Downtown is fully built out: there is no master-plan risk, and the retail, restaurants and the Opera are already operating. The cost of that maturity is traffic on the boulevard at weekends and during events at the Opera, and a market where prices move with the citywide cycle rather than on a new road or metro line. AED 2.09 M is about USD 569,000, and the fees push the total past USD 600,000. A couple can remit USD 500,000 between them in one financial year and the balance after 1 April, or add a third family member as a co-buyer.
