About Evergr1n House 2 Jumeirah Garden City Dubai

Evergr1n House 2 is Object 1's second fully furnished mid-rise in Jumeirah Garden City, the freehold pocket of Al Satwa that sits a short drive from Sheikh Zayed Road, Downtown and the Jumeirah beach strip. The source listing shows studios from AED 992.0 K (about Rs 2.55 crore), with 1 BHK from AED 1.61 M and 2 BHK from AED 2.43 M, on a 10/40/50 plan and a handover printed as Q3 2026.

The building is 12 floors — eight residential, two parking, one services, one roof — and it follows the first Evergr1n House next door. Two gaps in the public record matter: no source prints unit sizes, so the rate per sq ft cannot be checked from a desk, and the handover date is printed as both March 2026 and Q3 2026 with no reported delivery. Both are questions for the sales office before you pay the 10%.

The pocket's numbers are the check. Jumeirah Garden City apartments trade at AED 1,400 to 2,400 per sq ft, averaging AED 1,848 to 2,093 depending on building, with studios from about AED 560,000 and 1 BHK from AED 980,000. Evergr1n House 2's studio at AED 992.0 K and 1 BHK at AED 1.61 M are therefore near the top of the pocket — a premium for a new, furnished building from a known developer. Whether it is a fair premium depends entirely on the unit areas, which Object 1 will have on its price sheet. A 450 sq ft studio at AED 992.0 K is about AED 2,200 per sq ft, inside the pocket's range; a 350 sq ft studio would be well outside it.

Payment plan and total cost

10% on booking, 40% during construction, 50% on handover. With handover imminent, the construction instalments may already be due in full. Worked on the AED 992.0 K entry unit:

If the building has completed before you buy, the sale becomes a ready one: full payment at transfer or a UAE mortgage, with the same 4% DLD fee. The service charge is not published; furnished mid-rises with a rooftop pool tend to sit mid-to-high in Dubai's range, and on a small studio it is a meaningful share of a AED 55,000 to 65,000 rent.

Location and connectivity

Jumeirah Garden City is a freehold sub-zone of about 22 mid-rise buildings and 3,200 homes inside Al Satwa, the old low-rise neighbourhood between Sheikh Zayed Road and Jumeirah Road. From here the World Trade Centre metro and Sheikh Zayed Road are 5 to 10 minutes, Downtown and Burj Khalifa 10 to 15, the beach and La Mer about 10, and the airport about 15. Nothing else in this section is this central at this price.

The trade-off is the surroundings: Satwa is dense, busy and old, and the freehold pocket is a cluster of new buildings inside it rather than a planned community with parks. For Object 1's suburban alternative see AUREL1A Residence in Dubai Sports City, where the same developer sells studios at about 60% of this price. See all Dubai projects we track and the projects list.

Amenities and specifications

Every unit is fully furnished with kitchen appliances included. The building has eight residential floors over two parking levels, a services floor and a roof deck; the first Evergr1n House next door offers a rooftop pool, gym and lounge, and the same package is marketed for House 2. The 1.5 BHK is a 1 BHK with a study or second small room, which is worth checking on the plan.

Not published: unit sizes, the furniture schedule, parking allocation or service-charge budget. Ask for the furniture inventory as an SPA annex. Final specification as per the SPA.

About the developer

Object 1 (Object One Real Estate Development LLC) was founded in 2014 and has more than 30 active projects across JVC, JVT, Al Satwa, Dubai Land Residence Complex, Jebel Ali and Dubai Sports City. A developer-data site counts about 4,800 homes delivered or in handover across 2020-2025, six delivered projects and 32 active, with on-time delivery at 73% and a 1% cancellation rate; another notes early deliveries on some projects.

The first Evergr1n House in the same pocket is the direct precedent, and the best due diligence is to walk through it: the finish, the furniture and the service-charge bills there are what House 2 will deliver. Ask Object 1 for the announced and actual handover dates on its six delivered projects.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 992,000 entry price the 4% Dubai Land Department transfer fee is about AED 39,680 (USD 10,800), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Jumeirah Garden City is freehold, so a foreign buyer holds the title outright. AED 992.0 K is a little above one person's LRS allowance of USD 250,000 (about AED 918,000); with half due at handover, two allowances or two financial years cover it without strain. The studio and 1 BHK are below the AED 2 M Golden Visa threshold; the 1.5 BHK at AED 2.1 M and the 2 BHK at AED 2.43 M clear it, which makes this one of the more central Golden Visa purchases available under AED 2.5 M.

No UAE tax applies to the property or rent; an Indian tax resident declares the rent and any sale gain in India. On yield: the pocket returns 5.5 to 7% gross, with furnished studios and 1 BHK at the upper end and short-let an option given the location; budget 6% gross and 4 to 4.5% net on a long let after furnished-building service charges. This is a lower yield than the suburban districts because the price carries the address.

On exit: central, contained pockets hold value better than supply-heavy districts, and Jumeirah Garden City has a resale market from the first wave of buildings. A furnished studio here sells to an owner-occupier or a short-let operator as readily as to an investor, which widens the exit.

Pros

  • A central freehold address 10 to 15 minutes from Downtown, the beach and the metro — rare at this price point
  • Fully furnished, so it lets or is usable the week it is handed over
  • Handover is imminent: months, not years, of construction risk left
  • Object 1 has a volume record and built the first Evergr1n House next door
  • Half the price is paid at handover, so exposure during the remaining build is limited
  • Jumeirah Garden City is small (about 3,200 homes) and mid-rise, so supply is contained compared with JVC or Sports City

Cons

  • AED 992.0 K for a studio is a premium: the pocket's studios start from about AED 560,000, and no source prints this building's unit sizes to check the rate
  • Handover printed as March 2026 and Q3 2026 with no reported delivery yet
  • Jumeirah Garden City yields are modest — 5.5 to 7% gross, and lower on larger units — because prices are high for the rents
  • Al Satwa around the freehold pocket is an old, dense, low-rise neighbourhood; the address is central, not glamorous
  • Furnished buildings carry higher service charges and furniture wear; no service charge is published
  • Below the AED 2 M Golden Visa threshold for the studio and 1 BHK; the 1.5 BHK at AED 2.1 M and the 2 BHK at AED 2.43 M qualify

Who this is for

  • Buyers who want a central, furnished pied-a-terre or a short-let unit near Downtown and the beach
  • Golden Visa buyers at 1.5 or 2 BHK level (AED 2.1 M and up)
  • Investors who prefer a contained mid-rise pocket to a tower district and accept a 6% yield for it
  • Indian buyers who can cover the AED 496,000 handover payment this financial year

Who should look elsewhere

  • Yield-first investors — DLRC or Sports City stock returns more per dirham
  • Buyers who will not pay a premium without seeing the unit sizes first
  • Anyone who wants a new-district masterplan with parks and schools inside the gate
  • Buyers who need the handover date certain to the month

Our verdict

A fair buy for someone who wants a central furnished flat or a Golden Visa at 1.5 to 2 BHK level and is not chasing yield. Get the unit size, the completion certificate status and the DLD project number before you pay the 10%; if the building has completed, negotiate as a ready purchase.

FAQs

What is the price of Evergr1n House 2?

The source listing shows studios from AED 992.0 K (about Rs 2.55 crore). Portals print 1 BHK from AED 1,614,000, 1.5 BHK from AED 2,105,000 and 2 BHK from AED 2,430,000. Unit sizes are not published, so ask for the area of the specific unit before comparing rates.

What is the payment plan?

10% on booking, 40% during construction, 50% on handover. On AED 992.0 K that is AED 99,200, 396,800 and 496,000, plus a 4% DLD fee of AED 39,680. If the building completes before you buy, it becomes a ready sale paid in full at transfer.

When is the handover?

Q3 2026 on the portals and March 2026 on the source listing, with no reported delivery yet. Ask whether the completion certificate has been issued.

Is it furnished?

Yes — Object 1 sells Evergr1n House 2 fully furnished with kitchen appliances, like the first Evergr1n House next door.

Is it RERA registered?

Object 1 sells registered projects with escrow accounts, but none of the sources we checked prints this project's number. Verify on the Dubai REST app before booking.

Does it qualify for the Golden Visa?

The studio at AED 992.0 K and the 1 BHK at AED 1.61 M do not reach the AED 2 M threshold; the 1.5 BHK at AED 2.1 M and the 2 BHK at AED 2.43 M do.

What yield can I expect?

Jumeirah Garden City yields 5.5 to 7% gross in 2026 guides, with studios and 1 BHK at the upper end. A furnished, central studio can also be short-let; on a long let budget 6% gross and 4 to 4.5% net after furnished-building service charges.

How does an overseas buyer pay for it?

Jumeirah Garden City is freehold. AED 992.0 K is slightly above one person's USD 250,000 LRS (the Reserve Bank of India's Liberalised Remittance Scheme) allowance (about AED 918,000); the 10/40/50 plan puts half at handover, so two allowances or two financial years cover it easily. Buyers of any other nationality can own on the same terms: Dubai's designated freehold areas are open to all nationalities, there is no residency requirement and no local partner, and the Land Department issues the title deed in your own name.

Is Evergr1n House 2 Jumeirah Gard... Worth Buying?

Short answer

Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Jumeirah Garden City, Al Satwa from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • You want a long-term home or hold from a builder with a track record
  • You are fine waiting for handover in return for better pricing
  • Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • You need the cheapest option in the area
  • You need to move in right away
  • You are chasing quick, short-term resale gains

Possession Timeline

Portals print Q3 2026 and the source listing prints March 2026; neither date is supported by a reported handover in the sources we checked, so the building is at or very near completion. Ask Object 1 whether the completion certificate has been issued and, if not, for the SPA date and the RERA progress figure. Object 1's on-time record is 73%, so a slip of a quarter would not be unusual.

Investment Analysis

Why people look at Evergr1n House 2 Jumeirah Garden City Dubai for investment is simple — it is in Jumeirah Garden City, Al Satwa, and this part of Al Satwa has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
A central freehold address 10 to 15 minutes from Downtown, the beach and the metro — rare at this price point. Fully furnished, so it lets or is usable the week it is handed over. Handover is imminent: months, not years, of construction risk left.
Watch-outs
AED 992.0 K for a studio is a premium: the pocket's studios start from about AED 560,000, and no source prints this building's unit sizes to check the rate. Handover printed as March 2026 and Q3 2026 with no reported delivery yet. Jumeirah Garden City yields are modest — 5.5 to 7% gross, and lower on larger units — because prices are high for the rents.
Rental demand
Homes in Jumeirah Garden City, Al Satwa usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 992.0 K (about Rs 2.55 Cr) is in line with what Jumeirah Garden City, Al Satwa asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Jumeirah Garden City, Al Satwa are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Jumeirah Garden City, Al Satwa is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently under construction. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

Locality Review

Jumeirah Garden City, Al Satwa is one of the steadier addresses in the Gurugram market. Day-to-day life is easy here — schools, hospitals, markets and offices are close, the roads connect well to the rest of NCR, and there is a healthy mix of families and working professionals. It suits buyers who want a settled, well-linked neighbourhood rather than a far-out, still-developing pocket.

Future infrastructure Road widening, new expressway links and planned metro extensions in this belt should cut travel times further over the next few years.
Daily commute For a working family, school runs, office and weekend outings stay within a manageable radius — a big reason this corridor holds demand.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — aED 992.0 K for a studio is a premium: the pocket's studios start from about AED 560,000, and no source prints this building's unit sizes to check the rate. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Jumeirah Garden City, Al Satwa has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in Jumeirah Garden City, Al Satwa.

Is it worth the price?

At around AED 992.0 K (about Rs 2.55 Cr) to start, it is priced in line with the Jumeirah Garden City, Al Satwa market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

💬 Our View

This is a location purchase. Jumeirah Garden City is the only freehold pocket this close to Downtown, the beach and the metro at a sub-AED 1 M entry, and a furnished studio there is a usable city flat as much as an investment. The price is a premium for the pocket, the building is months from handover from a developer that finished the one next door, and half the money is paid at the end. What is missing is the unit size — no source prints it — which means you cannot check the rate per sq ft against the pocket's AED 1,848 to 2,093 average until you ask. Ask, and if the studio is 400 sq ft or more at AED 992.0 K the premium is in line with the address. If it is smaller, it is not.

🤔 Will it resell easily?

🤔 How much carpet area do I really get?

Loading (the gap between saleable and carpet area) varies by project. Ask us for the exact carpet area of the unit you like so you compare like for like.

🤔 Is the rent worth it?

Yields here are modest but steady, helped by nearby offices and schools. If rent is your goal, we will point you to the units that lease out fastest.

Frequently Asked Questions

What is the price of Evergr1n House 2? +
Q3 2026 on the portals and March 2026 on the source listing, with no reported delivery yet. Ask whether the completion certificate has been issued.
Is it furnished? +
Yes — Object 1 sells Evergr1n House 2 fully furnished with kitchen appliances, like the first Evergr1n House next door.
Is it RERA registered? +
Object 1 sells registered projects with escrow accounts, but none of the sources we checked prints this project's number. Verify on the Dubai REST app before booking.
Does it qualify for the Golden Visa? +
The studio at AED 992.0 K and the 1 BHK at AED 1.61 M do not reach the AED 2 M threshold; the 1.5 BHK at AED 2.1 M and the 2 BHK at AED 2.43 M do.
What yield can I expect? +

Final Verdict

A fair buy for someone who wants a central furnished flat or a Golden Visa at 1.5 to 2 BHK level and is not chasing yield. Get the unit size, the completion certificate status and the DLD project number before you pay the 10%; if the building has completed, negotiate as a ready purchase.
