Binghatti Hillside is a single residential tower that Binghatti Developers is building in Dubai Science Park, in Al Barsha South Second, between Arjan and Dubai Hills Estate. Late in the build. Construction is far along, so most of the construction instalments on a unit bought now are already due or close to due. On a resale, you repay the seller what they have paid Binghatti plus any premium and take over the rest; the 4% DLD fee is charged on the full resale price. On a developer unit, ask Binghatti which milestones are already passed, because they fall due at signing.

Service charge. Not published for Hillside. Dubai Science Park runs about AED 9 to 15 per sq ft a year, and one broker quotes AED 15 for Binghatti Hills next door. Location and connectivity

Dubai Science Park is a TECOM free-zone district in Al Barsha South, built around laboratories, pharmaceutical offices and clinics, with a residential edge that Binghatti is filling in with Hills, Hillside and Hillviews. It is reached from Umm Suqeim Street, with Al Khail Road and Sheikh Mohammed Bin Zayed Road close by. Area guides put Dubai Mall at about 18 minutes, Mall of the Emirates at 20 to 25, Downtown at 23 to 25, Dubai International Airport (DXB) at about 24 and Al Maktoum International (DWC) at about 31, all off-peak. Umm Suqeim Street is slow at rush hour.

There is no Dubai Metro station in the district; the nearest is at Mall of the Emirates, and a bus runs from there. Arjan, with Dubai Miracle Garden and a dense cluster of mid-market towers, is next door, and Dubai Hills Estate, with its mall and park, is on the other side. Schools and supermarkets are mostly in those neighbours for now; the nine shops at the base of Hillside will cover daily needs once they are let.

Amenities and specifications

The amenity list on Binghatti's page is modest and fits a tower of this size: a gym, a swimming pool, children's play areas and landscaped podium spaces. There is no lagoon pool, amphitheatre or sports court of the kind Binghatti Hills markets, which is one reason Hillside's service charge should come in at the lower end of the district band.

Inside, Binghatti quotes premium materials - wood, brass, porcelain and marble - and smart home technology. The unit mix is 320 studios and 82 one-bedrooms, so roughly four in five homes are studios. The building rises from three basement levels of parking through a ground floor with nine shops and two podium levels to 21 residential floors.

The sources checked do not publish the finish schedule, appliance brands, parking per unit or the size of each plan. Ask for them with the floor plan before you commit. Final specification as per the SPA.

About the developer

Binghatti Developers is a Dubai company founded in 2008 and now run under Binghatti Holding. It is known for angular branded facades and, more recently, for Bugatti Residences, Mercedes-Benz Places and the Burj Binghatti Jacob & Co Residences. It reported 11,935 units sold and seven project handovers in 2025, which it said was more than 20% of all new project completions in Dubai that year, and it planned 15 deliveries in 2026, with about 1,700 homes handed over in the first half.

That volume is the strength and the risk. Binghatti builds fast, and one project database gives Hillside's construction start as 2025 with delivery set for August 2026. But both Hillside's and Binghatti Hills' Q2 2026 dates have passed. Plan around a handover later than marketed and a proper snagging inspection before you accept the keys.

For Indian buyers

Ownership. Dubai Science Park is freehold, so an Indian citizen can own here outright. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 31,000 on the entry studio. Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 810,240, roughly USD 220,600, so one buyer can fund it inside one year. A one-bedroom at AED 1.29 M with fees comes to about USD 366,000 and is easier bought jointly with a spouse or across two financial years. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. No single unit here reaches it; two units in one name that add up to AED 2 M can.

Rent and tax. Dubai Science Park's gross yield runs about 6.6%, about AED 51,150 a year on AED 775,000, with net about one to one and a half points lower after service charges and management. With so many studios coming in this district, budget for a month or two of vacancy each time a tenant leaves. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.
