Two things separate this tower from most Palm Jumeirah stock. No source we checked publishes this tower's rate, and this is a building with a hotel, a mall, an infinity pool on level 50 and an observation deck in it. Palm Tower sits at the trunk of Palm Jumeirah, the part of the island with the shops rather than the beaches. Nakheel Mall is underneath it, the Palm Monorail runs the length of the trunk to Atlantis, and a taxi reaches Dubai Marina in about nine minutes. There is no Dubai Metro station on the island — the nearest rail is the tram and metro at Dubai Marina and Jumeirah Lakes Towers, by road or monorail plus a change.

You are inside the Palm's retail and dining, a short drive from Marina and Sheikh Zayed Road, and dependent on a car beyond the island. Beach access is the weak point of a trunk address: the fronds and the Shoreline have it, a tower above a mall does not. The residences are fully furnished by Nakheel — not a seller's claim but how the tower was released, and central to the rents the small units achieve. Residents share the building with St. Regis Dubai The Palm, so the lobby and the service culture are a hotel's.

In the same structure: AURA Sky Pool on level 50, marketed as one of the world's highest infinity pools; The View observation deck across the top three floors; SUSHISAMBA; and Nakheel Mall below, with cinema, supermarket and dining. Residents' facilities quoted are a pool, gym, children's area and covered parking. Not published: parking per unit, the furniture schedule by unit type, and the service-charge budget — all answerable from the owners' association documents.

About the developer

Nakheel Properties, established in 2000, built the island this tower stands on. Its record is reclamation and master planning at a scale few attempt: Palm Jumeirah, The World Islands, Ibn Battuta Mall (the largest themed mall in the world), Dragon Mart, Nakheel Mall, and the USD 220 million dining development The Pointe at the tip of the Palm. It master-planned Jumeirah Village Circle, with more than 2,000 villas and townhouses, and Jumeirah Village Triangle.

Nakheel carries DLD developer registration number 100 according to Metropolitan's developer page, one of the oldest on the register, and a reported pipeline of about USD 16 billion. On a ready resale the forward record matters less than it would off-plan; what counts is that the island's master developer still runs its retail, monorail and beaches.

For Indian buyers

Palm Jumeirah is freehold, so an Indian buyer holds the title deed in their own name, with no local partner and no residency requirement. At the AED 2.1 M floor of the asking range the purchase clears the AED 2 M Golden Visa threshold — one of the genuinely useful facts about the entry unit, since a cheaper ready home elsewhere on the island would not.

The bigger homes read differently: the 2,589 sq ft three-bedroom at the AED 6.2 M top of the range works out near AED 2,395 per sq ft, below the island's apartment average, because large apartments compete with fronds villas.
