Location and connectivity

Dubai Sports City opened in 2004 and covers about 50 million sq ft along Sheikh Mohammed Bin Zayed Road (E311). It is one of the Dubailand master plans that got delivered: Dubai International Stadium, the ICC Academy, the Els Club championship golf course and the Victory Heights villa community are all standing and in use. District rents were up about 3.9% year on year on the June rental index.

Al Khail Road (E44) is the second route out, Dubai International Airport is roughly 30 minutes away and Al Maktoum International about 25. Amenities and specifications

The amenity list is above what this price band normally buys: a rooftop infinity pool and rooftop gym, an observation deck, an outdoor cinema, a putting green, a basketball court, a jogging track, spa areas, indoor and outdoor play areas, a grand entrance lobby, electric vehicle charging points and smart-home technology in the apartments.

Because the building is finished, none of that has to be taken on trust - which is the whole point of buying here rather than next door. Go and look at the rooftop, check the smart-home fittings actually work, ask what is included on a furnished sale, and if you are buying from an original purchaser, read the snagging report. About the developer

Prestige One Developments is one of the more active mid-market developers in Dubai, and - unusually for this batch - one whose record can be checked against dates rather than intentions. It has developed more than three million sq ft across the city, launched over 1,500 residential and commercial units in 2024 including projects on Palm Jumeirah, Dubai Islands and in Mohammed Bin Rashid City, announced 11 new projects for 2025 and runs more than 20 active developments.

On delivery, the sequence is the evidence: it handed over The Residence in Jumeirah Village Circle, then Vista two weeks later, awarding more than AED 500 million in new contracts around the same time. Vista itself went from a July 2023 start to an April 2026 completion in about 33 months with the Land Department present at the handover. Dubai Sports City is freehold, so an Indian citizen owns here outright with a title deed from the Dubai Land Department, and the UAE charges no annual property tax. Under the Liberalised Remittance Scheme each resident Indian may remit USD 250,000 per financial year. Prestige One Developments is one of the more active mid-market developers in Dubai and, unusually for this batch, one whose record can be checked against dates. It has developed more than three million sq ft across the city, launched more than 1,500 commercial and residential units in 2024 including projects on Palm Jumeirah, Dubai Islands and in Mohammed Bin Rashid City, announced 11 new projects for 2025 and currently runs more than 20 active developments. On delivery: it handed over The Residence in Jumeirah Village Circle and then Vista two weeks later, awarding more than AED 500 million in new contracts around the same time. Vista itself went from a July 2023 start to an April 2026 completion, about 33 months, with the Land Department at the handover. That is the kind of evidence most pages on this site have to do without.

💬 Our View

Vista is the exception in this batch and it is worth saying plainly why. Every other Dubai Sports City page on this site is about a building that is half-finished, contested, or selling against a date that has already passed. This one was started in July 2023, finished in April 2026 and handed over at a ceremony the Dubai Land Department turned up to. Thirty-three months for a 350,000 sq ft building is a normal programme, met - and a developer that does that once, having just handed over another building in JVC two weeks earlier, has told you something no brochure can. The apartment side holds up too: 140 homes rather than 500, an average unit near 920 sq ft rather than a wall of 400 sq ft studios, and an amenity list - rooftop infinity pool, observation deck, outdoor cinema, putting green, EV charging - that is above what this price band usually buys. The cautions are small and practical. The two quoted entry prices are AED 70,000 apart, so price against a named unit and its suite area. The service charge is unproven because the building is months old, and on a 920 sq ft average unit AED 13 to 20 per sq ft is AED 12,000 to 18,400 a year, which is the number that decides your net yield. And there is no plan and little leverage, so this is cash. Within those limits, it is the cleanest buy in this batch.
