The market in Shaista is thin: Property Finder showed about three studios and four properties in all for sale when we checked. The cheapest, at AED 560,000 for 413 sq ft, works out near AED 1,356 per sq ft — level with the community's AED 1,350 to 1,400 average. The top of the range, AED 680,000 for 385 sq ft, is about AED 1,766 and would need a strong floor or view to justify it.
A Bayut snippet showed studios at AED 420,000 to 450,000 against sizes of 1,377 to 1,410 sq ft, which cannot both be right for a studio; we have not used it. With so few live listings, the building's recent DLD transactions settle the value — pull them on the Dubai REST app or Bayut's transaction page before offering.
Payment plan and total cost
This is a ready resale, so there is no developer plan: you pay in full at transfer, in cash or with a UAE mortgage. At launch Azizi took a 5% down payment and 20% during construction, with a 50% DLD fee waiver — none of that passes to a resale buyer. Worked on the AED 560,000 entry studio:

Location and connectivity
Al Furjan sits in the Jebel Ali district between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. Al Furjan metro station, on the Route 2020 branch of the Red Line, opened in 2021, the year Shaista was completed. Jebel Ali Free Zone is about 10 minutes away and supplies most tenants; Ibn Battuta Mall is 5 to 10 minutes and Dubai Marina about 15.
Azizi has a cluster of buildings here, so a Shaista owner lets and sells against Azizi stock on the next plot. Amenities and specifications
Agency pages list the usual Azizi mid-rise package — a pool, a gym, a children's play area and parking — with retail at ground level. Sources disagree on that retail: one gives 7,100 sq ft, another 71,000 sq ft. For a 15-storey residential building the smaller figure is the more likely, but walk the ground floor before counting on shops downstairs.
What "serviced" means for a buyer here. Azizi sold Shaista as fully furnished serviced residences, with four years of free service charge as a launch incentive. None of the sources checked names a hotel operator, a management contract or a rental pool, and the building's 103 recent leases are ordinary tenancies. For a resale buyer it is a furnished residential building; any furniture still in the unit is the seller's, about five years old, and part of what you negotiate.
About the developer
Azizi Developments has been building in Dubai since 2007. Trade-press reports in 2026 carry the company's figure of more than 45,000 homes delivered, including 19 projects and over 10,000 units in 2024, and on DLD data 89.1% of its contracted units were delivered on or before the registered date, with a recorded cancellation rate of 0.0%.
Shaista sits on the other side of that ledger. Construction began in August 2016 against a Q1 2018 target and ended in March 2021, when Azizi announced the handover. The later record is better, but Shaista is the reason to read any Azizi date as a target and to ask for the SPA completion clause on a newer launch.

Ownership and costs. Al Furjan is freehold for every nationality and the title deed passes at the Dubai Land Department on transfer. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 22,400 on the entry studio.

For an Indian tax resident the rent and any gain on sale are taxable in India; the UAE levies no income tax to credit against it.

Shaista is a finished, mixed building that took five years to build, and today that history matters less than the rate. The entry studio at about AED 1,356 per sq ft sits at the Al Furjan average rather than above it, and with 124 one-bedrooms and 23 larger homes the building is less of a studio queue than some of Azizi's neighbours. The serviced label came from the launch: furnished units, a DLD fee discount and four free years of service charge, none of which a resale buyer inherits except the furniture.
