Two pages quote a one-bedroom "from AED 781K", which is the 781 sq ft plan size read as a price, so we do not rely on it. Dubai Silicon Oasis is a free zone and a residential community in one, by the junction of Sheikh Mohammed Bin Zayed Road (E311) and the Dubai - Al Ain Road (E66). Ellington places the Hillgate minutes from Silicon Central Mall and the community parks. The Silicon Oasis Authority's business park, Rochester Institute of Technology Dubai and the Dubai Academic City campuses supply a steady pool of tenants.
The medium-term change is the RTA's Blue Line Metro, which Ellington says will run past the project and link it to Business Bay, DIFC and Dubai International Airport (DXB). It is planned, not open, so do not count on it for tenants in 2027.

Amenities and specifications
The two towers share a connected courtyard. Ellington lists a reception lounge, a leisure swimming pool, a club lounge, an indoor gym and yoga areas, an arcade room, a BBQ zone and a "Harmonic Hall". That is more than the older buildings in the community offer, and it is part of what the per-sq-ft premium buys.
Tower A has 16 floors above ground and Tower B has 13, each over two basement levels and a podium. Tower A includes the duplexes; Tower B has studios to three-bedrooms only. Sizes run from about 419 sq ft for a studio to about 2,757 sq ft for the four-bedroom duplex.
Ellington sells on finish, but the sources do not itemise kitchen brands or appliances. Ask for the specification schedule attached to the SPA. At handover, book an independent snagging inspection; Dubai law gives one year of cover on fittings and ten years on structural defects.
About the developer
Ellington Properties is a design-led Dubai developer. Its delivered buildings include the Belgravia series in JVC, DT1 in Downtown, the Wilton developments in MBR City, and Ellington House in Dubai Hills Estate. In 2025 it handed over Berkeley Place (127 homes in MBR City), Eaton Palace (110 in JVC) and Ellington House; in May 2026 it began handovers at Ellington House II and Arbor View in Arjan.
The record is documented in more detail than most. An earlier report counts 847 units across four projects in 2023, three delivered within 60 days of schedule and one four months late after a contractor change, and 923 units in 2024 with two projects early. Ellington reports 96% occupancy across delivered projects. A review of its recent record puts typical slippage at two to four months, so a Q4 2027 date is best read as "around the turn of 2028".
The caveat is the community. Ellington's premium was built in Downtown, JVC, MBR City and Dubai Hills. Dubai Silicon Oasis is cheaper, and the Hillgate tests whether that premium holds here, as Arbor View does in Arjan.
For Indian buyers
Ownership. Dubai Silicon Oasis is freehold, so an Indian buyer, resident in the UAE or not, gets an Oqood registration now and a DLD title deed at handover, in their own name. There is no annual property tax in the UAE and no VAT on a residential sale.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The entry unit with fees is about USD 363,600, beyond one person but within a couple's USD 500,000. Because the plan spreads 70% over the build, the instalments can also be sent over two financial years. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The threshold is AED 2 million. One-bedrooms and most two-bedrooms fall below it; three-bedrooms and duplexes are likely to clear it once priced. Confirm with the DLD how much must be paid on an off-plan unit before applying.
Rent and tax. Dubai Silicon Oasis returns about 7 to 8.5% gross, but that is earned on older buildings bought near AED 800 to 1,000 per sq ft. At AED 1,650 per sq ft, expect less: an area one-bedroom rent of about AED 55,000 a year, last quoted in December 2023, would give about 4.3% gross on AED 1.28 M, and rents have risen since. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.
