About Condor Golf Links 18 Dubai Sports City Dubai

Condor Golf Links 18 is a 15-storey tower of about 252 apartments in Dubai Sports City, built by Condor Developers. It holds studios and one and two-bedroom homes of roughly 385 to 1,450 sq ft, and it sells on a payment plan that asks 20% at booking and defers half the price for 30 monthly instalments after handover.

Studios start at AED 610,000 (about Rs 1.57 crore). Construction began in September 2024 and was reported at 50% complete on a tower the trade press valued at about USD 82 million - and the handover date has moved from Q1 2026 to Q4 2026 without a public explanation. Every UAE project we track sits in the Dubai section.

For context, Dubai Sports City as a district starts studios around AED 350,000 and one-bedroom homes between AED 500,000 and AED 700,000 on the resale market. A new studio at AED 610,000 is therefore priced at a clear premium to the district's older stock - which is what you would expect for a 2026 building, but it is the number to argue over. Ask for the price against a named unit and floor, not a headline.

Payment plan and total cost

This is what the building is actually selling. Our note on Dubai payment plans covers how these splits work; here the structure is 20% at booking, 20% through construction, 10% at handover, then 50% across 30 monthly instalments after you have the keys, running to about Q4 2028.

Now the arithmetic the brochure does not do. A Sports City studio at the district's 8% gross yield earns roughly AED 48,800 a year on a AED 610,000 purchase - about AED 4,067 a month, against a post-handover instalment near AED 10,167. The rent covers about 40% of it. Add a service charge of AED 13 to 20 per sq ft a year, roughly AED 5,200 to 8,000 on a 400 sq ft studio, and the district's 8 to 9% gross lands nearer 6.5 to 7.5% net. Plan to fund the majority of those instalments yourself.

Location and connectivity

Dubai Sports City opened in 2004 and covers about 50 million sq ft along Sheikh Mohammed Bin Zayed Road (E311), inside the wider Dubailand area. It is one of the few Dubai communities built around a single idea that actually got delivered: the Els Club championship golf course, Dubai International Stadium, the ICC Academy and a set of sports academies all sit inside it, with the Victory Heights villas next door setting a family tone.

The trade-off is transport. There is no metro station in the district, so this is a car-dependent address served by E311 and Al Khail Road (E44). Dubai International Airport is roughly 30 minutes away and Al Maktoum International about 25. Two other Sports City towers we cover are Aurel1a Residence and Binghatti Haven, and there is a ready-to-move comparison in the same district at Hera Tower.

Amenities and specifications

One 15-storey tower of about 252 apartments, with the amenity set Sports City towers compete on: pool, gym, children's play area and covered parking. Listings quote fitted kitchens, built-in wardrobes and balconies on most layouts.

What is fitted in a given apartment, and whether it is handed over furnished, varies between releases, so get the finishing schedule attached to your own SPA rather than working from a render. And because the tower was about half-built at its last reported update, the check that matters is not the brochure but the site: ask for dated construction photographs and read the DLD's own completion percentage. Final as per the SPA.

About the developer

Condor Developers is the Dubai arm of Condor Group, which describes more than 40 years of work and over 400 completed projects across the Middle East and Asia. In Dubai the name is newer than that history suggests, and Golf Links 18 is one of the buildings it is being judged on.

The evidence available today is mixed. The group announced a Q1 2026 handover for a tower valued at about USD 82 million, the build was reported at 50% complete, and the date has since moved twice on the listing sites with no public explanation. None of that makes the project unsound - half-built Dubai towers finish every month - but it does mean the developer's own dates are not evidence. Read the DLD's verified construction percentage and the escrow record instead, and treat the marketing timeline as a target rather than a commitment.

For Indian buyers

Dubai Sports City is freehold, so an Indian citizen can own here outright with a title deed from the Dubai Land Department, and the UAE charges no annual property tax. Under the Liberalised Remittance Scheme each resident Indian may remit USD 250,000 per financial year. The AED 610,000 studio with the DLD fee comes to about USD 173,000 and fits inside one person's allowance in a single year, which is the practical appeal of this price point.

The post-handover instalments are the part to plan for. They run in dirhams for 30 months after you take the keys, which means either a second LRS remittance in a later financial year or a UAE account funded from rent - and as the arithmetic above shows, the rent covers about 40% of them. Rental income is taxable in India in your hands with the standard 30% deduction on the annual value. The Golden Visa needs AED 2 million of property, which even a large two-bedroom here does not reach on its own. Our rental yield by area note sets the district's 8 to 9% gross against the rest of the city.

Pros

  • 20% to start and half the price deferred for 30 months after handover - among the lightest cash profiles in the market
  • The entry price fits inside a single LRS allowance for an Indian buyer
  • Sports City studios let at about 8 to 9% gross, one of the stronger bands in Dubai
  • An established district with a championship golf course, a stadium and academies already built
  • Roughly half-built, so there is a structure to inspect and a verified completion percentage to read
  • District rents were up about 3.9% year on year on the June rental index

Cons

  • The handover date has moved at least twice, with no public explanation
  • Two price sets circulate for the same studio - AED 610,000 and AED 700,000
  • Condor's Dubai record is short; the 400-project history belongs to the wider group
  • The rent covers only about 40% of the post-handover instalment on the entry unit
  • Service charges of AED 13 to 20 per sq ft take the net yield down to roughly 6.5 to 7.5%
  • No metro station in the district, and studios from 385 sq ft are small in a market with plenty of them

Who this is for

Investors who want a Dubai rental asset without a large upfront outlay and can top up the instalments from savings; buyers who want a newer building in a district whose stock is mostly 2008 to 2015; and Indian buyers whose purchase must fit one LRS allowance.

Who should look elsewhere

Anyone who needs a firm move-in date, anyone who wants a developer with a long line of finished Dubai towers to walk through, and anyone expecting the rent to cover the post-handover plan.

Our verdict

The payment plan is the product here, and it is a good one - but the pitch that usually travels with it, that the rent pays the instalments, does not survive the arithmetic. At 8% gross the entry studio earns about AED 4,067 a month against an instalment near AED 10,167, before the service charge. The second thing to weigh is the calendar: Q1 2026 was announced, the listings now say Q4, the tower was half-built at its last update, and nobody has explained the move. Buy this for the light cash profile and the Sports City yield, negotiate on AED 610,000 rather than AED 700,000, verify the construction percentage yourself on the Dubai REST app, and budget to fund most of the post-handover instalments out of your own pocket.

FAQs

What does an apartment at Condor Golf Links 18 cost?

The project listing starts studios at AED 610,000, about Rs 1.57 crore. A second quote set puts studios from AED 700,000, one-bedroom homes between AED 950,000 and AED 1,200,000 and two-bedroom homes between AED 1,500,000 and AED 1,800,000. Sizes run about 385 to 1,450 sq ft, so ask for a price against a named unit and floor.

When is handover?

That is the open question. The developer announced Q1 2026, some listings say June 2026 and others Q4 2026, and the build was reported at 50% complete after starting in September 2024. The earlier dates passed with no confirmation of delivery. Check the DLD's verified completion percentage on the Dubai REST app before accepting any date.

What is the payment plan?

20% at booking, 20% through construction, 10% at handover, then 50% across 30 monthly instalments after handover, running to about Q4 2028. On the AED 610,000 studio that post-handover instalment is roughly AED 10,167 a month.

Will the rent cover the post-handover instalments?

No. At the district's 8% gross a AED 610,000 studio earns roughly AED 48,800 a year, about AED 4,067 a month, against an instalment near AED 10,167. Expect to fund around 60% yourself, with the service charge coming out of the rent first.

What does it cost on top of the price?

The DLD registration fee is 4%, AED 24,400 on the entry studio, plus Oqood admin and the AED 40 knowledge fee, and 2% plus 5% VAT in agency commission if a broker is used. There is no VAT on a residential sale and no annual property tax.

What are the service charges?

Sports City apartments run about AED 13 to 20 per sq ft a year, so roughly AED 5,200 to 8,000 on a 400 sq ft studio. That is what turns 8 to 9% gross into roughly 6.5 to 7.5% net once management and maintenance are included.

Is the project registered with the Dubai Land Department?

Yes, and it is sold through a DLD-approved escrow account with an Oqood entry per unit. Neither the project number nor the escrow bank is printed by the sources we could read, so ask the seller for both and verify them on the Dubai REST app.

Does a unit here qualify for the Golden Visa?

Not on its own. The ten-year visa needs AED 2 million of property and even a large two-bedroom here tops out near AED 1.8 million. Properties in one name can be added together, so two units could clear it.

Can an Indian citizen buy here?

Yes. Sports City is freehold for all nationalities. Under the Liberalised Remittance Scheme each resident Indian may remit USD 250,000 a financial year; the entry studio with the DLD fee is about USD 173,000 and fits inside one allowance. Rent is taxable in India with the standard 30% deduction.

  • Investors who assume the rent will cover the post-handover plan; on these numbers it covers about 40% of it
  • Anyone who needs a metro-served address or a large family home

Is It Right For You?

For Investors

Steady rental demand and active resale in Dubai Sports City make it a sensible medium to long-term hold. Get a good entry price and the maths works better.

For End Users

Larger layouts, amenities and a settled neighbourhood suit families who actually want to live here, not just invest.

For NRIs

A RERA-registered project from a known builder is the safer pick when buying from abroad. We handle paperwork and updates remotely.

For Families

Schools, parks, security and open areas keep day-to-day family life easy.

For Senior Citizens

Green areas and nearby healthcare help — ask us about lower-floor units for easier access.

Is Condor Golf Links 18 Dubai Spo... Worth Buying?

Short answer

Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Dubai Sports City from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • You want a long-term home or hold from a builder with a track record
  • You are fine waiting for handover in return for better pricing
  • Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • You need the cheapest option in the area
  • You need to move in right away
  • You are chasing quick, short-term resale gains

Handover Timeline

This is the part of the project to interrogate. Construction started in September 2024, the developer's own announcement put handover in Q1 2026, and the build was reported at 50% complete. Q1 has passed, June 2026 has passed, and the latest date carried by any listing is Q4 2026 - with nothing from the developer confirming the earlier targets were met or explaining the move. A tower that was half-built in its reported update does not finish in a quarter. Ask for the DLD project number, pull the verified construction percentage on the Dubai REST app, and treat any date you are given as a claim to check rather than a fact.

Investment Analysis

Why people look at Condor Golf Links 18 Dubai Sports City Dubai for investment is simple — it is in Dubai Sports City, and this part of Dubai Sports City has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
A payment plan that asks 20% to start and defers half the price for 30 months after handover, which is among the lightest cash profiles in the market. An entry price of AED 610,000 keeps the whole purchase inside a single LRS allowance for an Indian buyer. Dubai Sports City studios let at about 8 to 9% gross, one of the stronger yield bands in the city.
Watch-outs
The handover date has moved at least twice - Q1 2026, then June 2026, then Q4 2026 - with no public explanation from the developer. Two different price sets circulate: studios at AED 610,000 on one listing and AED 700,000 on another, which tells you the quote depends on who you ask. Condor's Dubai record is short; the 400-project history belongs to the wider group, not to a line of delivered Dubai towers you can go and look at.
Rental demand
Homes in Dubai Sports City usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 610,000 (about Rs 1.57 Cr) is in line with what Dubai Sports City asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Dubai Sports City are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Dubai Sports City is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Handover Risks

Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Locality Review

Dubai Sports City is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

Nearby Landmarks & Connectivity

Drive times From Dubai Sports City, drive times depend on where the community sits on the Sheikh Zayed Road, Al Khail Road and Emirates Road grid: the central districts are 10 to 20 minutes from Downtown Dubai and DIFC on a normal day, the outer communities 30 to 45. Dubai International Airport (DXB) sits on the same spine, and Al Maktoum International (DWC) serves the south of the city.
Peak-hour traffic Sheikh Zayed Road and the Al Khail and Hessa Street interchanges run slower from about 7 to 9.30 in the morning and 5 to 8 in the evening. Keep an extra 15 to 20 minutes in hand on a working day, and count the Salik toll gates on your route - each crossing is AED 4 off-peak and AED 6 at peak.
Metro & rapid transit The Dubai Metro Red Line runs the length of Sheikh Zayed Road and the Green Line through Deira and Bur Dubai; a community away from the lines relies on RTA buses, taxis and its own cars. The Blue Line, due in 2029, adds Dubai Creek Harbour, Mirdif, Silicon Oasis, International City and Academic City.
Future infrastructure The Metro Blue Line, the widening of Hessa Street and Umm Suqeim Street, the Al Khail Road improvement works and the expansion of Al Maktoum airport are the projects that should cut travel times in the outer communities over the next few years.
Daily commute For a working family, school runs, the office and the weekend stay within a manageable radius: most communities have schools and a mall or retail strip inside or beside them, which is a large part of why they hold rental demand.

Connectivity is indicative. Ask us for exact distances and drive times.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — the handover date has moved at least twice - Q1 2026, then June 2026, then Q4 2026 - with no public explanation from the developer. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Dubai Sports City has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in Dubai Sports City.

Is it worth the price?

At around AED 610,000 (about Rs 1.57 Cr) to start, it is priced in line with the Dubai Sports City market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

About Condor Developers (Condor Group)

Condor Developers (Condor Group)

Condor Developers is the Dubai arm of Condor Group, which describes itself as having more than 40 years of experience and over 400 completed projects across the Middle East and Asia. In Dubai the name is newer than that history suggests, and Golf Links 18 is one of the projects it is being judged on. The signal available today is mixed: the group announced a Q1 2026 handover for an USD 82 million tower, the build was reported at 50% complete, and the date has since moved twice on the listing sites without a public explanation. None of that makes the project unsound - half-built towers finish every month in Dubai - but it does mean the developer's own dates are not evidence. Buy on the DLD's verified construction percentage and the escrow record, and treat the marketing timeline as a target.

Payment Plan

The plan is the reason most buyers look at this building: 20% on booking, 20% in instalments through construction, 10% at handover, and the remaining 50% in 30 monthly instalments after you have the keys, running to about Q4 2028. That matters because it is the rent that pays the back half. On a AED 610,000 studio, 50% deferred over 30 months is about AED 10,167 a month, while a Sports City studio letting at the area's 8% gross would bring in roughly AED 48,800 a year, or AED 4,067 a month. The rent covers about 40% of the post-handover instalment, not all of it - so budget the difference in cash rather than assuming the unit pays for itself. On top of the price: the 4% DLD registration fee (AED 24,400 on the entry studio), Oqood admin and the AED 40 knowledge fee, and 2% plus 5% VAT in agency commission where a broker is used. There is no VAT on a residential sale and no annual property tax. Service charges in Dubai Sports City run about AED 13 to 20 per sq ft a year, so roughly AED 5,200 to 8,000 on a 400 sq ft studio. That comes straight off the yield, which is why the area's 8 to 9% gross lands nearer 6.5 to 7.5% net. Final as per the SPA.

Specifications

A single 15-storey tower of about 252 apartments in studio, one and two-bedroom layouts, sized from roughly 385 to 1,450 sq ft. Listings quote fitted kitchens, built-in wardrobes and balconies on most layouts, with shared amenities of the kind Sports City towers compete on - pool, gym, children's play area and covered parking. What is included in a specific unit, and whether it is handed over furnished, changes between releases; get the finishing schedule attached to the SPA rather than relying on a render. Because the building was about half-built at its last reported update, the useful check is not the brochure but the site: ask for dated construction photographs and the DLD's own completion percentage. Final as per the SPA.

💬 Our View

The plan is doing most of the selling here, and it is genuinely attractive: 20% to start and half the price spread across 30 months after you have the keys is a light way into a Dubai rental asset. Test it with arithmetic, though, because the pitch that follows it - that the rent pays the instalments - does not hold. At the area's 8% gross, a AED 610,000 studio earns about AED 4,067 a month against a post-handover instalment near AED 10,167, before the service charge. You will be funding roughly 60% of it. The second thing to weigh is the calendar. The developer announced Q1 2026, the listings now say Q4, the build was half-finished at its last reported update, and nobody has explained the move. Condor Group's 400-project history is real but it belongs to four decades across the Middle East and Asia, not to a row of delivered Dubai towers you can go and inspect. Buy this if you want the Sports City yield with a light cash profile and you are willing to check the DLD's construction percentage yourself, negotiate on the AED 610,000 rather than the AED 700,000 quote, and treat every date as provisional.

We track Dubai Sports City closely, and Condor Golf Links 18 Dubai Sports City Dubai is one of the homes buyers ask about often. Common Concerns, Answered

🤔 Is the price too high?

Premium projects in Dubai Sports City do sit higher, but you pay for the builder, location and build quality. Compare the price per sq ft with one nearby project and it usually adds up — we will run that for you.

🤔 Will possession get delayed?

It is RERA-registered, so there is a committed date and compensation rules if the builder slips. We will share the delivery track record so you can judge the risk.

🤔 Is maintenance expensive?

Maintenance is per sq ft per month and scales with amenities. We give you the exact rate up front so it is in your budget, not a surprise.

🤔 Will it resell easily?

Resale in Dubai Sports City stays active on steady demand. A known builder and a good unit make selling later easier.

🤔 How much carpet area do I really get?

Loading (the gap between saleable and carpet area) varies by project. Ask us for the exact carpet area of the unit you like so you compare like for like.

🤔 Is the rent worth it?

Yields here are modest but steady, helped by nearby offices and schools. If rent is your goal, we will point you to the units that lease out fastest.

Frequently Asked Questions

What does an apartment at Condor Golf Links 18 cost? +
The project listing starts studios at AED 610,000, about Rs 1.57 crore. A second set of quotes in circulation puts studios from AED 700,000, one-bedroom homes between AED 950,000 and AED 1,200,000 and two-bedroom homes between AED 1,500,000 and AED 1,800,000. Sizes run from about 385 to 1,450 sq ft, so ask for the price against a specific unit and floor rather than a headline.
When is handover? +
That is the open question. The developer announced Q1 2026, some listings say June 2026 and others Q4 2026, and the build was reported at 50% complete with construction having started in September 2024. The earlier dates have passed without any confirmation of delivery. Check the DLD's verified completion percentage on the Dubai REST app before you accept any date.
What is the payment plan? +
20% at booking, 20% in instalments through construction, 10% at handover, and the remaining 50% across 30 monthly instalments after handover, running to about Q4 2028. On the AED 610,000 studio the post-handover instalment is roughly AED 10,167 a month.
Will the rent cover the post-handover instalments? +
Not on its own. A Sports City studio at the area's 8% gross yield brings in roughly AED 48,800 a year on a AED 610,000 purchase, which is about AED 4,067 a month against an instalment near AED 10,167. Expect to fund about 60% of it yourself, and remember the service charge comes out of the rent first.
What does it cost on top of the price? +
The DLD registration fee is 4%, or AED 24,400 on the entry studio, plus Oqood admin and the AED 40 knowledge fee. Agency commission is 2% plus 5% VAT where a broker is used. There is no VAT on a residential sale and no annual property tax in the UAE.
What are the service charges? +
Dubai Sports City apartments run about AED 13 to 20 per sq ft a year, so roughly AED 5,200 to 8,000 on a 400 sq ft studio. That is what turns the district's 8 to 9% gross yield into roughly 6.5 to 7.5% net once management and maintenance are counted too.
Is the project registered with the Dubai Land Department? +
Yes - it is sold off-plan through a DLD-approved escrow account with an Oqood entry per unit. Neither the project number nor the escrow bank is printed by the sources we could read, so ask the seller for both and verify them on the Dubai REST app, which also shows the verified construction percentage.
Does a unit here qualify for the Golden Visa? +
Not at the entry price. The ten-year visa needs AED 2 million of property, and even a large two-bedroom here tops out near AED 1.8 million. Properties held in one name can be added together, so two units could clear the line, but a single studio will not.
Can an Indian citizen buy here? +
Yes. Dubai Sports City is freehold for all nationalities and the DLD issues the title deed. Under the Liberalised Remittance Scheme each resident Indian may remit USD 250,000 a financial year; the AED 610,000 studio with the DLD fee is about USD 173,000 and fits inside one allowance. Rent is taxable in India with the standard 30% deduction on the annual value.

Final Verdict

A light-cash way into one of Dubai's better yielding districts, in a half-built tower whose handover date has already moved twice. The payment plan is the product; the delivery record is the risk. Get the DLD project number and the verified construction percentage before you book, price against the lower of the two quote sets in circulation, and budget to fund about 60% of the post-handover instalments out of your own pocket rather than out of rent.
