Dubai Silicon Oasis is a free zone and a residential community in one. The Authority's headquarters, the free-zone business park, Rochester Institute of Technology Dubai and the Academic City campuses sit inside or beside it, and that population is why the community lets steadily through the year.

The community sits by the junction of Sheikh Mohammed Bin Zayed Road (E311) and the Dubai – Al Ain Road (E66), which gives road access to Dubai, Sharjah, Abu Dhabi and Al Ain from one corner. Silicon Central Mall and Dubai Outlet Mall cover retail. No source we checked prints drive times from this tower, so treat an agent's minute count as an estimate.

The medium-term change is the RTA's Blue Line Metro, routed through Dubai Silicon Oasis. The announcement alone lifted the community's price per sq ft by 29%, the largest jump recorded in Dubai on that measure. Sitting between two motorways is also why the glazing specification on this tower matters.

Amenities and specifications

The unit mix is the specification. One tower holding studios at about 440 sq ft through duplexes, podium townhouses and penthouses up to about 3,215 sq ft is a wider spread than anything else in this community, and the main reason to look here if you want something other than a standard apartment plate.

Aluminium and glass facades with sound-proofed double-glazed floor-to-ceiling windows are what the sources quote. Test that in person with a window open and then closed: the community sits beside two motorways and glazing is the one thing you cannot change later. Parking is not itemised anywhere we checked; confirm the bay number on the title deed. Everything here can be inspected rather than taken from a brochure, which is the advantage a finished building has over Timez by Danube and the off-plan towers nearby.

About the developer

Deyaar Development PJSC is one of Dubai's older listed developers, with more than two decades of work and over 23 million sq ft delivered across the UAE in residential, commercial and hospitality projects. Its best-known community is Midtown in Dubai Production City, and it also built Cedre Villas.

In April 2026 it announced one of its largest delivery milestones: 1,436 units handed over across Regalia, a 913-unit tower in Business Bay; Jannat, the 362-unit final district of Midtown; and Talia Residences in Al Furjan, 161 furnished hotel apartments run by Millennium Hotels and Resorts. That announcement did not name Tria, which is why this page asks you to get the Building Completion Certificate date from Deyaar directly. Another finished building here, at a lower price per sq ft, is Binghatti Point.

For Indian buyers

Dubai Silicon Oasis is freehold and open to all nationalities. The Dubai Land Department issues the title deed in your name, and because the tower is finished the transfer happens at a DLD registration trustee office on the day you pay. On the 70/30 terms the balance schedule is written into your sale agreement. Check the unit and any mortgage on it through the Dubai REST app before handing over a deposit.

Money leaves India under the Liberalised Remittance Scheme: USD 250,000 per person per financial year, so a couple can move USD 500,000. The entry unit is about USD 169,000 in total, inside one person's allowance in a single financial year. A three bedroom duplex or a penthouse will need two people or two years, which is exactly what the 70/30 terms make workable. TCS applies above the threshold and is set off against your Indian tax.

There is no annual property tax in the UAE and no tax on the rent there, but India taxes that rent at your slab rate after the standard 30% deduction and taxes the gain when you sell. Dubai Silicon Oasis is quoted at 7 to 8.5% gross and at 8.23% in the H1 2026 sales market report, but those returns are earned nearer AED 983 per sq ft; at about AED 1,409 the same rent gives roughly 5 to 6% gross, net about 1 to 1.5 points below. The Golden Visa needs AED 2 million, which the entry unit does not approach, though a large duplex or penthouse might.

It is finished, 73 units are listed, and at about AED 1,409 per sq ft it undercuts the off-plan towers here by roughly a third.

The looseness is the work you have to do. The starting price reads AED 620,000, AED 538,314 or AED 517,000 depending on the source; the floor count reads 28, 32 or 33; the handover was targeted for April to June 2025 and no source says what actually happened. None of that makes the building bad, and all of it is checkable in a morning.
