Location and connectivity

Dubai Sports City opened in 2004 and runs to about 50 million sq ft along Sheikh Mohammed Bin Zayed Road (E311). Unlike a good deal of Dubailand, it got delivered: Dubai International Stadium, the ICC Academy, the Els Club championship golf course and the Victory Heights villa community are all standing and in use, and the district's rents were up about 3.9% year on year on the June rental index.

Al Khail Road (E44) is the alternative route out. Dubai International Airport is roughly 30 minutes away and Al Maktoum International about 25. There is no metro station in the district, so this is a car-dependent address - worth weighing for a studio aimed at a single tenant. Amenities and specifications

The brokerage pages list a modern gym, a swimming pool, a sauna and steam room, a children's play area, a barbecue area and a rooftop lounge, with 24-hour security and a concierge. For a building quoting studios in the AED 300,000s, that is a full list.

What is not listed anywhere is the unit size, and that omission does real damage: a price with no square footage behind it cannot be compared, valued or used to work out a service charge. Ask for the suite area as written on the title deed or the SPA, ask whether the furnished option changes the price, and view the apartment. Final as per the sale agreement.

About the developer

Titans Real Estate Developer is a Dubai developer whose public profile is built almost entirely around this one building. The trade and brokerage pages describe Hera Tower as its flagship project, and we could find no other completed Dubai development under the name.

That is a meaningful gap rather than a verdict. A first project is not a bad project, and Dubai has plenty of single-tower developers who delivered exactly what they promised. But it does mean there is no handover to go and inspect, no earlier building whose common areas you can walk, and no history of dates kept or missed.
