The source listing's AED 675K sits inside the resale range; the higher developer-era figures of AED 818,749 and AED 831,249 come from later Binghatti releases and may refer to larger studios or better floors, which the pages do not say. One ask at AED 595,000 also appeared. The DLD transaction record for the tower settles what units actually trade for.

Unit sizes differ by source. One broker gives the whole range as 363 to 1,119 sq ft; Binghatti's figures quoted by another put one-bedrooms at 639 to 1,042 sq ft. The same broker counts 1,745 units, which is a lot for one 23-storey tower of small flats - check that figure against the DLD record before you rely on it.

Apartments in Dubai Production City sell at about AED 1,188 per sq ft on 2026 transaction data, with other guides putting the range at AED 1,200 to 1,500. The entry studio here, at about AED 1,604 per sq ft, is priced about 35% above the average, which is normal for a new tower against older stock. Location and connectivity

Dubai Production City, still widely called IMPZ, sits off Sheikh Mohammed Bin Zayed Road (E311) between Dubai Studio City, Motor City and Sports City. A project page puts Dubai Hills Mall, Mall of the Emirates, Dubai Marina, Ibn Battuta Mall and Expo City within 10 to 15 minutes by car. Al Khail Road and Emirates Road are close, so Downtown and both airports, DXB and DWC, are reachable without the Sheikh Zayed Road traffic.

There is no Dubai Metro station in the community, so tenants rely on cars, buses and ride-hailing. The area is a mix of finished mid-rise buildings, media-industry offices and new towers still going up, so expect construction around you for a few years and new rental supply competing with yours.

Amenities and specifications

Binghatti describes studios and one-bedroom apartments with large windows, metallic accents, rich textures and a bold colour palette, plus one-bedroom garden suites with private outdoor space. The building has four basement levels and two parking levels under 23 residential storeys.

Broker pages list a swimming pool, a gym and a landscaped podium, the standard set for a Binghatti investor tower. Kitchen brands, appliance packages and smart-home features are not itemised by the sources checked. At this price point, expect a fitted kitchen and built-in wardrobes rather than a premium fit-out, and ask for the specification schedule attached to the SPA.

At handover, book a snagging inspection. Dubai law gives one year of cover on fittings and ten years on structural defects from completion.

About the developer

Binghatti Developers was founded in Dubai in 2008 and trades under Binghatti Holding. It is best known for patterned facades in Jumeirah Village Circle, Al Jaddaf and Dubai Silicon Oasis, and lately for branded towers: Bugatti Residences, the Burj Binghatti Jacob & Co Residences and Mercedes-Benz Places in Downtown Dubai. Binghatti's selling point is a short build, often 12 to 18 months for a mid-rise. That makes a missed date more telling, not less. This tower's Q2 2026 date has passed, as has the date for Binghatti Hills in Dubai Science Park, so the developer's record is strong on volume and weaker on the dates of individual buildings.

Ownership. Dubai Production City is a freehold area, so an Indian buyer, resident in the UAE or not, gets a DLD title deed in their own name once the building is complete, and an Oqood registration until then. There is no annual property tax and no VAT on a residential sale.

Remittance. The Liberalised Remittance Scheme lets each person send USD 250,000 per financial year. The AED 600,000 studio with fees is about USD 174,500, so one person can fund it in one year. TCS of 20% on remittances above Rs 10 lakh a year is collected by the bank and adjusted against your income tax.

Golden Visa. The property threshold is AED 2 million, so a unit here does not qualify on its own. A two-year investor visa is available at lower values; check the current rule with the DLD.

Rent and tax. Community rents near AED 87 per sq ft a year give about AED 32,500 on a 374 sq ft studio, about 5.4% gross on the entry ask. One data site puts the community's median gross yield near 9%, but that includes older, cheaper stock.
