About Gemz Al Furjan Dubai

Gemz is a completed Danube Properties tower in Al Furjan: a pyramid-shaped building of 16 storeys and 270 apartments, studios to three-bedrooms. Danube launched it on 30 May 2022 from AED 550,000 and it sold out within hours. Keys were handed over from 14 November 2024, five months early.

Today Gemz is a resale and rental building. The lowest sale ask we found is AED 745,000 (about Rs 1.92 crore) for a studio of about 406 sq ft. The questions are no longer about construction but about price against launch, rent against price, and what Al Furjan's new supply does to both.

At AED 745,000 on 406 sq ft the entry studio works out near AED 1,835 per sq ft; the top of the Property Finder range, AED 850,000 on 411 sq ft, is about AED 2,068. The launch rate was nearer AED 1,350. That spread is what the first buyers have earned in just over four years.

Launched in 2022 at 10% down, the first buyers put in about AED 55,000 on a studio and now see asks near AED 745,000 to AED 850,000. The source listing prints no price. For a completed building the price that matters is the transfer figure in the DLD record, so ask the agent for the building's last few registered sales, not only the portal asks.

Payment plan and total cost

There is no developer plan to buy on. Gemz launched at 10% down and 1% a month and sold out, so a purchase now is a resale in cash or with a UAE mortgage. Worked on the AED 745,000 studio:

Danube's 1% plans can run past handover. Ask whether this seller does, and whether the balance must be cleared before the DLD moves the deed; it changes how much cash the seller needs from you on transfer day.

Service charges are quoted at AED 12 to 14 per sq ft a year, about AED 4,900 to AED 5,700 on a 406 sq ft studio. Ask for the latest invoice and confirm nothing is in arrears.

Location and connectivity

Al Furjan sits between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road, with Discovery Gardens on one side and Jebel Ali on the other. The community's metro station opened in 2021 on the Route 2020 branch of the Red Line. Ibn Battuta Mall is five to ten minutes away, Jebel Ali Free Zone about ten, Dubai Marina about fifteen and Al Maktoum International Airport fifteen to twenty.

Jebel Ali Free Zone employs a good share of the community's tenants, and homes within a ten-minute walk of the metro have gained about 22% in capital value over three years. The risk is supply: new Al Furjan buildings, Danube's own 356-home Sparklz among them, will compete with Gemz for the same tenants.

Amenities and specifications

The tower is built as ground, one podium and 14 residential floors on a plot of about 101,000 sq ft, with about 530,000 sq ft built up. The mix is 24 studios, 74 one-bedrooms, 122 two-bedrooms and 50 three-bedrooms, so two-bedrooms make up nearly half the building and studios under a tenth.

The one and two-bedrooms were sold with convertible layouts that turn them into a 2 BHK and a 3 BHK. Danube quoted a pool, gym, sports courts and podium social spaces. Parking per apartment and furnishing vary by unit, so check both at the viewing.

A finished building lets you check what an off-plan buyer cannot. At the viewing, look at which way the unit faces and what it looks onto, and whether the listing's size matches the suite area on the title deed. Ask whether a converted unit was changed with the building's approval, test the air-conditioning, and ask the management company how many units are let and how long the last vacancies took to fill. The 112 rental contracts registered in a year suggest turnover is steady, but the building-level figure is the one to ask for.

About the developer

Danube Properties is the property arm of the Danube Group, the building-materials business Rizwan Sajan founded in Dubai in 1993; the developer dates from 2014 and made the 1% monthly plan standard in Dubai's mid-market. DLD records show 20 completed projects and 8,230 units.

Gemz is one of its best-documented deliveries. A AED 350 million project (USD 95.2 million), it was handed over five months early in November 2024, six months after Pearlz, also in Al Furjan, was handed over six months early. The dataHabibi index still scores Danube's delivery reliability at 44% across its whole book, which matters for its off-plan launches but not for a building already standing.

For Indian buyers

Ownership. Al Furjan is freehold for all nationalities. On transfer the DLD issues the title deed in your name. There is no annual property tax, and a residential sale carries no VAT; the 4% DLD transfer fee is the government's cost.

Remittance and Golden Visa. The AED 745,000 studio is about USD 203,000, inside one person's USD 250,000 LRS allowance for a financial year; with fees at about USD 216,000 it still fits. Because this is a resale with no developer plan, the whole sum leaves India at once. The Golden Visa needs AED 2 million: the studio misses by AED 1,255,000 and one-bedroom asks top out near AED 1.6 million.

Yield and tax. About 7% gross is quoted on the one-bedrooms (propsearch and DXB Interact). On a studio renting at about AED 45,000 that is 6% gross, nearer 5.3% after service charges. India taxes the rent at your slab after the 30% standard deduction, the property goes in Schedule FA of your return, and the gain is taxed in India when you sell.

Our verdict

Gemz is the finished version of what Danube sells off-plan today, and that is its real value to a buyer: you can walk the corridor, check the finishes and read a rental history before you pay. The price of that certainty is the markup. The first buyers paid AED 550,000 in May 2022; resale studios now start at AED 745,000, about 35% higher, and that is where a patient 2022 buyer is taking profit. At that price a studio renting from about AED 45,000 yields roughly 6% gross, fair for a new building but not generous, and new Al Furjan buildings, including Danube's own Sparklz, will add competition for the same tenants. The case for Gemz is safety, not upside, and the discipline is paying the low end of the asks rather than the top.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

The developer's plan is closed: Gemz launched in May 2022 at 10% down and 1% a month and sold out within hours. A purchase now is a resale, paid in cash or with a UAE mortgage. On the AED 745,000 entry studio: the 4% DLD transfer fee is AED 29,800; agency commission at the usual 2% plus VAT is about AED 15,645; the registration trustee charges about AED 4,000 plus VAT — about AED 794,600 all in.
