About Candace Acacia Al Furjan Dubai
Candace Acacia is a finished building of 316 apartments by Azizi Developments in Al Furjan: 236 studios and 80 larger units. Azizi launched it in December 2015 for a Q2 2017 handover and completed it in November 2017. On resale, studios of 376 to 523 sq ft ask AED 535,000 to 610,000, from about Rs 1.38 crore.
It is one of the few buildings in the community with a published service charge — about AED 16.24 per sq ft a year — and one of the highest studio rents, averaging about AED 50,780 on asking figures. Those two numbers decide the buy. This page sets out both, what a studio costs all in, and the paperwork points to settle before you offer.

Against the AED 496,000 launch figure, today's AED 535,000 studio entry is up about 8% in nearly eleven years — a buyer at launch has earned rent rather than capital growth. Some pages still carry undated "from" figures of AED 425,000 and AED 684,000; we have used the live portal range, and the building's DLD transactions for comparable units settle the value.
The studio range is wide because studio sizes are: 376 sq ft and 523 sq ft are different products. The portals do not pair each price with its size, so the rate runs anywhere from about AED 1,020 to 1,620 per sq ft; ask for the suite area on the title deed of the unit you are shown. The one-bedrooms, at about AED 1,240 to 1,360 per sq ft, sit at or below the community's AED 1,350 to 1,400 average.
Payment plan and total cost
This is a ready resale: no developer plan, full payment at transfer, in cash or with a UAE mortgage. At launch Azizi sold it on a 25/75 post-handover plan with a 50% DLD fee waiver and four years' free service charge; none of that passes to you. Worked on the AED 535,000 entry studio:
| Item | Basis | AED | Rupees (at 25.75) |
|---|---|---|---|
| Purchase price | Resale entry ask | 535,000 | About Rs 1.38 crore |
| DLD transfer fee | 4% | 21,400 | About Rs 5.5 lakh |
| Registration trustee fee | AED 4,000 plus VAT above AED 500,000 | About 4,200 | About Rs 1.1 lakh |
| Title deed fee | Fixed | 580 | — |
| Agency commission | 2% plus VAT, if used | About 11,240 | About Rs 2.9 lakh |
| Total | About 572,400 | About Rs 1.47 crore |
The running cost is published here. At about AED 16.24 per sq ft a year, the service charge is about AED 6,100 on a 376 sq ft studio, AED 8,500 on a 523 sq ft studio and AED 12,400 on a 765 sq ft one-bedroom. That is above the AED 12 to 15 typical for Al Furjan apartment buildings, which is what a heated pool, squash court, sauna and steam room cost to run. A service-charge directory also lists Candace Acacia Hotel Apartments separately, so ask the seller which rate the unit is billed at and get the latest statement with a no-objection letter.
Location and connectivity
Al Furjan sits in the Jebel Ali district between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. Candace Acacia was finished more than three years before Al Furjan metro station opened on the Route 2020 branch of the Red Line in 2021, which put the building within reach of tenants who do not drive. Jebel Ali Free Zone, about 10 minutes away, supplies most tenants; Ibn Battuta Mall is 5 to 10 minutes and Dubai Marina about 15.
The building sits among many later Azizi blocks, so a seller here competes with the developer's newer stock. In this set, Azizi Star is the large 2022 building with studios from AED 499,000, and Azizi Roy Mediterranean the 2018 serviced studio block. The Al Furjan apartments guide compares the community's prices and yields, and all Dubai projects we track and the projects page hold the wider list.
Amenities and specifications
Quoted for Candace Acacia: a heated swimming pool, a squash court, a fitness centre, a sauna, steam bath and jacuzzi, a barbecue area, a multi-purpose hall, a playground and landscaped garden. That is a fuller list than most Al Furjan mid-rise buildings carry, and the service charge reflects it.
Two points to settle on the unit itself. Launch pages describe the 80 larger units as two-bedrooms; resale listings sell units of 735 to 771 sq ft as one-bedrooms with two bathrooms, which is the more likely layout at that size. And the floor count is given as 11 on a portal building guide and 13 in launch material. The title deed and the floor plan of the actual unit settle both.
About the developer
Azizi Developments has been building in Dubai since 2007. Trade-press reports in 2026 carry the company's figure of more than 45,000 homes delivered, including 19 projects and over 10,000 units in 2024, and on DLD data 89.1% of its contracted units were delivered on or before the registered date, with a recorded cancellation rate of 0.0%.
Candace Acacia was among Azizi's first Al Furjan buildings, launched in December 2015 for Q2 2017 and completed in November 2017, about five months late. At nearly nine years old, what matters now is how the owners' association has run it: ask for the reserve-fund balance and any planned major works, since a heated pool and wet areas are where older buildings start to cost money.
For Indian buyers
Ownership and costs. Al Furjan is freehold for every nationality, and the title deed passes at the Dubai Land Department on transfer. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 21,400 on the entry studio.
Remittance and the Golden Visa. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 572,400 all-in cost is about USD 156,000, so one person can fund it in a single year. The Golden Visa needs AED 2 million of property; the entry studio misses by about AED 1.47 million.
Yield and tax. Studio asking rents of AED 45,000 to 60,000, averaging about AED 50,780, are about 9.5% gross on AED 535,000 at the average — above the 6.5% to 8% band Oliva's Al Furjan guide gives for the community. Take off about AED 6,100 of service charge and the net before letting fees is about 8.3%. Asking rents run ahead of signed ones, so check registered leases for the building before relying on that figure. For an Indian tax resident the rent and any gain on sale are taxable in India; the UAE levies no income tax to credit against it.
Pros
- Finished since November 2017 — rent can start at transfer
- Studio asking rents of AED 45,000 to 60,000 are high for the entry price, about 9.5% gross at the average
- One-bedrooms at about AED 1,240 to 1,360 per sq ft are below Al Furjan's AED 1,350 to 1,400 average
- A published service charge, which most Al Furjan buildings in this set lack
- The whole studio purchase fits inside one person's LRS allowance
Cons
- Service charge about AED 16.24 per sq ft, above the AED 12 to 15 typical for Al Furjan
- Nearly nine years old — check the state of common areas and the reserve fund
- Sources disagree on floors (11 vs 13) and on whether the 80 larger units are one or two-bedrooms
- A separate service-charge listing for 'Candace Acacia Hotel Apartments' means some units may carry a different registration
- 236 studios in one building make resale a queue
Who this is for
- Income buyers who want a let studio near JAFZA for about AED 572,000 all in
- Buyers who want a known service-charge figure before offering
- Indian buyers funding the purchase inside one LRS year
- Owner-occupiers who want a one-bedroom near Al Furjan metro below the community rate
Who should look elsewhere
- Anyone after a Golden Visa — the entry studio is about AED 1.47 million short
- Buyers who want a new building with fresh finishes
- Anyone who will not confirm the unit's registration type and size on the title deed first
- Investors who need a quick exit from a studio-heavy building
Our verdict
Candace Acacia is one of Azizi's oldest Al Furjan buildings, and its numbers read like an income building's should. Studios ask AED 535,000 to 610,000 and are listed for rent at about AED 50,780 on average, which is a gross yield near 9.5% on the entry price before a service charge of about AED 16.24 per sq ft. That charge is the catch: it is above the community's usual AED 12 to 15, costs about AED 6,100 a year on a small studio, and brings the net closer to 8%. The building also carries some paperwork noise — two floor counts, two descriptions of the larger units and a separate hotel-apartments entry — which a buyer settles on the title deed rather than on a listing. The one-bedrooms at about AED 1,240 to 1,360 per sq ft are the better choice for someone who will live in them.
A reasonable ready-income purchase at about AED 572,000 all in for a studio, with a published service charge to plan around. Confirm the unit's registration type, size and service-charge rate on the deed and the latest statement, and check registered rents rather than asking rents, before you offer. Not for a Golden Visa, and not for a buyer who wants a new building.

FAQs
What is the price of Candace Acacia?
Resale studios of 376 to 523 sq ft ask AED 535,000 to 610,000, so the entry is about Rs 1.38 crore. Units of 735 to 771 sq ft, sold as one-bedrooms, ask AED 950,000 to 1,000,000. At launch in December 2015 prices started at AED 496,000.
Is it ready?
Yes. It was launched in December 2015 for Q2 2017 and completed in November 2017. Units carry title deeds and can be let from the day of transfer.
How many apartments are there?
316: 236 studios and 80 larger units. Launch pages call the larger units two-bedrooms and put the building at 13 floors; a portal building guide says 11 floors and resale listings sell those units as one-bedrooms. The title deed and the DLD record settle it for any unit you are shown.
What is the service charge?
About AED 16.24 per sq ft a year, which is about AED 6,100 on a 376 sq ft studio and AED 12,400 on a 765 sq ft one-bedroom. That is above the AED 12 to 15 typical for Al Furjan. A separate listing exists for Candace Acacia Hotel Apartments, so ask which rate applies to your unit.
What rent and yield can I expect?
Studios are listed for rent at AED 45,000 to 60,000 a year, averaging about AED 50,780 — about 9.5% gross on AED 535,000 at the average. A 737 sq ft one-bedroom is listed at AED 70,000, about 7.4% on AED 950,000. These are asking rents; check the building's registered leases before relying on them.
Does it qualify for a Golden Visa?
No. The threshold is AED 2 million of property. The entry studio is about AED 1.47 million short and a AED 1,000,000 one-bedroom is AED 1 million short.
What does the 'hotel apartments' label mean here?
A service-charge directory carries a separate entry for Candace Acacia Hotel Apartments, which suggests some units are registered differently from the residential ones. No source names an operator. Check the title deed's property type, because it can affect how you may let the unit and what service charge you pay.
Can an Indian buyer own a unit here?
Yes. Al Furjan is freehold for all nationalities, and the Dubai Land Department issues the title deed in your name at transfer. Funds leave India under the Liberalised Remittance Scheme, USD 250,000 per person per financial year.

Handover Timeline
Azizi launched Candace Acacia in December 2015 with a Q2 2017 handover target and completed it in November 2017, about five months late. The building has been occupied and let for nearly nine years. There is no handover risk; the checks are the title deed, the unit's registration type, service-charge arrears and any tenancy.
Investment Analysis
Why people look at Candace Acacia Al Furjan Dubai for investment is simple — it is in Al Furjan, and this part of Al Furjan has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about AED 535,000 (about Rs 1.38 Cr) is in line with what Al Furjan asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Al Furjan are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Al Furjan is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Handover Risks
As a ready or near-ready building, handover risk here is low — what you see is largely what you get.
Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.
Bank Loan Availability
A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Locality Review
Al Furjan is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

Nearby Landmarks & Connectivity
Connectivity is indicative. Ask us for exact distances and drive times.
The main thing to weigh is this — service charge about AED 16.24 per sq ft, above the AED 12 to 15 typical for Al Furjan. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.
For the long term, Al Furjan has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.
It suits buyers who want to move in soon or rent out quickly, and anyone who wants a home from a trusted builder in Al Furjan.
At around AED 535,000 (about Rs 1.38 Cr) to start, it is priced in line with the Al Furjan market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

About Azizi Developments
Azizi Developments has built in Dubai since 2007. Trade-press reports in 2026 carry the company's figure of more than 45,000 homes delivered, with 19 projects and more than 10,000 units completed in 2024 alone, and on DLD data 89.1% of its contracted units were delivered on or before the registered date, with a recorded cancellation rate of 0.0%. Candace Acacia was among Azizi's first Al Furjan buildings: launched in December 2015 for Q2 2017 and completed in November 2017, about five months late. On a building this age the developer's record is background; the owners' association and its service charge are what a buyer inherits.

💬 Our View

Common Concerns, Answered
Premium projects in Al Furjan do sit higher, but you pay for the builder, location and build quality. Compare the price per sq ft with one nearby project and it usually adds up — we will run that for you.
This one is already ready, so there is no handover wait.
Maintenance is per sq ft per month and scales with amenities. We give you the exact rate up front so it is in your budget, not a surprise.
Resale in Al Furjan stays active on steady demand. A known builder and a good unit make selling later easier.
A Dubai title deed prints one number, the suite area, so there is no loading factor to argue about. Ask us for the exact suite area of the unit you like so you compare like for like.
Yields here are modest but steady, helped by nearby offices and schools. If rent is your goal, we will point you to the units that lease out fastest.

Final Verdict
A reasonable ready-income purchase at about AED 572,000 all in for a studio, with a published service charge to plan around. Confirm the unit's registration type, size and service-charge rate on the deed and the latest statement, and check registered rents rather than asking rents, before you offer. Not for a Golden Visa, and not for a buyer who wants a new building.
