About Binghatti Residences Dubai Silicon Oasis Dubai
Binghatti Residences, listed on some portals as Binghatti Residence, is a finished 10-storey building in Dubai Silicon Oasis built by Binghatti Developers. It holds 214 homes: studios, one-, two- and three-bedroom apartments, with duplex one-bedrooms among them. Construction began in December 2013 and the building was completed in December 2014, so it has been lived in for more than a decade.
There is no developer price and no payment plan: every unit is a resale. No source we checked prints a current asking or sold price for this building, so this page is marked Price on Call. What we can give you is the neighbours' prices, the community's rent and yield, and the full cost of buying a ready unit, so you can price an offer yourself.

The rows under this building are its neighbours, all mid-rise Binghatti buildings of a similar age in the same community. They are a guide, not this building's price. At the Binghatti Apartments rate of about AED 856 per sq ft, an 830 sq ft one-bedroom here would be about AED 710,000 and a 1,100 sq ft duplex about AED 942,000, but that is arithmetic, not an ask. One Indian portal says a launch price "averages 450k" without a date or a source; we do not use it.
The document that settles the price is the DLD's transaction record for Binghatti Residence, which any agent or the Dubai REST app can pull. Ask for the last twelve months of sales by unit type and size before you make an offer.
Why the building name matters
Binghatti has at least five mid-rise buildings in Dubai Silicon Oasis: Binghatti Residences, Binghatti Apartments, Binghatti Views, Binghatti Stars and Binghatti Point. Portals and brokers mix the names, and a search for this building mostly returns listings for Binghatti Apartments, a separate 13-storey building of about 224 homes. This building is the 10-storey one with 214 homes. Confirm the name on the title deed.
Payment plan and total cost
There is no developer payment plan on a building finished in 2014. A resale buyer signs the Form F, the standard Dubai sale contract, pays a deposit of usually 10%, and pays the balance at transfer at a DLD registration trustee office. A UAE mortgage is open to non-residents, and the bank's valuation, not the seller's ask, sets the loan.
Worked example: an 830 sq ft one-bedroom at the neighbours' rate
Because no ask is published, this example uses an illustrative price: 830 sq ft at the Binghatti Apartments rate of AED 856 per sq ft. Replace it with the real figure when you have one; the fees scale with it.
| Item | Basis | AED | Rupees (at 25.75) |
|---|---|---|---|
| Illustrative price | 830 sq ft x AED 856 | 710,480 | About Rs 1.83 crore |
| Deposit on signing | Commonly 10% | 71,048 | About Rs 18.3 lakh |
| DLD transfer fee | 4% of price | 28,419 | About Rs 7.32 lakh |
| DLD admin fee | Ready unit | 580 | About Rs 14,900 |
| Registration trustee | AED 4,000 plus VAT | 4,200 | About Rs 1.08 lakh |
| Title deed | Fixed schedule | About 500 | About Rs 12,900 |
| Agent's commission | 2% plus 5% VAT | 14,920 | About Rs 3.84 lakh |
| Total (price plus fees) | About 759,100 | About Rs 1.95 crore |
Fees add about 6.8% to the price. Any service-charge arrears must be cleared by the seller before transfer; the developer or owners' association issues a clearance certificate. With a mortgage, add 0.25% of the loan plus AED 290 for its registration.
Service charge: not published for this building by the sources checked. One Dubai Silicon Oasis building publishes AED 16.9 per sq ft a year, which is about AED 14,000 on an 830 sq ft one-bedroom. Because the building is running, the actual invoice exists: ask the seller for it and for the reserve-fund position.
Location and connectivity
Dubai Silicon Oasis is a free zone and a residential community in one, beside the junction of Sheikh Mohammed Bin Zayed Road (E311) and the Dubai - Al Ain Road (E66). The Silicon Oasis Authority headquarters and its business park are inside the community, and Rochester Institute of Technology Dubai and the Dubai Academic City campuses are next door. That working and studying population keeps the rental pool full through the year.
Silicon Central Mall and Dubai Outlet Mall cover retail. Downtown and Dubai International Airport (DXB) are reached along the E311 or Al Khail Road; no source we checked prints drive times from this building, so treat an agent's minute count as an estimate.
The change coming is the RTA's Blue Line Metro, routed through Dubai Silicon Oasis. It is planned, not open. Another finished option nearby on this site is Tria by Deyaar; see also all Dubai projects we track and the full projects list.
Amenities and specifications
Building guides list a swimming pool, a Jacuzzi, a health club and gym, and covered parking. That is the standard set for a mid-rise investor building of its age; there is no resort deck and no branded lobby.
The one-bedrooms are the interesting layouts. Standard one-bedrooms have an en-suite bathroom and a separate powder room for guests. The duplex one-bedrooms put the kitchen and powder room on the lower level and the bedroom upstairs, which gives a one-bedroom of up to about 1,100 sq ft. Studio, two- and three-bedroom sizes are not published by the sources checked.
The fit-out is the original 2014 finish unless an owner has renovated. Inspect the unit, run the taps and air-conditioning, and ask the owners' association when the lifts and chillers were last serviced. Dubai's ten-year structural cover from completion ends in December 2024, so structural issues are now the owners' association's cost.
About the developer
Binghatti Developers was founded in Dubai in 2008 and trades under Binghatti Holding. Dubai Silicon Oasis is where it built its first cluster: Binghatti Residences, Apartments, Views, Stars, Terraces and Point are all mid-rise buildings from its early years, and more than one source calls Binghatti Point the first freehold project in the community.
The company is now one of Dubai's largest developers. Binghatti Holding reported first-half 2026 net profit of AED 3 billion on revenue of AED 9.5 billion, delivered about 1,700 homes in that half, and builds branded towers such as Bugatti Residences and Mercedes-Benz Places in Downtown Dubai. Its full list is on the Binghatti Dubai page.
For a resale buyer here, the developer matters less than the owners' association that now runs the building. Ask who the management company is, and read the last two years of service-charge budgets.
For Indian buyers
Ownership. Dubai Silicon Oasis is freehold and open to all nationalities. The DLD issues the title deed in your name on the day of transfer; there is no Oqood stage on a finished building. There is no annual property tax in the UAE and no VAT on a residential sale.
Remittance. The Liberalised Remittance Scheme lets each person send USD 250,000 per financial year. The illustrative AED 759,100 all-in cost is about USD 206,700, within one person's allowance. TCS of 20% on remittances above Rs 10 lakh a year is collected by the bank and adjusted against your income tax.
Golden Visa. The threshold is AED 2 million of property, which nothing in this building approaches. A shorter investor visa is available at lower values; check the current rule with the DLD.
Rent and tax. Dubai Silicon Oasis returns about 7 to 8.5% gross, and one portal puts neighbouring Binghatti Apartments at 8.5%. Net returns are about 1 to 1.5 points lower after service charges and vacancy. The UAE does not tax the rent; an Indian tax resident declares it in India at slab rates after the 30% standard deduction, reports the flat as a foreign asset, and pays capital gains tax in India on a sale. For how resale purchases work step by step, see our guide to resale property in Dubai.
Pros
- Finished since December 2014: no build risk, and a unit can be rented from the day of transfer
- Duplex one-bedrooms of up to about 1,100 sq ft, larger than many new one-bedrooms
- Neighbouring Binghatti buildings trade near AED 856 per sq ft, below the Dubai Silicon Oasis median of about AED 983
- The community's 7 to 8.5% gross yields are realistic at prices like these
- Service charges are live, so the actual bill can be checked before you buy
Cons
- No source prints a current price for this building, so you must price it yourself from DLD sales
- A 2014 building: plant, lifts and finishes are into their second decade
- Mid-rise buildings in the community compete with each other for the same tenants
- No Metro yet; the Blue Line is planned, not open
- Nothing here approaches the AED 2 million Golden Visa threshold
Who this is for
- Yield investors who want a ready unit in Dubai Silicon Oasis at mid-market prices
- Buyers who want a larger one-bedroom or duplex for the money
- End users working in the Silicon Oasis free zone or the Academic City campuses
- Indian buyers who want to fund the purchase within one person's LRS allowance
Who should look elsewhere
- Golden Visa buyers

- Commuters who need the Metro today
Our verdict
Binghatti Residences is a plain, ready income building from Binghatti's early years in Dubai Silicon Oasis, and the honest problem is that nobody publishes its price. Search for it and you get the sister buildings: Binghatti Apartments at about AED 856 per sq ft, Binghatti Views and Binghatti Point with sold averages of about AED 674,000 and AED 817,000. That is a useful guide, because the community's 7 to 8.5% gross yields are earned at prices like those. The duplex one-bedrooms of up to about 1,100 sq ft are the building's distinguishing feature. What you must add yourself is the evidence: the DLD's recent sales for this building, the service-charge statement and a look at a 2014 building's plant.
Consider it if you want a ready, mid-priced rental in Dubai Silicon Oasis and are willing to price the unit from DLD transactions rather than an agent's ask. Offer near what the sister buildings trade at per sq ft unless the unit or the building justifies more. If you want a new building, a payment plan or a Golden Visa, look elsewhere.

Fee basis: DLD transfer 4% of price, plus a DLD admin fee of AED 580 on a ready unit and AED 40 at Oqood on an off-plan one; registration trustee AED 2,000 below AED 500,000 and AED 4,000 from AED 500,000, plus 5% VAT (AED 2,100 or AED 4,200); title deed and map about AED 500; agency 2% plus 5% VAT where used; mortgage registration 0.25% of the loan plus AED 290. Rates shown are indicative, read on 9 September 2026, and the pegged ones (USD and the GCC currencies) do not move — edit the rate box for anything else. Handover Timeline
There is nothing to wait for. Construction began in December 2013 and the building was completed in December 2014, so it has been occupied for more than a decade. What to check is the unit: its title deed, any service-charge arrears the seller owes, the tenancy if one runs with it, and the owners' association's reserve fund for a building now in its second decade.
Investment Analysis
Why people look at Binghatti Residences Dubai Silicon Oasis Dubai for investment is simple — it is in Dubai Silicon Oasis, and this part of Dubai Silicon Oasis has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
Pricing here is on call, which is common for new and premium launches. The final number depends on the floor, view, size and the offer of the day.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Dubai Silicon Oasis are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Dubai Silicon Oasis is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Handover Risks
As a ready or near-ready building, handover risk here is low — what you see is largely what you get.
Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.
Bank Loan Availability
A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.
Construction Updates
The project is currently ready to move. The build stage and finishing change month to month.

Locality Review
Dubai Silicon Oasis is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

Connectivity is indicative. Ask us for exact distances and drive times.
The main thing to weigh is this — no source prints a current price for this building, so you must price it yourself from DLD sales. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.
For the long term, Dubai Silicon Oasis has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.
It suits buyers who want to move in soon or rent out quickly, and anyone who wants a home from a trusted builder in Dubai Silicon Oasis.

💬 Our View

Final Verdict
Consider it if you want a ready, mid-priced rental in Dubai Silicon Oasis and are willing to price the unit from DLD transactions rather than an agent's ask. Offer near what the sister buildings trade at per sq ft unless the unit or the building justifies more. If you want a new building, a payment plan or a Golden Visa, look elsewhere.
