The building runs from a basement and lower ground through 15 residential floors and offers studios, 1 to 4 bedroom apartments, duplexes and penthouses up to 7,131 sq ft.

The number to look at first is the rate. AED 900,000 for 423 sq ft is about AED 2,130 per sq ft, which is nearly 60 per cent above the JVC median of AED 1,347 and in the band where Palm Jumeirah's standard apartments start. Motor City has never priced like that, so this is a resort-style building priced on its amenities and its developer's record, not on its district. Two starting figures exist, AED 860,000 and AED 900,000, and the higher is the launch price on most sources, so the lower is likely a broker discount or an early release. No Motor City transacted median appears in the sources we checked; against the JVC median of AED 1,347 per sq ft (July 2026, DLD data), the studio is about 58 per cent dearer. One broker markets the building with Versace Home interiors, which would explain part of the rate, but the developer's own listing pages we saw do not confirm a brand partnership; ask for it in writing before you pay for it.

A building with a 30 metre infinity pool, a 7,000 sq ft beach-edge pool, a sky garden and a skate park will not be cheap to run; budget the upper end of mid-market Dubai, about AED 18 to 25 per sq ft a year, or AED 7,600 to 10,600 on the studio, from handover. Location and connectivity

Motor City is a low-rise, family-oriented district beside Dubai Autodrome and Dubai Sports City, off Sheikh Mohammed Bin Zayed Road and Hessa Street. Mall of the Emirates and the nearest Red Line metro are about 15 to 20 minutes' drive, Dubai Marina 20 minutes, Downtown and Business Bay 25 minutes and Dubai International Airport about 30 minutes. First Avenue Mall and the Autodrome's retail strip are inside the community, and Dubai Hills Mall is about 15 minutes away.

Motor City is mature and mostly built, with Uptown Motor City and Green Community Motor City the established apartment stock. New towers like 15 Cascade and Iman's other Motor City project, Sierra, are the first new supply the district has seen in years, which cuts both ways: little competing new stock, but also no evidence yet that tenants pay resort-tower rents here.

Amenities and specifications

Quoted: a 30 metre infinity pool, a 7,000 sq ft beach-edge pool, a SkyFit gym, a skate park, sauna and steam rooms, a sky garden and a yoga deck. That is a resort list and it is what the price is buying. Interior specification and the branded-interiors claim are not confirmed in the sources we saw; parking is not detailed. About the developer

Iman Developers was established in 2016 and describes 15 developments, nine delivered and six under way, across JVC, Arjan, Dubai Hills and Motor City; another profile says over 15 completed. Independent portal reviews credit it with on-time or early handovers, buildings that match their renders and a DLD-recorded contract cancellation rate of zero. That is a good record for a boutique developer. 15 Cascade at 430 units is at the large end of what it has built, so check the DLD progress reading against the escrow schedule as you pay.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 900,000 entry price the 4% Dubai Land Department transfer fee is about AED 36,000 (USD 9,800), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. Motor City is freehold; a foreign buyer holds the title deed outright.

Remittance. The studio total of about AED 936,000 is just over one person's USD 250,000 per financial year LRS limit (about AED 918,000); on a plan that runs to 2028 the payments straddle two or three financial years, so a single buyer is fine. Larger units need two remitters or more years. TCS applies above the annual threshold and is claimable in your Indian return.

Golden Visa. Not from a studio. Larger units will cross AED 2 million, but their prices are not published.

Yield and tax. No property or rental income tax in Dubai. Motor City apartment rents are in the mid-market band; at AED 900,000 for a studio, plan on 5 to 6 per cent gross and about 4 per cent net after a resort-level service charge. The entry rate here is high relative to the district, and yield is not the case for buying. Rent is taxable in India after the 30 per cent standard deduction.

Exit. 430 units with a 2028 handover means many owners reaching the resale market together. A studio bought at AED 2,130 per sq ft will need Motor City resale rates to rise well above today's to show a gain.

Drive times From Dubai Motor City, drive times depend on where the community sits on the Sheikh Zayed Road, Al Khail Road and Emirates Road grid: the central districts are 10 to 20 minutes from Downtown Dubai and DIFC on a normal day, the outer communities 30 to 45. Dubai International Airport (DXB) sits on the same spine, and Al Maktoum International (DWC) serves the south of the city.
