Shahrukhz Residences is the residential project Danube Properties is preparing in Dubai Maritime City, the freehold peninsula between Port Rashid and the Dubai Drydocks. It shares a name with Shahrukhz by Danube, the 55-storey office tower on Sheikh Zayed Road that Danube launched with Shah Rukh Khan in December 2025 and sold out on its first day. Some listings, including the one we started from, file the residences under Sheikh Zayed Road; that address belongs to the office tower. The homes are in Maritime City.

The project is at pre-launch. Broker pages report expressions of interest from about AED 25,000 (about Rs 6.44 lakh), but Danube has not released a price list, unit sizes, a payment plan or a handover date, so this page prints the price as "on call" rather than guess one. The office tower's sell-out - about Rs 5,000 crore in a day, as Indian business papers reported it - is why the Shahrukh by Danube sell out story is so widely searched. It tells you demand for the brand was strong. It tells you nothing about what a Shahrukhz Danube apartment price will be, because offices on Sheikh Zayed Road and homes in Maritime City are different markets.

Oceanz launched at about AED 2,350 to 2,560 per sq ft and Breez, a 60-storey furnished tower, at roughly AED 3,100 or more. District rates are reported two ways: one 2026 note puts Maritime City apartments at AED 1,400 to 2,200 per sq ft, others at about AED 3,021. A new Danube project in this district launched in 2026 is unlikely to undercut its own earlier towers, but that is a reading of the pattern, not a price.

The scale figures, and why we doubt them

Broker pages describe the residences as about 1,250 homes in three towers, 44 residential floors above a six-level podium, worth more than AED 2.5 billion. Those are the same three numbers Danube announced for Oceanz - a Dh2.5 billion project of three towers and about 1,250 homes. They may be coincidence, or they may have been copied across. Until Danube publishes its own figures, treat them as unconfirmed. Unit types are reported two ways as well: studios to 2 BHK on some pages, and 1 to 3 BHK on a microsite that calls the project "Danube By Shahrukhz 2".

Payment plan and total cost

No payment plan has been released. What exists is an expression of interest, reported from about AED 25,000. An EOI holds your place in the queue for the launch; it is not a booking. There is no SPA behind it, no unit, no Oqood registration with the DLD and no escrow account it is paid into. Ask in writing whether it is refundable, who receives it, and whether it is credited against the booking amount if you go ahead.

For a sense of what Danube offers here, its two launched Maritime City projects both used its 1% monthly structure. Oceanz runs 65/35, with 35% paid over 35 months after handover. Breez launched on 10% at booking, 60% during construction and 30% at handover, or at 1% a month for 30 months after it. Our note on Dubai payment plans explains these splits.

The fees on top are set by the DLD, not the developer, so they can be worked through now for every AED 1 million of whatever price is released:

There is no VAT on a residential sale in the UAE and no annual property tax. The running cost is the service charge, and no rate is published for Maritime City or for this project. Ask for the first-year budget in writing when the price list comes out.

Location and connectivity

Dubai Maritime City is a reclaimed peninsula off Al Mina, with Port Rashid and Mina Rashid behind it and the Dubai Drydocks on the other side. Sheikh Rashid Road and Al Mina Road are the routes in and out. Other projects in the district quote about 15 to 20 minutes by car to Downtown Dubai and DXB, and Jumeirah 1 and La Mer beach are a short drive west. There is no Metro station inside the district; the nearest are Green Line stations on the Bur Dubai side.

The appeal is water on three sides, close to old Dubai, the Creek and Jumeirah. The catch is that the district is still being built: Danube alone has Oceanz 1, 2 and 3 and Breez rising there, other developers have towers under way, and shops, schools and clinics are still to come. Searches for Danube Maritime City usually mean Oceanz or Breez; Shahrukhz Residences would be Danube's fifth project here, and a lot of Danube stock will reach one rental market between 2027 and 2030.

Amenities and specifications

Danube has published nothing. Broker pages say the six-level podium will carry parking and community facilities and advertise a long amenity list, but without a brochure or floor plan none of it can be checked. Breez next door is sold fully furnished; whether the residences follow suit is unknown. Final specification as per the SPA, when there is one.

About the developer

Danube Properties is the real-estate arm of the Danube Group, the building-materials business founded by Rizwan Sajan, and it has built in Dubai since 2014 on small units and 1% monthly plans. Dubai Land Department records show 20 completed projects and 8,230 units delivered; Danube's own count is 28 projects delivered by mid-2025 across more than 41 launched. Pearlz was handed over six months early, and Opalz in April 2025 was its third early completion in a row. Its other Dubai projects are on the Danube Dubai page.

The other side of that record is volume: about 22 active projects of 18,202 units at roughly 26% average progress, and one developer index scores its delivery reliability at 44%. Shah Rukh Khan is the brand's face, not its builder; the owner and seller of every Shahrukhz unit is Danube. For Indian buyers

Ownership. Dubai Maritime City is a freehold area open to all nationalities, and the DLD issues the title deed in the buyer's name at handover. Pre-launch events for Danube's next Maritime City project were advertised in Gurugram in September 2026; an event is a sales meeting, not a launch, so sign nothing there without a DLD project number.

Sending the money. Each resident Indian can remit USD 250,000 per financial year under the RBI's Liberalised Remittance Scheme, so a couple can send USD 500,000. An EOI of about AED 25,000 is roughly USD 6,800. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax. Pay only to the developer's own account, and keep the bank's remittance record for the Schedule FA disclosure later.

Golden Visa. The UAE's 10-year Golden Visa needs AED 2 million of property. Whether any unit here clears it depends on a price list that does not exist yet; at Breez next door the 1 BHK sat just under the line and the 2 BHK well above. Our Golden Visa guide covers how off-plan units are treated.

Rent and tax. Maritime City gross yields are quoted at 6 to 7.5% on 2025 rents, but a building finishing in 2030 will let into a district with far more supply than today. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset. Our verdict

Shahrukhz Residences is a name, a district and a developer, and not yet much more. The location is clear once you separate it from the office tower: Dubai Maritime City, beside Oceanz and Breez. The only scale figures in circulation - three towers, about 1,250 homes, AED 2.5 billion - are exactly Oceanz's, which makes us doubt they were announced for this project at all. Danube's record is real, but any price, size or yield quoted for these residences today is a guess.

Wait for the launch. If you want Danube in Maritime City now, Oceanz and Breez have prices, plans and handover dates you can check. If you want this project, an expression of interest is the most you should pay before the price list, the SPA, the DLD project number and the escrow account exist.

Payment Plan Explained

Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

Payment Plan

Not released. Danube has not published a plan, a booking amount or a price list for the residences. For reference, Danube's two launched Maritime City projects used its 1% monthly structure: Oceanz on 65/35 with 35% paid over 35 months after handover, and Breez on 10% at booking, 60% in construction and 30% at handover or over 30 months after it. Whatever the plan, a Dubai off-plan purchase adds the 4% DLD transfer fee (AED 40,000 for every AED 1 million of price), the AED 40 Oqood fee and the registration trustee's charge. An expression-of-interest deposit, reported from about AED 25,000, is not a booking and is not registered with the DLD. Final terms as per the SPA.

Danube's record is real, but any price, size or yield quoted for these residences today is a guess.
