motor City projects. The studio works as a low-ticket entry and the 3 BHK works for a Golden Visa buyer; the middle of the range has less to recommend it against ready stock nearby.

A reasonable buy for an investor who wants a new-build studio near AED 800,000 all-in and accepts a car-dependent district. Get the DLD project number, escrow account and service-charge estimate in writing, and do not underwrite the 8% return.

Payment Plan Explained

Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Resale demand in Motor City is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Handover Risks

Since it is still being built, the handover date can move. What protects you here is different: an off-plan project must be registered with the Dubai Land Department and take every instalment into a project escrow account, and you can check the construction percentage yourself on the Dubai REST app before you pay.

Bank Loan Availability

A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.

Drive times From Motor City, drive times depend on where the community sits on the Sheikh Zayed Road, Al Khail Road and Emirates Road grid: the central districts are 10 to 20 minutes from Downtown Dubai and DIFC on a normal day, the outer communities 30 to 45. About 1,840 apartments reach the rental market together in 2027-2028, beside Sobha's two Motor City projects.
